If I could give zero stars, I would. I’ve had mortgages throughout my life, and this is by far the worst experience I’ve had with a financial institution. I regret taking my broker’s advice to go with this so-called “bank.”
The issue began when they failed to pay my property taxes on time. I contacted their property tax department via email, and in response, someone from the bank called me. The call was unprofessional from the start — there was a lot of background noise, and it sounded like I was on speakerphone. I could barely understand him.
To make things worse, the representative blamed me for the late tax payment. The situation stemmed from the bank using an incorrect tax amount, which led to arrears and a penalty — all because of their mistake.
As I tried to explain, he continually interrupted me, insisted it was my fault, and refused to actually listen. I had submitted the property tax assessment as required under my mortgage agreement, but that didn't seem to matter. The third time on this call with loud background noise, the rep on speakerphone, and people talking in the background. The lack of professionalism and accountability is beyond frustrating.

I had to take 2 weeks off work for an injury called them to skip only 2 weekly payment they basicaly told me to f..... off even though I asked before signing with them a few months ago if it was possible to skip some payments in case of injury or family crissis they told yes no problem, we are here to help you but when it was time for me to get help they dont.
They are rude they hang up phone in your face many times
And when you miss a payment they charge you 50% charge which is highway robbery
Thank God I only took a 1 year mortgage I will definitely change next year and never ever recommend them to anyone I will actually warn people to not chose them

My wife went into kidney failure and required immediate dialysis. I had to take some time off of work and lost pay. I needed help with my mortgage payment. I was only 26 days late and they sent it to legal accumulating an additional $1,000.00 in fees. They literally only gave me ONE business day to come up with the funds or they would add on additional fees. In all my years of having a mortgage and dealing with many institutions have NEVER came across this type of treatment.

Please anyone reading this do not deal with this bank. They are completely predatory they were dishonest with us from the get-go and have done nothing but collect every extra penny from us if God forbid we are late on a payment. Terrible customer service just extremely awful experience.

DO NOT by any means use this company if you absolutely do not need to. Unfortunately we needed to and have been paying for it (literally) ever since.
They charge $250 as a late payment fee/nsf for asking to wait 1 extra week to make the payment (even after having been with them and in good standings for years) plus $100 for a processing fee! They do not want to work with you like they say they want to. They as any other company only care about the money!!!!
They want to pay the taxes on your behalf because they charge 24.9% on the escrow account. This year I paid 11300 and our taxes are 8500!?!?!
When asked about the fees they arrogantly said that is the policy.
They are very arrogant and you need to ask all kinds of questions when inquiring about all hidden fees, they charge 500$ a year for the account?!?!? Then when asking certain questions the literal response from the customer service was “that’s just how we work our company” AVOID THIS LENDER!!!!!!!!!!!

i have no option to cover the property tax in my mortgage contract. haventree charges me $100 to manage my tax , they collect more then i have to pay due to adidtional grants i get. now i have a notice from property NOTICE OF FORFEIT

Terrible bank to deal with so many hidden fees will never use them again check the small print what a rip off of a bank lender you asses cost me a lot of money if I could I would give you a - 100 review

I am giving 1 star because I cannot give 0, we applied for a mortgage and were approved. House appraisal was great and 4 days before closing they pulled 60k off our deal and tried to say workplace was not "guaranteeing work hours", which was not true, I have worked for a government union job full time for over 12 years and my LOE stated such. They would not disclose "who" they spoke with nor who made the call. Then they magically said the same about my husbands work place, which also is a UNION job, we both launched investigations in our HR departments and NO CALL WAS EVER MADE! I am grateful to never do business with this corporation, they were gauging us with fees. Forced us to look elsewhere and are happily closing tomorrow with another FI. They also told my broker to tell me, "Make sure to not call them", when a HR rep from my workplace offered to call and clarify any questions they had about my employment. They enjoy having you disclose all your financials and personal information and will still try to find something against you. They even tried to use my Mat leave T4 from 3 years ago as income for the approval Vs what my real pay is as I have been back to work for over 2 years and generated 2 years worth of T4 full-time pay statements. It's a joke of a bank if you even want to call them that.

Faster services High recommended, Haventree bank the best of the best. We Got Approval after struggling with others banks.

Total miscommunication!! I am selling my home so was suggested to do an open mortgage. I said yes, but did not tell me about the extra 10% I would’ve had to pay now can’t afford my mortgage.!!

The lady was nice east to renew been with this company for years I should of been offered a better interest rate cause to extend I would have to do all the paperwork again just to extend me being a client for so long it shouldn’t of been a problem extending without having to go thru all that and I haven’t missed not 1 payment

Diana was so kind and helpful. She explained everything to me and answered my questions promptly.

I hope that I can continue to deal with Haventree for my new home.

I have had great experience with this bank with my mortgage. At first the application was very lengthy and detailed, after that, it is operating just like any other banks, and the customer service is impresive, thank you guys!

The contact with our representative was great, she gave us the time to see if rates would change ,and helped to advise us and explained all of our options. When ever we called or email we had info or direct contact with her within that day,and was always plesent
