timeshare promotion
I had a very disappointing experience with Hilton Grand Vacations. About a year ago, while staying at the Hilton Downtown in Chicago, I was approached with what was presented as a special “anniversary deal.” It sounded like a great offer at the time, so I agreed and paid around $400.
However, months later, I discovered that this “deal” required attending a timeshare sales presentation—something that was never clearly explained upfront. Had I known from the beginning that this was essentially a timeshare promotion, I would not have agreed to it.
When I realized I wouldn’t be able to take the trip, I contacted customer service to cancel. The interaction was frustrating. The representative seemed clearly unhappy about my cancellation, and when I asked for an email confirmation, they abruptly hung up the phone.
Overall, the experience felt misleading and unprofessional. Transparency from the start would have made a huge difference. I would strongly advise others to ask detailed questions before committing to any similar offers.

On a VIP package that I paid $1800 for it I called them many times to make even off-season reservation 8-9 months out, every time they said it is fully booked!!! I regret getting this so-called VIP package and am very disappointed with Hilton all together.
They are scammers and don’t give you all the details and don’t keep the promises given in the Initial phone call.

We didn’t buy Into the timeshare bc we caught them in the presentation on promises we knew were not true.
Thank God we didn’t bc we can’t even get a straight answer and all we get is a runaround on getting our cruise booked.
BUYER BEWARE
BUYER BEWARE. they can say whatever they want, what’s in the contract is what matters. Points lose value. You can get your own air BNB or hotel for the cost of the maintenance fees alone which go up every year. When you “buy” a time share, you are donating $$ to Hilton. You are committing to vacation with Hilton. In return, your points lose value, you don’t get to book where you want, and what they show you in the timeshare presentation is NOT what you get - it is bait & switch. You have to pay reservation fees, change fees. It’s such a HORRIBLE waste of money. You could never refer to this as an investment. It’s designed for people who can’t do math. Unscrupulous, unethical, smoke & mirrors, reps lie. If it’s not in writing, it’s a lie. Too many moving parts. They are selling you a dream to take a vacation. You can do this without Hilton. Save money, go on a cruise instead. See the world: No thinking, No planning, all entertainment & all you can eat high end food is built into the price with our favorite way to vacation: Royal carribean. There is no way to travel cheaper without sacrificing quality. Timeshares are for suckers.
Poor Experience and No Response to Complaint
We recently stayed at the Kenmore Club (13th–17th April 2026, Lodge 58), part of Hilton Grand Vacations, and unfortunately had a very disappointing experience.
We had stayed the previous year (Lodge 27) and had a really positive visit, which is why we chose to return. However, this stay was a significant decline in both the condition of the accommodation and overall experience.
The lodge itself was poorly maintained and below the standard expected for the price paid. There were multiple issues including a shower with no controllable temperature (only tepid or cold), exposed wiring on the heated towel rail (a clear safety concern), carpets lifting and exposing gripper rods and nails, and visible damage such as holes in the kitchen worktop and bedroom doors. Cleanliness was also lacking, with dirty windows and balcony, a sticky handrail, an unpleasant smell from a cupboard, and items left uncleaned.
In addition, we were allocated a lodge directly beside a children’s play park despite travelling as a couple, which significantly impacted our ability to relax.
However, the most disappointing aspect has been the complete lack of response to our complaint. We have made multiple attempts to raise these issues via email, including using alternative contact details provided, but have received no reply whatsoever.
For a company of this size, the lack of communication and failure to acknowledge a formal complaint is unacceptable.
Overall, this experience did not reflect the standard expected and has significantly impacted our confidence in booking with Hilton Grand Vacations again.Based on both the stay and the lack of response, we would not currently consider booking with Hilton Grand Vacations again.

Bunch of lying cheating thugs ! Pyramid selling scheme - they corner you at hotels when you check out, big promises. When you have paid, then they make it so difficult to book ! We were told we could go to any of their properties - YOU CANT ! Their teams will not answer why. Such rude staff, will cut off the phone when you ask why. Call our sales team is the answer !
Be careful of the Hilton Vacation Packages
I purchased a package back in May 2025 while staying in Myrtle Beach, The normal spill to get you to sign up and pay your money. Now here it is I am trying to use my package and NOW all of the sudden I was told my FICO score was to low and they will be refunding me. This was just the most confusing experience to have dates together to get ready to book and then the audacity to be told this.
Cromer Country Club
We stayed 5 nights early in March with friends as members of HGV (Diamond Resorts) at their Cromer Country Club.
The staff were courteous and helpful.
We were booked into unit 82 which is a 3 bedroom villa.
The accommodation was clean and comfortable but in need of some improvement.
The main problem we encountered during our stay was the smell of sewage in the wardrobe room attached to the master bedroom which we noticed is located above the downstairs bathroom.
Fortunately, we were able to avoid the smell of rotten eggs by keeping the door to this room closed.
Other problems were:- a leaking toilet brush holder and a chipped bath in the downstairs bathroom, two large chips in the upstairs bathroom washbasin and worn-out replacement towels provided mid stay.
DO NOT BUY!!!

I recently went through one of the most frustrating customer service experiences with Hilton Grand Vacations while trying to book my Las Vegas tour. What should have been a simple process ended up taking more than three hours across multiple calls because every time I spoke to someone, something got messed up again.
Each representative reassured me that everything was fixed and that there would be no charges on my credit card. But every time, I still ended up seeing a charge appear. Then I had to call back, explain the whole story again, wait on hold, and have the charge reversed. Just when I thought it was finally sorted out, another issue showed up. It was exhausting and honestly unbelievable for a company under the Hilton brand.
This whole ordeal makes me question what the actual trip experience will be like when I go for the timeshare presentation in Las Vegas. If booking the trip is this chaotic, it doesn’t give me much confidence in what’s ahead. I really hope Hilton Grand Vacations takes this kind of feedback seriously because this level of service is far below what anyone would expect. It’s been stressful instead of exciting, and that says a lot about how much improvement is needed.
Hilton Grand Vacations is a scam
Under no circumstances should have one waste their money by buying into Hilton Grand Vacations timeshares. We were misled and feel that we poured almost $25,000 down the drain. Don’t make the same mistake that we did.. avoid Hilton Grand Vacations and avoid Hilton in general for not backing up the products that they put their name behind.
Investment is worth $0, waste of time and money
They do not care about you. They want to rip you off. If you do not have $35,000 to drop right now, the maintenance fees will cost as much or more than what you would spend on a hotel, and you will be forced to only use Hilton properties because they have all of your money. Not fair that they are allowed to exist. 0 resale value. You would not buy a house or a car to turn around and have to beg the previous owner for months to pay them hundreds of dollars to give that car/house back to them. It does not make sense. It does not serve you. You do not matter to them. There are some nice people, but that does not change the fact that this company is a scam. Do not do it please.
Extremely Disappointing Experience and Lack of Compassion in an Emergency
My recent experience with Hilton Grand Vacations Club Anderson Ocean Myrtle Beach was extremely disappointing and unfortunately left me with a very negative impression of both the property and how Hilton Grand Vacations handles customer situations.
First, the condition of the property itself was not what I expected from a Hilton-affiliated resort. The hotel appeared worn and run down in several areas, and the surrounding location did not feel particularly safe. This was surprising given how the property and vacation package were presented.
However, the most troubling part of my experience involved how Hilton Grand Vacations handled a personal emergency. During my stay, my dog became seriously ill, which required me to immediately arrange a flight home. As a pet owner, this was a stressful and urgent situation.
When I contacted Hilton Grand Vacations to explain the circumstances, I was hoping for understanding, flexibility, or at least some reasonable accommodation given the emergency. Instead, I was told there were no options available and that I would still be charged $199 for the vacation package, despite having to leave unexpectedly and despite the additional travel costs I had already incurred to get to Myrtle Beach.
The interaction felt extremely rigid and transactional. For a brand that promotes hospitality and guest experience, I expected a level of empathy and customer care that simply was not demonstrated.
Many of my colleagues have always spoken highly of the Hilton brand, which made this experience even more disappointing. Situations like this are when a hospitality company has the opportunity to demonstrate its values.
Unfortunately, this experience has left me with a bitter impression of Hilton Grand Vacations and the way guest concerns are handled during genuine emergencies. I sincerely hope Hilton reviews how situations like this are managed so that future guests are treated with greater compassion and flexibility.
SCAM
First impression of the guy looked is that he looked very shady. But I have him benefit of the doubt. He asked us how we felt, we told him we didn't have the money but may consider it in the future, he continued to push us for the $10,000 and to put it on a credit card. This alone was enough for me to not want to support them, but then we were offered a $500 discount card for hotels or to get our $40 deposit back in the mail by check. Which we told them we wanted our $40 deposit in the mail back, he verified our address and 2 days later, we got the $500 discount card in an email.
They are liars and scam artists and we will be looking at pursuing small claims court against them for false advertisement and fraud.

Incentives and Promotional Stays
2-night Odenza sta(presentation incentive)
This stay was offered as an incentive to attend the presentation. At no point were we informed of the significant availability limitations or additional taxes and fees. Despite multiple attempts, this stay was unusable, as it was never available on dates we could reasonably travel.•
Credit card: worth $1800 in savings, I told him that we are canadians he said yes you can still apply, but turned out it’s only for USA citizens
6-night / 1-week Odenza getaway (same offer)
After concerns were raised about the initial representations, we were offered a 6-night stay, later referred to as a 1-week getaway. This was the same offer, not an additional benefit. As with the 2-night stay, the availability restrictions and additional costs were not clearly disclosed, making this offer unusable.
Goodwill gesture: Dubai or Las Vegas
We were verbally offered either four nights in Dubai or six nights in Las Vegas as a goodwill gesture, and the representative provided a direct contact number. When we later discovered an 18-month expiry period, communication became difficult.
When contact was eventually re-established after posting on social media, we were informed that the Las Vegas option was permanently discontinued and that Dubai was no longer available due to business conditions. These options were then replaced with the same 6-night / 1-week Odenza getaway already described above.
Points Validity and Usage Constraints
We were advised that points are valid for three years and can be carried forward for an additional three years. In practice, the program requires points to be used within restrictive timelines, or they expire. This differs from the flexibility that was emphasized during the sales process and has created ongoing pressure to use points regardless of actual travel feasibility.
Destination Changes
The primary reason for our purchase was the ability to travel to Mexico. This destination was later removed from the available options. It was not disclosed at the time of purchase that destinations or point requirements could change without notice, which materially affected the value of the program for us.
Availability Concerns
When attempting to book through the VIP helpdesk, we have repeatedly been advised that selected properties are fully booked. However, the same properties and the same room types have been available for the same dates through the official Hilton website and other booking platforms. This discrepancy has significantly limited our ability to use the program as intended.
Value of Remaining Options After Mexico Removal
Following the removal of Mexico, the remaining VIP options are largely limited to U.S.-based properties that do not reflect the level of value presented during the sales process. Comparable or higher-quality accommodations with similar or better amenities are readily available through standard Hilton channels or other major hotel brands, often at a lower overall cost and without the need to plan travel many months in advance.
Overall Experience
This purchase was made based on representations of flexibility, premium access, and a stress-free travel experience—values closely aligned with Hilton’s promise of “making every stay better.” Unfortunately, the combination of unusable promotional stays, restrictive point usage timelines, destination changes, and limited availability has resulted in an experience that has not met that expectation and differs materially from what was presented at the time of purchase.

WE GOT BEHIND IN MAINTENANCE FEES ALSO CHARGED EXTREME LATE FEES . I BEGGED THEM TO HELP US . THEY DIDN'T CARE . I ASKED IF WE COULD GIVE IT BACK BECAUSE WE CANT SELL IT. NO ONE WANTS YO BUY TIME SHARES NOW BECAUSE OF ALL THE WAYS THEY FRAUD PEOPLE. WE GOT A LETTER FROM HGV AND THEY SAID THEY WERE FORCLOSING ON IT . DIDNT KNOW YOU COULD FORCLOSE ON A PROPERTY THAT WAS PAID FOR IN FULL . JUST BEHIND IN MAINTENANCE FEES. WE HAVENT HERAD BACK AND DONT KNOW WHERE WE STAND. BOTTOM LINE . DONT BUY TIME SHARES. THEY RIP YOU OFF WITH MAINTENANCE FEES LATE FEES . SHAME ON THE LIARS THAT SELL THEM.

Sale people at great wolf lodges make it sound so quick and simple. 400 bucks you get 4 day vacation at any listed place, no issue. Sale person sold me a package over the phone days later. Didn’t mention non refundable, and he forged my name because apparently I signed saying I understood it was non refundable.Also, never was told I had to attend a timeshare session for 2 hours during the vacation 20 mins away or they will charge me regular package price. Fighting to get a refund. Customer service have attitudes and gave me a scam number to call to check up on refund. Also was told it was good for 18 month but was actually 12 months. Avoid!
