EDIT: In reply to loanguys, it was never the case that no one else could do the loan. I am more than qualified, it was your empty promises that made me choose your company, and after it taking so long and with the fed increases rates, I was worried about changing lenders and starting the process all over (with all new associated costs) and then paying new market rates for the loan. There's no way to spin it to make it look like you provided any semblance of a decent service. 0/10.

2nd EDIT: I asked my loan rep if seasoning would be a problem when I was shopping around for rates, he told me it would not be a problem from the start.

TL:DR
- Took over 3.5 months to close (their excuse is their investor changed so we had to start over)

- Initial interest rate changed and they would not honor the original one, even though it was completely their fault (their investor changed). Blows my mind a company would not stand behind their product or promises.

- Since the process took so long Loanguys had to run my credit twice since they are only good for 90 days which negatively impacted my credit score (again which was no fault of my own)

- I told my loan officer that I was going to go pending shortly on another investment property and wanted to make sure that the DSCR cash-out refinance monies should be finished and closed before the date of closing of the investment property. He more than assured me and even told me he was making a note of it to make sure we have a day or two of cushion room. Not only did we not close on that date and I lost my escrow monies that I put down on the investment property but it took an ADDITIONAL 2 months to close the DSCR loan (they advertise 7-14 days)

- Every time I asked to talk to management it would literally just be ignored or completely fell on deaf ears. After three days of this I started calling the office number, from there I would continually be told that they are in a meeting or would get back to me to no avail.

Do not get suckered in to a company that isn't willing to stand behind their products or honor them whatsoever. Starting my loan process with loanguys was the worst decision in real estate I've ever made.

To loanguys, please don't send the automated response of "we're sorry you've experienced this, please reach out to XXX.."
I already tried reaching out several times to you and management. I know it's just a cover to look like you care.

They advertise 14 day close but cannot follow through almost lost my earnest money because of them. Took 21 days just to get appraisal back. Scheduled closing twice that didn’t happen. On closing day signed all the papers at 10:30AM after waiting 20-30 minutes just for them to send title company the loan docs. They never sent the wire so loan didn’t close until the following business day. So frustrating made me look bad to seller. I have been buying house for over 10 years this is my worst experience ever. Whole process ended up taking 48 days. Kept having to ask seller for extensions. They promised a 5.99 but ended up actually being at 7.5. I would of switched lenders but I had no time cause it took 21 days to get the rate on paper. I stood with them for time but was a mistake. I had to constantly give them the same docs multiple times. Wouldn’t recommend them.

Amazing experience. Process was seamless. I look forward to business in the future!

For me customer service is huge it is an absolute big deal and I just want to thank Marley and Daniel for continuing to treat with good customer service fantastic temperament even through frustrating moments I appreciate that all the way through until closing day thank you 1000 times thank you

Unbelievable! Please save your self and go somewhere else. We are 3 unhappy customers which we are going to make a serious complain about this company. Just don’t do it, this is an honest review.

I had two loans with loan guys. One went through with a lot of problems at close. The second one never went through. The loan officer and processor were very unresponsive throughout the process. When the loan went through processing, the processor would send one issue at a time and then wait several days and even weeks and come back with an additional issue. And then another issue. They kept identifying single issues and delaying the loan. The delays went past the lock in period and they never answered any emails about extending the lock in. I submitted a complaint and they cut off all communications. I ran two loans through a different lender in the time loanguys fumbled with the second loan. Terrible experience on both loans. Go to a different lender.

Great experience with the loan guys! Shout out to Mickael Herszkowicz and his team for a great job on my refi.

I received professional and helpful service on our first and second home purchase. Every question I had was answered in a timely manner. Lender was very easy to talk to and make sure I understood everything that was presented to me. I was very pleased with the interest rate I received. I will absolutely use Morci Dakhli as my lender again in the future.

I have had multiple successful experiences with loan guys and have felt nothing but professionalism and genuine desire to close quickly and efficiently. I dealt with very little time stalls that were well within reason since their team was very communicative about it all and reassured me about any questions or worries I dealt with throughout the whole process. Loan guys made their best efforts to provide an affordable and manageable service for me and I would without a doubt work with them again.

Benjamin was able to help me get my first investment property when no bank would help me out. After COVID my business was hit so my income was not the best on paper. He walked me through the entire process start to finish and got me a smooth closing. 10/10 will be purchasing my next property with them again when I save some more money up!

I’ve been investing in real estate for several years and attribute my success to access to cheap capital. But not every deal goes according to plan and sometimes as investors we need more than best rate.

I recently had a deal where a contractor pulled the rug from under me and left me holding the bag with tens of thousands of dollars in cost overruns. Left panicking and in despair I searched Google frantically until I came across Loanguys.com and gave them a call. I was greeted by Daniel who reassured me that he would be able to refinance this disaster of a fix n’ flip and get the funds to me in less than 14 days.

Lo and behold, 13 days later Daniel processed my application and funded the deal. The rate was great, the communication was responsive, and the closing was quick. But more importantly, he saved my deal and helped me retain a decent ROI.

Ben was a pleasure to work with! He was able to get me funding for a recently acquired apartment building in only 20 days!! I can recommend him enough!

These people are the worst. I originally called to see if they could help me refinance my house. The guy I spoke with told me that my credit score was to low, and that if I could get a co-signer above 640 they could help me. I added my partner who is a 720 on her lowest score. Over the next 4 months, I was told they were having an issue with the title process and they had to switch companies. That was the reason they gave, for the process taking so long. But they contacted my insurance within 2 weeks and added themselves and also had an $800 appraisal done (which I never received a copy of). After 4 months they come back and tell me, they can't help me because my partner isn't on the title. That's definitely something they could have told me 4 months ago, before I paid for appraisals.

I was presented with a rate offer for 4.25% around the last week of February. I agreed to it but the loan officer never sent me a DocuSign to lock it in. Then 10 days later, I received a DocuSign to sign for 4.75% instead. I disagreed with it and the loan officer said they couldn't do anything. I decided ok fine and signed it. Thinking this was locked in, I ended up with a 4.8125% rate instead during closing. They mentioned Buyer took too long to sign the extended purchase agreement and they can't do anything about the rate.

I have had 3 transactions with Loan Guys. Our loans were hard but they got the job done. Morci and Lindsay are knowledgeable , extremely pleasant and worked hard for our business. They cut through the red tape and make the lending process possible. We could not have built our business without Loan Guys.

This company is worthless. Edan Eckstein is a complete liar. The process is extremely slow, and nothing this company tells you actually happens. They will blame EVERYTHING ON TITLE AND UNDERWRITING..... BUYER BEWARE
