I have dealt with this company twice, so this review is based on on my experience. Their priority is to payment rather than delivering a level of service that reflects their ridiculous sourcing fees of £7500. The figures they present in their deal sheets are often overstated and does not always reflect the reality. They make their so called deals appear considerably more attractive on paper.

FIRST PROPERTY
The purchase price and rental income had been overstated - Anything to make them sell their so-called deals. I only had to carry out some basic due diligence myself, before I found there were missing paperwork which ultimately led me to renegotiate the price. It seriously begs the question: what exactly is the £7,500 sourcing fee paying for? Is it simply a case of taking a property from a vendor, dropping it into an orange template, and attaching inflated figures to make the deal appear attractive to investors?

The renovation quotation was another major red flag. I was presented with a five-figure quotation for a relatively straightforward work on a two-bedroom property - replacing carpets, changing doors and redecorating. Quite frankly, I was left feeling that they were attempting to exploit me and simply trying to extract as much money as possible. Thankfully, I decided to obtain a second quote from an independent contractor, and the difference was staggering. The new contractor was able to carry out substantially more work for approximately three-quarters of the amount I had originally been quoted. The moment I made it clear that I was no longer prepared to use them for the refurbishment, I was suddenly bombarded with calls, felt like a textbook sales tactic

SECOND PROPERTY
Long story short, the property was valued at £0 by the first surveyor, while a second lender’s valuation came in approximately £45,000 below the agreed purchase price. I then attempted to renegotiate the purchase price based on the valuation, but the vendor refused to reduce the price.

I was given the option of putting additional cash or having the company source a replacement property. As the original deal was no longer financially viable, I chose the replacement-property option. I was subsequently offered a few replacement properties, but they were simply not comparable to the original property I had agreed to purchase. Most were in poor condition, less desirable locations and, failed to meet my investment criteria or make financial sense. I was eventually told that I MUST accept one of the replacement properties or apply for a refund.

I WAS NOT PREPARED TO BE PRESSURED OR COERCED INTO BUYING A PROPERTY THAT DID NOT MEET MY INVESTMENT CRITERIA OR MAKE FINANCIAL SENSE, SIMPLY SO THEY COULD CLOSE THE MATTER AND GET ME OFF THEIR BOOKS. THAT IS NOT HOW A PAYING CLIENT SHOULD BE TREATED. WHEN NO GENUINE, FINANCIALLY VIABLE REPLACEMENT WAS PROVIDED, REQUESTING A REFUND WAS THE ONLY REASONABLE OPTION.

The company subsequently offered a partial refund, initially proposing only around £1,600 from the more than £7,000 I had paid. Given that I did not withdraw from the deal, I fund this unacceptable. WHO WOULD BUY A PROPERTY THAT DOES NOT MAKE FINANCIAL SENSE? I paid for a professional sourcing service, not to be pressured into accepting an unsuitable investment. I gave the company every reasonable opportunity to resolve this matter directly, but they chose to dig in rather than address my concerns. I genuinely hope my experience serves as a warning to others. No reputable business should leave paying customers feeling exploited

Chris is a fantastic concierge. Always lovely conversation when he's in. He's easy to chat to. I think he knows everyone in the building by name (including all the dogs of the building). Our dog loves Chris, he always gets upset when we go for a walk and he doesn't see Chris behind the desk. Chris keeps dog treats on him, he's friends with all the dogs in the building. When we're on holiday, if we get any parcels that come in, Chris makes sure to check that they stay safe in the parcel room until we're home. He's brought heavy parcels right up to our flat when he knows we're in.
Chris is incredible at his job and brings such a positive energy in the building. It wouldn't be the same if he were to leave, we're lucky to have him work here.

I’d like to say a huge thank you to the team at NPP for all of their help and support throughout the process of buying my first home. The whole experience was made so much easier thanks to their guidance, communication, and professionalism.

Under NO CIRCUMSTANCES deal with this company. I
fell for their marketing after following for a while on social media. Please do not lose your hard earnt savings!

I was robbed of £6,500+VAT by NPP. I am now aware the average sourcing agent in the NE & NW charges half this. Please be warned they are so far removed from their claim 'an end-to-end service with every stage of the journey handled by our experienced in-house team – from sourcing and acquisition through to refurbishment, letting and management. The result is a hands-off investment experience'

The property was sold to me in their sales leaflet and by Grant verbally as secured at £8,000
under market value. This turns out to be completely untrue and deliberately mis- leading. The
property had been advertised at the same price in 2024 and couldn’t / didn’t sell.

Their sales / promotional leaflets, and Grant vehemently, sold Burnley as having strong rental
yields and growing appeal among tenants. I have since found this to be completely untrue. The
rental Agent E&M Properties and my Surveyor confirm the market has been weak and saturated for over 12 months, with no sign of improvement.

The property was sold as fully tenanted, it wasn't and a second room became vacant during the 7 month debacle, before I pulled out. I asked on 3 occasions in writing for confirmation the property was full tenanted and never received a reply from Abbie. Both rooms remain empty to this day, over 6 months later!! Average voids for a HMOs are 5-15%!!

The property and investment was proposed to me as a fully tenanted turn-key investment in a
good state of repair. In actual fact, the survey I commissioned showed the property had numerous problems and was in a poor state of
repair. The sale’s leaflet photos were deliberately mis-leading and completely un-representative
of the state of the property.

Their ROI suggestion for each property is complete fantasy. The property I dealt with was likely £10-15K overpriced and because half the rooms are empty and un-rentable it's likely a purchaser would struggle to break even each month. That is not a hands-off investment.

Their service is dreadful, they manage nothing and leave you to chase them as well as your solicitors.

NPP have an answer for everything, but will admit zero liability. They will try to justify all this with the market is outside their control, or this is a characteristic of investment stock and is not necessarily reflective of market value.

They have refused any refund and I am now going to take them through the small claims court.

PS. avoid 89 Nairne Street, Burnley

Please use anyone other than this company!!! Don't pay any sourcing agent more than 50% upfront with the remainder on property purchase.
