Terrible service, terrible people

I just spent 3 months and $2k getting lied to the entire time. I waited 3 months for Edan Eckstein to tell me that my deal didn't clear underwriting. Edan stated in December, that if I added a cos-signer to the loan, I would be fine (it was his idea)...only to be told in March that my deals would not go through. I have multiple paid off houses that they could not do simple refinances on, even though I provided them all the information up front. I think they get kickbacks from the appraisal companies that's why they are in a rush to do them, and the fee is so high.

I was working with Benjamin who helped me get the property of my dreams!!! My credit wasn't so great after a bitter divorce and most people didn't want to work with me or told me I had no options. Benjamin presented many options and stuck it out with me until I finally closed. Home buying is stressful and I didnt think i had a chance, but it all worked out and I am interested in purchasing another and you know the first person I'll call is Ben and Loanguys!

My experience in a refi was nothing but stressful. The process should have taken 45 days max, it took 5 months. I had a rate lock in the high 3's and as time went on they told me nothing about an increase. The last 40 days I would receive mundane requests like, "you told me you were divorced, and now that's holding up the process" and "It's taking longer because your middle initial is on some documents and not others." This resulted in delay after delay and some days they wouldn't resond at all after I asked what is the status. I learned of a 1% 30 year increase on my loan 4 days before the notary was to be sent out for signing. So I am not locked into a very expensive mortgage, with excessive closing costs. They are dishonest, lacking in integrity and slow. I regret using them.

Just closed another deal with loan guys must say thanks to Michael and his team for making it possible let’s move to the next home.

We had a great experience working with Joshua Yaghoubi. Joshua answered all of our questions very professional and promptly either by phone or email. He guided us through the process and there were no surprises with the loan application or at closing. We highly recommend Loan guys.

so far things have gone smoothly. The only hold up was getting the appraisal back, which is expected due to so much refi and purchases going on. We actually are closing 3 weeks earlier than expected. They came through without jumping through hoops. thanks

LoanGuys.com just helped purchase my fourth investment property in Los Angeles. My loan officer was Edan Eckstein. He was very professional. Initially, I was going to purchase an investment property however, Edan calculated the cap rate and looked at the comps in the neighborhood and he realized that I was going to lose money on the property. I came across another property with much higher cash flow. Things turned out for the best! I just wanted to thank the team over at LoanGuys! I wanted to thank LoanGuys.com for getting me financing for my rental property. They met all crucial deadlines and closed on time. The listing agent and seller were very impressed by how fast this transaction closed. I am looking forward to getting more deals done through this company. If you want to partner with a lender who is quick, reliable and honest then LoanGuys is the team you want to deal with.

Do Not Use Them. This experience was quite poor. After nearly 60 days since putting the property under contract & ordering an appraisal with Loan Guys, they still have not come thru with funding and the contract expired. I ended up making a cash transaction to secure the property while Loan Guys kept lying about when I could close. My first rep, Josh left the company and the second Josh wasn't as communicative. I had to call often to see how things were progressing because no one informed me of when to provide files. Files weren't verified until day before expected close then I was informed of more requirements needed. This could have been shared 30 days plus earlier had anyone bothered to review my file before the last minute. The second Josh Y continued to use appraisal delays as the reason for why they were uncommunicative and 3 weeks later still no word on completion of underwriting once the appraisal was in. I was lied to constantly on the length of the process such as appraisal, underwriting, and close date. Their advertisement on 12 to 14 day close is untrue. Overall I will never recommend this company for no doc loans due to the poor customer experience and no delivery. If you read the company's comments to these reviews notice their wording, 'Sorry you feel...' They do not take responsibility for their oversights & omissions, at least the reps I interacted with did not.

The website advertises 12-14 day closing times for loans. My loan took almost 60 days to close and the delays were not caused by me. There was no communication that was truthful. It was so bad we almost lost our property because the sellers wanted to back out. Be very careful.

UPDATE: The response from LoanGuys is simply another lie. I have copies of emails from the title company begging for information to finalize everything for the closing that went unanswered or were delayed by loanguys.

Im a real estate agent by trade and work with lenders on a regular basis. This is a loan for me to grow my portfolio and needed to do a commercial loan.

My experience was very frustrating and I would not work with this company again. No deadlines were met (not a single one) and my agent, title and myself all expressed extreme frustration with the lack of communication and response to emails. Had I had a smooth experience I would have done multiple more transactions with loan guys this coming year.
