Amazing letting agency!

The agency is very competent and everyone that dealt with my new rental was very attentive and willing to help always. I have to highlight Freya Watkins as she was answering any emails or phone calls right away and helping me with the full process while getting my rental agreement sorted. Even afterwards once I moved in, she contacted me to make sure I was happy with the property and to make sure I didn’t have any questions. Really appreciate everything that she did for me and thanking too the full team! I would definitely highly recommend them! ☺️

Terrible Quality

This company is dire to deal with. You can't email them, only phone and live chat at hours that don't suit if you work full time. They are slow to respond on both live chat and for anything sent through outwith hours. The quality of answers to any questions is poor, invoices and continually wrong. I am exhausted having to help my Mum deal with all of this. Really poor experience.

Fantastic team

Ross & Liddell have an incredible team that have made my renting process pleasurable and easy from day one. They are friendly, reliable, and always quick to respond to communications. I have always felt supported and they keep me entirely in the loop with any changes or checks related to my property.

I wouldn’t hesitate to recommend them to anyone looking for a dependable letting agency.

Absolutely useless

Loss and Fiddell are absolutely useless. They have ran our block into the ground.

Their response on here is nothing other than just another false promise. They have had countless opportunities to address some very serious issues in relation to maintenance, billing discrepencies and a complete lack of responsibility as our factor.

Ann and the team at Ross+ Liddell have been the letting agents for my flat for over 20 years and not once has it been other than a positive experience. They have dealt with any problems promptly and efficiently, always keeping me informed, while being unfailingly pleasant and helpful with regard to anything asked of them. They have often gone the extra mile and I would thoroughly recommend them to anybody looking to let a property .

Ross + Liddell WORSE SERVICES EVER

Ross + Liddell WORSE SERVICES EVER . exhausting back and forth yet no resolution or they come back with excuses. They charge ridiculous fees in maintenance and hold homeowners payable even when home owners never accepted or received information they claim to have sent out.
I would think a company offering these services will go above and beyond to be sure their customers (home owners) are happy with their services and prices. I doubt they even try to get the best quotes out there.

Ridiculous invoice system to confuse home owners to just keep pay and not bother. Charged paper fees because they sent bills by post, they claimed they sent information out to customers which I NEVER RECEIVED but still they insist nothing can be done. Can you proof I got it ? No we sent it out. Spent almost an hour on phone and several emails yet nothing was resolved.

Tell me why one needs to pay twice for ground maintenance in same estate, your email said the general estate maintenance and the other charge is for where I live?? I live in a close and we do our grass and everything ourselves so am confused.

Why am I paying twice for a play park inspection and their response is because I live near a park I pay and then I pay for the other park in that isn’t close to me too ? How does this make sense ?

If you are confident about your services open a channel of communication with the estates you currently serve and ask if people are satisfied.

• Maintenance Charges & Communication: We aim to ensure all charges are transparent and in line with the title deeds and service agreements in place. If there has been confusion or if you feel you have not received the necessary documentation, we would welcome the opportunity to review this with you directly and clarify any outstanding points. We understand that you may not directly benefit from areas, such as the playpark, but your Title Deeds make you responsible for a share of the costs to maintain it.
• Paper Fees are applied in line with our Written Statement of Services, we understand this may not suit everyone and we do encourage digital alternatives, which would avoid this charge being applied.
• Ground Maintenance & Play Park Charges: As outlined above, these charges are typically based on shared responsibilities outlined in the development’s title deeds.
• Customer Engagement: We agree that ongoing dialogue is essential. We regularly invite feedback via Trustpilot and other channels. Your suggestion to open a broader communication channel is valuable, and we’ll take it forward internally.
We’re committed to resolving issues fairly and transparently. If you’re willing, we would appreciate the chance to speak with you again to work through your concerns. Please contact our Client Support Team, and we’ll ensure it’s escalated appropriately.

Nicole from Client Support at Ross and Liddell replied to my concerns about the general cleanliness of the common stairwell after I pointed out that the job wasn't being carried out to the best of the contract cleaners ability and in my, and all other residents opinion, could be done much better. Nicole understood my concerns and explained that she would pass this information on to the cleaners, and assured me that a thorough clean would be carried out next time the cleaning is due, which is every Monday. I am very satisfied with the help and attention I received and the prompt reply, and will pass the satisfactory outcome to the other residents in this building. Thank you. S. Bett

The lettings team at Ross & Liddell in Byers Road are so friendly and approachable. We hadn’t rented in about 40 years so everything was very new to us and they led us through the process very well. Ann showed us around the property and was lovely. Freya was the lady who worked with us if there were any issues. I would highly recommend this team.
