I booked a rental property and, within an hour, cancelled it due to the straight up and down ladder to the loft where 4 beds were, and traveling with 6 elderly people (ages 68-86). It appeared to process on my end, but after a couple of days, I had not received my deposit back, so I checked, and Evolve said they did not get the cancellation. Checking online, this seems to be a theme that people cancel within the timeframe, but Evole does not have it in their system. Seems like they have a block on their end just so they can steal your deposit. DO NOT Book with this organization. I was told by Tanziel that she could not manually override for me to get my refund back, but to contact Airbnb, which could help process it. I did - but Airbnb has to confirm with Evolve, and then Evolve says - tough luck - we are keeping your money. NO resolution. I think there are enough people scammed by Evolve that a class action suit is in order.

I am writing this to warn other families and to provide feedback to Evolve regarding what appears to be a significant gap in their accountability. My experience suggests that Evolve’s current structure allows homeowners to hide behind a corporate interface, avoiding responsibility for property conditions and host conduct.
The Property Standards:
After a 14-hour drive with three children, we arrived at a Crystal River, FL property that was not as advertised. Despite the "non-smoking" listing, the home had a pervasive tobacco stench. The air quality was so poor that my family woke up feeling physically unwell.
The Safety Issue:
The most distressing part of the stay was the homeowner. When we attempted to leave the next morning, the homeowner used her car to physically block our vehicle in the driveway, demanding a walkthrough while secretly recording us to manipulate our claim with Evolve.
The Corporate Barrier:
When I sought a resolution, I found that Evolve functioned more as a shield for the homeowner than a support system for the guest. The support team abruptly "closed my case" and stopped communicating after labeling my request for a full refund "inappropriate." It is disappointing that a corporation would prioritize a $585 commission over the safety and health of a family.
Conclusion:
Evolve needs to stop allowing homeowners to hide behind their corporate name and start enforcing the sanitation and safety standards they market to the public. I recommend that families look elsewhere for a company that takes guest protection seriously.

Evolve’s response proves they have zero interest in the reality of the guest experience and are only focused on damage control and keeping my money.
Verification
Evolve claims I didn't give the owner a chance to verify my concerns. This is false. It is almost like they didn't even read the review above. I was physically blocked in the driveway by the hostile homeowner who recorded us without our consent and demanded a walk-through. Evolve is currently in possession of the footage recorded without our consent.
The refund was partial and involuntary
We initially tried to push through for the sake of our children, but the air quality made us physically ill. Evolve didn't process a refund out of goodwill. They kept the money for the night we spent getting sick from the state of the home.
The Airbnb fee
Evolve is trying to pass the buck by telling me to chase Airbnb for the service fees. If Evolve had vetted this property correctly in the first place, I wouldn't be in this position. They should be taking ownership of the full refund instead of making me do the legwork for their mistake.
Evidence and Accountability
Evolve’s investigation is a corporate script designed to deflect from the fact that they are hosting a property that violates Florida sanitation and privacy standards. I am still seeking a full refund for this traumatic experience and the BBB is involved.
I repeat: AVOID rentals on all platforms—Vrbo, Airbnb, and others—that involve Evolve. Their corporate offices are based out of Denver, Colorado but they have standardized corporate negligence spread across the country.

Family attempted to contact Donna the realtor and got no response by phone, and unhelpful response by email. Contact with Angie the cleaning lady also did not address issues. Finally after 2 days a plumber was sent and a bar of soap was found lodged in toilet. My family cleaned the property themselves and washed the rugs. Overall property was in unkempt condition for one that is supposedly on the market. Did not appear to be actively marketing the property. I would not list my property with Donna.

Unfortunately I chose to cancel our reservation for a property in Breckenridge this past weekend through Evolve Travel, due to the melting snow and reports of poor skiing conditions. Even though my “trip hub” screen on the Evolve website with my reservation details clearly stated that cancellation received prior to 48 hours of check-in would receive a full travel credit from Evolve, they will not stand behind this statement. I have spent hours on the phone with Evolve, placed on hold over and over, waiting for a “supervisor” or “manager” to take my call only to be told no one is available to speak with me. Over and over. So many calls, so much time spent going in circles. Evolve states that their credit policy changed in February and they no longer issue travel credits. Yet my screen still had that statement up until the day I canceled my reservation on 3/30/26. The same property I booked still has a note that “most trips qualify for free 48 hour cancellation “. I was told today in no uncertain terms that Evolve will not issue a travel credit, and then they hung up on me. I am not asking further anything that was not stated clearly on their website for my reservation. Just a travel credit that I would plan to use in December/January. This is simple customer service 101, of which Evolve is clearly terrible at. *DO NOT USE EVOLVE TRAVEL FOR YOUR TRAVEL NEEDS. Their customer service is horrible and they do not stand behind their stated policy.

The rooms are clean and well appointed. The Keurig coffee makers are a nice touch over the traditional crappy hotel drip coffee. The restaurant is good and the bar serves up a multitude of tasty drinks. The house bourbon is a good choice as well.

My experience was awesome with this stay in East Clearwater, Florida. The only thing I would suggest is handicap bars in the shower and better cable service for the TV streaming is very difficult to manage but other than that it was an awesome stay.
