Home Surveying carried out a Level 2 survey on our house but failed to identify a significant inward tilt in the front wall, which was subsequently measured by a structural engineer at approximately 1:70. The engineer’s report stated that tilts of around 1:200 to 1:250 are generally noticeable to the naked eye, meaning the tilt at our property was approximately three times steeper than this threshold. I was disappointed that such a significant and apparently visible feature had not been identified or commented upon in the original survey.

When I raised a formal complaint, I was disappointed by the response. There was no acknowledgement or apology for the omission. Instead, the company focused on the fact that the structural engineer considered the movement unlikely to affect the house’s structural integrity. In my view, that misses the point: I paid for a professional survey and expected significant, visible features of the property to be identified and reported, regardless of whether they ultimately proved structurally dangerous.

A separate issue concerned two substantial concrete lintels that we later identifed immediately adjacent to the loft hatch (the loft was not boarded at the time of survey). These were not mentioned in either survey, despite being clearly visible above the insulation from the hatch. When I raised this, Home Surveying pointed out that the structural engineer had not mentioned the lintels either. The engineering firm, on the other hand, offered to revisit the property free of charge and amend its report following further inspection.

Overall, I found the original survey disappointing and the handling of my complaint particularly unsatisfactory. When spending a significant amount of money on a professional survey, I expect thoroughness, accountability and a constructive response when concerns are raised. Unfortunately, that was not my experience.

Survey and report was done quite quickly and very informative,great service and very reasonably priced.

They found cracking in the chimney on a home i intended to buy which may potentially cost a lot of money if i hadnt been shown this i would have bought the property at a massive loss so it was absolutely worth doing

Initial valuation was quite high but Peter put in a lot of effort to rectify this and ensure a more accurate figure was reached.

Had a survey done on 15th July, it is now 27th July but no report has been sent, spoke to the office on 24th with a promise to get the report and call me back, no report, no return call.

The survey was done quickly at a very good price. When I received the report it was extremely detailed on the level 2 survey. I was happy with the communication and would highly recommend to anyone buying a house as they are very reliable.

I could not recommend this company.
For starters the valuer got the report wrong, even though they state the do help to buy valuations and know the criteria she listed 3 properties not sold yet. So h2b rejected it and it needed to be done again, when she finally did it again she didn’t get it signed by a RICS valuer again this was stated in the h2b criteria which she was very well aware of. And imo she over valued the property as she just copied other houses which are at very different levels of work done trier an exterior states. A lot of stress anxiety and chasing up. Made several complaints and emails and was offered £50 back in refund. If you’re saying you provide H2B valuations then you should know you need to meet the criteria and provide this.

Having never met Matt in the flesh I can only go by the results of the survey of our next home. What an excellent survey, talk about in depth, all his comments were easy to assimilate plus the great photos of all the things he inspected. We couldn’t believe how thoroughly he went through the property. We would most definitely recommend him to anybody wanting a surveyor.
