I would certainly recommend Leaders Burgess Hill to anyone. Customer service is excellent. Communication is one hundred percent, phone calls and emails answered without hesitation and very helpful, kind staff and always put their customers best interest first.

Scarlet Hobbs-Winstanley is the best property manger I’ve had with Leaders. She’s an excellent point of contact who cares about the well being of tenants. I cannot fault our recent interaction when my boiler broke down, her replies were swift as was her action to have the issue resolved. At every point during the process (three visits by the contractor) she’s been so helpful, kind, friendly & proactive during what has been a stressful time, especially at points without having heating or hot water. Clearly very good at her job. An asset to Leaders.

Brilliant well mannered and done with ease

As a good tenant, my experience with Leaders Burgess Hill (and Cameron Salisbury) was terrible.

If you are a tenant moving into a Leaders property, I recommend to spend a couple of *full* days taking multiple high-resolution photos of *every* *single* *thing* for the check-in inventory. I left the property in a better state than I found it but was unhelpfully told by Cameron Salisbury (Leaders) that a deduction was due. I fought this via TDS arbitration and naturally won, but I was lucky that I did not need the money back quickly or need a reference for my next tenancy.

Cameron Salisbury (Leaders) said that the deduction amount was fair, but the TDS disagreed and indeed found that it was not. As a result of the claim, the full reimbursement of the deposit was very delayed.

If you need the deposit money returned soon for any reason when moving out, be warned that the process with Cameron Salisbury of Leaders was very, very slow for me.

I only received the undisputed part of my deposit over 45 days after moving out, when it should have been sent much sooner.

After a highly protracted process, the TDS arbitration found that I did not owe the disputed part of the deposit. This arrived in my account over 100 days after leaving the property.

Judging by my experience, you may wish to either accept that your deposit may be partially taken (and perhaps treat the property accordingly), or fight it and expect to wait a very long time for the money to be returned.

I tried to engage with the process they laid out in good faith, but felt that it only led to delays for me. Next time I would ignore their "The Depositary" system which is unofficial and I believe added significant time to the process of getting my deposit back. It is claimed that this intermediary is useful, helpful and necessary but it is actually unnecessary in my opinion. You may wish instead to email them and give them a working day or two to agree to your counter offer on any deductions, and whether they respond or not, then claim back from the TDS directly. This way the process will be somewhat sped up. Just make sure to add this as evidence on the TDS portal when you can.

When first moving in, I was presented with information on getting insurance that would cover the building when I understand that this is actually the landlord's responsibility. I recommend tenants check their contracts and obligations carefully before purchasing insurance. They also presented me with a zero deposit option multiple times which would have actually meant more expense for me, and also presented me with insurance from their partner which was expensive and ultimately unnecessary. Among other things. I played along as though I was interested until the property was mine, then ignored it.

Rent was put up every year for me, and a new legal agreement had to be signed (no automatic periodic tenancy after the first term). So you may want to expect your rent to rise well above inflation every year, too.

Throughout my tenancy I found it infuriating trying to get them to listen, read or understand basic information, but after chasing multiple times and re-explaining, in the end repairs were mostly made, after our landlord agreed to them. Some of these jobs had to be done more than once as they were not done properly the first time, perhaps at the landlord's expense. Landlords be warned.

Every few months someone was sent round to take photos of the inside of our home and report to the landlord on its condition. These of course never picked up on any issues, despite an issue suddenly arising when deposit deductions became possible.

I moved out because the rent just kept going up and as a result I couldn't make the property my long-term home despite loving it there.

Based on my subjectively terrible experience, I would advise both landlords and tenants to avoid if at all possible, or beware and act accordingly in your best interests.

Preemptive note for any response from Leaders: We already "discussed" this for 100 days. I only received my money back because an independent adjudicator (the TDS) stepped in. My contact with you is officially concluded, and I have no interest in an encore performance.

This the second property we’ve rented through Leaders in Burgess Hill, and once again we had a smooth process. In particular, James Dean was an incredible support through the process, and always answered our emails and phone calls quickly. We were always kept up to date with viewings of our old property which was helpful. Overall, James was a fantastic support through this process and we cannot fault his performance.
