I paid £1500 for a service that I simply did not receive. I could have represented myself and saved this time and money.
Unfortunately my experience with Land Lord Action has been very dissatisfactory and stressful.
The communication was lacking. Despite several attempts from me to contact the barrister who would be representing me in the direction hearing, there was nothing. The first time I spoke to him / met him was on the day of the court hearing. It seemed that he was unfamiliar with the case and possibly only reading the notes and getting his head around the facts a few minutes before going into the actual court hearing. His performance on the day was unsatisfactory and I believe that I could have done a better job representing myself.
Land Lord Action also failed to fully advise me of all the possible outcomes, relevant legislation and what to expect.
This experience has cost me a lot of time, money and added much more stress onto an already unpleasant situation.
I am now working with another legal firm who have been very professional and through. Working with them has highlighted even further the lack of service and expertise from Land Lord Action.
I have raised this complaint with Land Lord Action directly. Despite them acknowledging the communication and some of the other issues they are unwilling to come to any reasonable resolutions.
Do not trust them and pay the Upfront Fee. Once they have your money you have no where to go.

Everything went well and smoothly in my case. I got the possession order, and the tenant vacated soon after that. The process seems to have been dealt well by Landlord Action.

Unless you have an amazingly simple case (what eviction case is simple?), I would highly discourage you from contacting these people. They won't even give you the courtesy of telling you that they cannot provide help, and they'll just straight out ignore your messages and blacklist you. While it'll be more expensive, I implore you to talk to actual solicitors.

I needed specific guidance on evictions for 2 properties. The authorities told me that this course of action was necessary. 1 property had multiple tenancies and the other property had a group of 4 on one tenancy.

I phoned the NRLA (I am a member) who put me in touch with Landlord Action who readily advised me on the necessary next steps in a very clear and logical way. I followed their process and took possession of both of my properties within the forecast time frame. I am very happy with the service I have received, and would highly recommend Landlord Action to others in a similar situation.

I have never had to evict anyone before so having a one stop service that can take care of the whole end of end eviction process is extremely valuable to those like me because I am not legally trained. Any error on my part could mean starting again and duplicating cost/effort, so I really benefited from the guidance, and having all of the requirements handled professionally to get everything right first time.

In summary I found Landlord Action’s procedures to be very neat and clear. I would highly recommend Landlord Action to others that need help with evictions from start to finish.

Excellent service from start to finish! It was not cheap but there isn't really a way of doing this properly on the cheap.
These guys really went out of their way to help us and make it all as easy as possible for us. They made us aware of the risks at every stage and ultimately we succeeded in getting our property back as quickly and efficiently as possible.

I sent them an enquiry as the owner is in various youtube videos.
Very unimpressed about their initial approach, the person on the phone did not sound much interested to hear my story and cut short the conversation, he then provided a quote which seemed quite high.
I checked elsewhere and fortunately I found another agency with better customer service that resolved my problem for much less money.

If you are even looking at Landlord Action, you are probably in a bad situation. I was! And I had no one else to turn to except for these guys. Naomi did the heavy lifting and behind the scene, I am sure I need to thank more of the team.
In the end, I got my property back, I was very lucky because a simple S21 notice did the trick. These guys do know what they are doing but I think we as landlords need to understand the legal frame work & risks as well. I didn’t at first and I stuck my head in a bucket which meant things were slow to move with and I can’t blame LA for that.. Once I stepped up, things moved forward. For me, a huge relief. I never thought I would ever be able to get rid of my rogue tenant after a long hard struggle. He was very clever indeed and could write guidebook for others on how screw and terrosrise the landlord into submission. I was recommended to Landlord Action by my Letting Agent in Bristol. Having scrolled through several negative reviews I decided to take a change.

Bingo at last! A BIG THANK YOU to Nina Haria, Dipa Bhojani, Mercedes Black, and Andrew Cleary who worked together to get the tenant evicted. He put up a fierce challenge against two Court Orders and determined not to vacate to premises. Landlord Action managed to get an EVICTION warrant set for 16 May 24 at 10:00am. The tenant vacated the premises on 15 May 24 still owing 11 months in rent. It has been a great relief to get rid of this tenant.

Landlord Action has done a great job for me and their charges have been very reasonable for me.

I availed their serviced for a rent arrears being due. They sent out a letter which was factually incorrect and charged us a decent enough fee. The letter did not include dates at which the rent has been due. Simple stuff. Our emails have not been responded for days on end. Appalling service. Wouldn't recommend them.

Obtained an eviction order (so shouldn’t complain!!) but at times was hard work dealing with them. At commencement was moved from one consultant to another over many many weeks including to a lady on maternity leave!! When my regular contact was on medical leave my emails were unanswered until she returned??? And nobody shows an email signature – so unprofessional – so you don’t know the name of the person/their designation/contact numbers/web address etc etc. And 14 days wait for unused payment – that’s holding onto your money deliberately.
I did get some additional advice from a ‘’standard’’ solicitor and what a difference – instant responses including from other colleagues when contact was on holiday/absent and full detailed email signatures and a refund received next day.

Poor service/Goose chase
I have never been more frustrated then using this service. The case of eviction, with all paperwork in place, has been dragged into 4 months period, jiggled from hands to hands, never follow up. My every day became routine phone calls game, where the receptionist the only one who can hear you and promised you the world. Promised notice i have served alone, as if done by LA : comes a additional price, just to find out they forgot to forward the right paper and mine Section 21 was last year ( outdated), so another month done). So first £340 paid was not enough, demands for section 2 ( over £1K ) very vocal, but my trust in service very low, if not-existent, so i rather do it without them, but will definitely check with the ombudsman who is right and who is wrong. Landlord Action is another solicitors to avoid!

I came to this company via recommendation and their PR in the press with Paul Shamplina.Tenant had changed locks and was not allowing me access to the property to update gas safety. Could not speak with a solicitor to see if they could help me. Was advised send everything in writting and assessement would be done if they can help. Was advised that they can help. Please transfer money or they ill not work on the case. Transferred money over. Waited weeks. Constant calls to reception but could not be transferred to case solicitor. In the end after paying hundreds of pounds, they could not help me. They have also refused to refund me my initial outlay. Scammers. Stay away please. If you need help with eviction please please get a solicitor who has experience and someone who you can communicate with directly. Each eviction case is unique. The standardised process that landlord action is providing is not fit for purpose. In the end i have waster several months of valuable time, spent hundreds in fees on them for no value and now i am having to go to a solicitor who picks up the phone and can discuss the case as it evolves. Shame on you Landlord Action!

My case has just been resolved by Landlord Action- I could not be happier! I was initially a bit daunted about taking action against my tenant, but a good friend recommended Landlord Action, after her own great experiences. I gave them a call and didn't look back. Every step from start to finish was fully transparent, everything was explained so it was clear. I was given a realistic timeline of when I could expect results. Thank you Gurdip and Mercedes for the superb service! Would 100% recommend to anyone who needs legal help to resolve tenant/landlord issues.

After getting the wrong advice online and my 2nd possession order hearing’s Particulars Of Claim being wrong (thanks to another solicitor’s incompetence), I was referred to Landlord Action. Victoria and Lee were so understanding and they arranged a prompt call with their Senior Solicitor, Emma.

Emma called and she advised exactly what to type onto the form, which I did verbatim.

Yesterday, I was in the courtroom for less than five minutes and it all went in my favour.

I can’t thank the team enough for their compassion and knowledge. They’ve saved my sanity!

I would fully recommend Victoria at Landlord Action. Followed her advice about a tenant after serving a Section 21. She gave us exactly the advice and information that we needed in a very professional manner. We had a problem with a tenant who wanted to leave but could not because the Council requires an eviction notice. No Gas Protection certificate was issued in 2017 when the tenancy began. LA has a highly formulaic approach & could not bypass this legally. We had to approach another company to get the simple solution of asking the tenant to voluntarily give notice, in exchange for a different contract. They also retained their fee, after giving incomplete and inaccurate advice, without action. This relates to Dec-Jan 21, but the problem is only now being resolved.

We had used property dispute lawyers for S21 eviction who would drag a case for over a year with escalating legal cost and zero outcome before finding Gurdip Chana from Landlord Action.
He made the whole process stress free and every case he handled resulted in possession.

Had great advice from Victoria at Landlord Action. Followed her advice and tenant vacated after serving a section 13. Fabulous outcome, local solicitor thought case was too complex for her. Thanks Victoria.

Contacted Landlord Action in first week in December 2022 received email with their fee charges to take my case that already had order if possession. Its end if January 2023 with having made in region of 15/20 phone calls, I get reminded each occasion that my message has been sent to the solicitors and someone with contact me.
I like to know does it take 5 weeks for some one to contact. I don't think this company is as reputable as it is portrait in the TV series
