It seems as though there is a deliberate push to get you to subscribe. Very off-putting.
EDIT: To clarify - yes, it is clear that you can click on a link for a one-off entry rather than a subscription but then you are given a range of 'bundles' to choose from - ranging from 20 to 300 tickets! It is very difficult to just simply pay for a one-off single entry (surely this should be the simplest thing to do!), or even buy less than than 20 tickets. I have given up several times - it's fine if that's what you want but I do resent feeling I am being coerced into buying more. I can't afford to!
I do buy tickets when I have the patience but this is an obstacle. However, the London house really is my dream home so fingers crossed.

It is easy to easy to enter but recently there has been some postings on the internet that the prizes are often substantially less than advertised which is a bit concerning. Also at a time when housing is difficult to obtain especially for young people why not increase the chances for them by having 3 or more ordinary houses as the main prize as not everyone wants or needs to live in a multi million pound house.

Cautionary Support
It was ok and I was happy to support the charity, but until Raffle House has a house winner who is actually awarded the house, no matter how many reviews you get, you will always be viewed as untrustworthy compared with Omaze, 7 Days Performance and BOTB - who award the main prize regardless of ticket sales.

Very Deceptive and Misleading
Title: Read the "Past Draws" page before you buy a ticket – the house is almost never the prize
I bought tickets for the £2.5m Dorset Dream Home draw (closed 31 August, drawn 7 September 2026) believing, as the adverts encourage you to believe, that someone was going to win a £2.5 million house or its cash equivalent. Only afterwards did I understand how this company actually operates, and I think every potential customer should know before they spend a penny.
The advertising talks about a £2.5m home with stamp duty, legal fees and furniture included. What the adverts don't tell you is what's buried in the terms and conditions: if the ticket sales target isn't reached, the house is not awarded at all. Instead the winner receives 70% of the ticket money received, after Raffle House has deducted its "operational costs" and the charity donation. That is a fraction of the advertised prize, and it is the outcome that happens almost every single time.
Don't take my word for it – look at their own Past Draws page. Every draw since 2021 – the £750k Lambeth property, the Birmingham and West Drayton flats, the £2m Brighton home, the £2.3m London home, the £4m Surrey home, the £2.8m Cotswolds and Warwickshire houses, the £3m West Sussex and Buckinghamshire houses, the £2.9m Cornwall home, the £2.5m Dorset home drawn in April this year, the £2m Cheshire home in June – around 25 consecutive draws – ended with a "cash winner". Not one of them handed over the property. As far as I can find, the only time Raffle House has ever actually given away a home was a £500,000 London flat back in August 2020, and that is one property in eight years of multi-million-pound adverts.
This is why the Winners page is so misleading. Describing winners as having "taken the cash alternative" implies they were offered a choice between a luxury house and an equivalent pile of cash and chose the cash. In reality there was no choice: the ticket target was missed, the house was never on the table, and the winner got a reduced payout from the ticket pool. Raffle House keeps the property.
None of this is new. In their very first competition, Raffle House advertised a £650,000 London flat. Ticket sales fell short, the winner received £173,013 – less than half the £404,625 taken in ticket sales – and Raffle House kept the flat. In 2019 the Advertising Standards Authority upheld complaints against the company on two separate occasions (May and November), ruling that its emails, website and Facebook adverts were misleading, that the cash prize was not "a reasonable equivalent" to the property advertised, and that the promotion "was likely to have caused participants unnecessary disappointment". The ASA told Raffle House to make sure future prizes were as described, or genuine equivalents, and not to exaggerate the value of prizes previously awarded. Seven years on, the adverts still lead with the house and the Winners page still dresses up reduced cash payouts as a "cash alternative". Which? also investigated and called for tougher regulation, and in 2020 the ASA started referring property raffle complaints to National Trading Standards because of the volume of complaints in this sector.
To be fair to them, the draws are run by Civica Election Services and there is always a winner – I'm not saying nobody gets paid. What I am saying is that you are statistically not buying a chance to win a £2.5m house. You are buying a chance to win a slice of a heavily reduced cash pot, and the marketing is built so that you don't realise that until after you've paid.
If you want to enter, do it with your eyes open: assume the house will not be awarded, because their own track record says it won't be. And if you feel you've been misled, you can complain to the ASA and to Trading Standards – I will be.

Our winners also have the option of taking the advertised cash alternative where this applies. Many of our winners have chosen the cash alternative because of its flexibility, so it is not unusual for a winner to prefer the cash rather than the property.
We want all our customers to understand how our raffles work, which is why the Terms & Conditions are available for every competition.
