I have been dealing with Kove Properties since August 2025. My first couple of calls were excellent. Within days, a property had been found, the numbers looked good, the deal pack was sent and everything seemed to be moving quickly.

The first property fell through in December. These things happen, so we moved on. Another property was found and again things initially looked positive, with solicitors, searches and the mortgage progressing. Unfortunately, this purchase also fell through in March 2026. Again, I accept that these things are outside anyone's control.

April 2026 was when the cracks really started to show. By this point I had paid my full fee to Kove. I was being encouraged to increase my investment because properties were apparently not available within my agreed budget. This was not something I wanted to do.

I was then sent a deal which initially looked reasonable, but when I checked the figures myself, costs such as insurance had not been included. Management was shown at 5%, but I was not told this would increase to 10% after the first year. This made me question the information I was being provided with. I was told deals could be reviewed together in detail, so I continued.

I was also advised that a refund was not an option and I had to proceed or lose the money. I accept that this was their position under their terms and conditions, although it was frustrating.

On 28 May I was finally sent another property. I was given only a few lines on WhatsApp outlining rental income, expected ROI, refurbishment costs and cash flow. I strongly recommend researching any vendors Kove recommends. In my experience, they were significantly more expensive: solicitors were approximately £500 more, the mortgage broker £1,541 more and the survey around £200 more. Check the terms carefully and understand whether any commissions are received for using recommended suppliers.

The property itself initially looked good. I accept responsibility for not specifically requesting a full deal pack before proceeding, as I had received these on previous deals. However, I did not receive the deal pack until 24 September 2026, 22 days after completion.

The survey identified some damp, which had been factored into the refurbishment budget of £8,016. I wanted to wait for Kove's approved contractor to confirm the refurbishment costs following the survey before spending further money. However, on 26 June Victoria advised me that it would not be a problem and to proceed with the purchase.

The contractor's quote subsequently came back at just under £9,000, despite the contractor finding no damp. I questioned why the quote was still above budget if the damp issue had not materialised.

At this point I began dealing with Natalie, who handles property compliance. Around £3,000 of the quote was for handyman work, including timber batons above windows, installing a fireplace and adding extra sockets throughout the property. I explained that I would remove anything I could reasonably do myself.

Natalie told me that because the property was in a selective licensing area, certain works were required, including a specific number of sockets in every room, ventilation and a metal consumer unit. This was the first I had heard of the selective licensing requirements.

I contacted the council directly and found that a number of the things I had been told were requirements were not actually requirements in the way they had been presented to me. I forwarded this information to Natalie but, so far, it has not been addressed. I have also requested some form of acknowledgement or apology. The last time she read my WhatsApp was 6 August.

I have found it extremely difficult to get a second opinion on the refurbishment quote or guidance on the licensing requirements. Despite paying for a hands-off investment service, I now feel I am having to deal with many of these issues myself.

I was also shocked to discover that the selective licence costs £595 and expires in March 2027, potentially meaning another approximately £600 shortly afterwards. Combined with the additional work I was told was required, this has significantly affected the projected profitability.

Overall, my experience started very positively but has become increasingly frustrating. If you are considering Kove, I would strongly recommend independently checking the figures, supplier costs, refurbishment quotes and licensing requirements rather than relying solely on what you are told. If you want a genuinely hands-off investment, make sure you are comfortable with the costs before proceeding.

I would strongly advise anyone considering using Kove to think very carefully. My experience with them has been incredibly stressful, costly and ultimately left me feeling completely let down.

I originally engaged Kove to source an investment property in 2023. Under the terms of our agreement, I paid an initial deposit, with the remaining balance of the £3,960 sourcing fee only becoming payable once an offer on a property had been accepted.

Kove told me they had secured a property and my offer had been accepted. I was asked to pay the balance of the sourcing fee so that the Memorandum of Sale could be sent to me. Trusting what I had been told, I paid in full.

I then spent two weeks chasing them for the Memorandum of Sale on an almost daily basis, repeatedly being told it was “coming”. Eventually, I contacted the estate agent directly, only to discover that the property was still on the market and that they had never received an offer from Kove, let alone accepted one. Kove had lied to me and I was therefore tricked into paying the balance of the sourcing fee.

I requested a full refund, which was refused. One of the directors told me a refund was not possible and instead said they would source another property. Being very inexperienced and feeling that I had little choice, I reluctantly agreed.

Eventually, another property was found. By this point I was heavily pregnant, so for ease I accepted Kove’s recommendation to enter into one of their serviced accommodation agreements, believing it would be the simplest option.

The tenancy itself passed with relatively few issues, other than Kove being difficult to contact and compulsory checks not being arranged when they should have been.

The biggest problems arose when the property was due to be returned to me in March 2026. It was handed back in a completely unacceptable condition - dirty, damaged and with items missing, including a large fitted wardrobe door that cannot simply be bought off the shelf.

It has now been over four months of trying to get Kove to fulfil their contractual obligations. While some of the smaller issues have been partially addressed, the major and more expensive damage remains unresolved. I have been repeatedly promised either a replacement wardrobe door or financial compensation, but neither has materialised. Since May, both directors of Kove, along with the serviced accommodation company they partnered with, have stopped responding to my emails and messages altogether.

As a result, I have been left out of pocket, with outstanding repairs to fund myself and no meaningful communication from the company.

This has been an extremely disappointing and stressful experience from start to finish. Based on my experience and the way I have been treated, I cannot ever recommend Kove.
