Unfortunately, our stay with Flex Living was very disappointing. We had several issues with our apartment, and instead of receiving proper support, most responses came from what seemed to be AI-generated messages that did not actually address our concerns.

It felt impersonal and frustrating, as our specific problems were never properly understood or resolved. We expected real customer service, but communication was slow, inconsistent, and unhelpful.

The flat was clean and a very good price for the space and the area it was located in. The communication was perfect and they tended to all our needs. Would definitely come back and stay there again.

Very disappointing experience with Flex Living. We rented an apartment and had to contact the service desk multiple times due to obvious issues. Unfortunately, nothing was actually resolved. Most replies felt like generic, AI-generated responses that simply delayed the situation instead of fixing it. Problems were acknowledged but never properly handled, and only after the stay ended was a refund offered. Overall, poor service and lack of accountability. Stay away.

The company owners seem like scammers.

My flat has been out of contract for months, yet The Flex Living still won’t give it back. They promised corporate tenants, but it’s been used as short lets with zero background checks so have had complaints from other flats in the building, and the property has been treated disgustingly.

Too much time and stress has gone into trying to get my flat back.

We are landlords and our flat has been out of contract for over 6 months, yet The Flex Living have refused to return our property. We are now having to take legal action simply to get our own flat back.

The tenants provided were not the “high-quality corporate” occupants we were promised, but short-let guests with no prior review or approval, which has resulted in damage to the property.

Communication has been abysmal, and several employees we dealt with were rude and dismissive. To make matters worse, we were asked for £30,000 to hand the property back, alongside scare tactics and pressure.

An incredibly stressful and unacceptable experience. We would strongly warn other landlords to look elsewhere and save themselves the hassle. Absolute scam of a company.

Leadership at this company use scare tactics and rely on no responses for getting their way. While it appears that you can book a place (with cancellation fees mind you), when you get there they offer you an upgrade which in my experience wasn't. They then hold your deposit for no reason.

Après de multiples tentatives j'apprends finalement qu'une panne de plomberie rend l'appartement indisponible.
Flexliving refuse d'indemniser le préjudice subi à savoir un surcoût élevé d'une relocation de dernière minute, et annonce clôturer le dossier avec arrogance et désinvolture. Une procédure judiciaire est initiée après épuisement des tentatives de solution amiable.

Very poor communication throughout. Rent was not paid on time, access to my own property was denied. Compliance issues (gas and electrical certificates) were not dealt with properly until repeatedly chased. Even after the lease expired, they refused to terminate the contract or hand the property back. Overall, stressful, unprofessional, and not a company I would recommend to any property owner.

I am a landlord and experienced awful bully tactics by this company.
Besides clearly letting the property unlawfully by going over the 90-day limit, they also did not vet tenants, resulting in police having to be called over several times.
When I ended the contract, they continued renting it out to people without my approval and were extremely unprofessional and threatening over email.
They made me very anxious and also cost me a lot of money.

I rented properties to Flex Living Ltd and had a very concerning experience. Rent was unilaterally suspended, incorrect legal assertions were made, and pressure was applied to accept a rent holiday or 30k financial settlement. Despite my prompt efforts to resolve compliance issues, access was repeatedly delayed by their operations team.

Communication was inconsistent and required escalation to solicitors and regulators. I strongly recommend landlords to think twice before dealing with this company.

My experience with The Flex Living has been extremely negative and, in my view, demonstrates a pattern of poor conduct, weak governance, and unacceptable behaviour from the directors.

From the outset, communication was consistently poor. Emails went unanswered for long periods, explanations changed depending on who was responding, and clear questions were routinely avoided. When problems arose, it became apparent that there was no accountability at director level—only deflection and delay.

Rent payments were missed and delayed with no justifications. In my opinion, this approach appeared designed to pressure landlords rather than resolve genuine issues.

The directors’ conduct was particularly concerning. Interactions felt aggressive, coercive, and wholly unprofessional, especially when I challenged non-payment or breaches of the agreement. I was repeatedly pushed to accept financial losses and unfavourable terms that were not supported by the contract. At several points, I felt I was being pressured for money simply to bring matters to an end, which came across as deeply inappropriate and intimidating.

What ultimately destroyed any remaining trust was the sense that facts, contractual terms, and even their own stated positions were treated as flexible depending on what benefited them at the time. In my view, this is not how a reputable or ethical operator behaves.

Based on my experience, I believe the directors are entirely unfit to manage landlord relationships, communication is consistently poor, and the business model appears to rely on exerting financial pressure on property owners when disputes arise. I would strongly caution any landlord to conduct extensive due diligence, seek independent legal advice, and be prepared for conflict if you engage with The Flex Living.

I would not work with this company again under any circumstances.

Landlords be aware - this company will make you regret signing with them .
They are not paying rent and are making unfounded threats . Sadly it is true what other landlords are saying , they will demand 30 K to give your property back. They also refuse to leave when tenancy is up .

This company does not operate in good faith, don’t trust them

I rented my flat to flex living- what a disaster! Things started ok, but as time went on, things became very difficult with gaining access and they refused to fix or pay for items their short term tenants broke. They also claimed to rent to long term corporate rentals, which isn’t the case.
Eventually, when the lease was over, they refused to leave, asking for £30K to leave.
After spending thousands in solicitor fees, they finally agreed to leave.
I have now had thousands of additional expenses to fix the flat and get it back to a decent standard.
I know of 20+ landlords that have experienced different versions of this behavior, including stopping rent payments to many.

I am a landlord who entered into a tenancy arrangement with Flex Living, and my experience has been deeply stressful, time-consuming, and financially damaging.

From the outset, communication was inconsistent and often unclear. When compliance issues arose, instead of working constructively to resolve them, Flex Living adopted an aggressive and adversarial approach. Rent payments were suspended unilaterally, despite no court order and no clear contractual basis being explained to me.

I received alarming emails containing legal statements that later proved to be inaccurate or misleading when reviewed by a solicitor. The narrative changed repeatedly across different emails and formal correspondence, which made it extremely difficult to understand what Flex Living’s actual position was at any given time.

In parallel, Flex Living failed to cooperate with access arrangements for legally required gas safety inspections, despite multiple attempts by myself and a Gas Safe registered engineer to re-schedule. This obstruction forced me to escalate the matter to the local council, Trading Standards, and the Property Redress Scheme simply to protect my legal position as a landlord.

What has been most concerning is the imbalance of power in how Flex Living engages: strong legal threats, settlement demands, and pressure tactics, combined with a lack of operational cooperation and poor responsiveness when action was actually required.

I have since learned that I am not alone, and that many other landlords are experiencing very similar issues with Flex Living.

I would strongly caution any landlord considering working with this company to:
• obtain independent legal advice before signing,
• verify every contractual and compliance point in writing,
• and be prepared for disputes to escalate quickly rather than being resolved collaboratively.

This has been one of the most difficult professional experiences I have had as a landlord.

After renting my flat through Flex Living, they’ve refused to return possession of the property to me at the end of our agreement and have stopped all payments to me.

Instead, they’ve demanded £30k from me to get my property back (which I have refused), and I’ve now spent thousands of pounds in legal fees on my journey to regain possession.

The whole situation has caused me and my family huge amounts of stress, anxiety and lost sleep.

If you want more evidence of their business practices, check the review about them from a former employee on TripAdvisor (search for “UK Flex-Living Rental Company...... in Reality”). It’s truly horrifying.

This is the most reckless and dangerous property management company I have ever dealt with. They created the most alarming, stressful and unsafe experience as a landlord.

In my experience, they did not behave like a professional company. They allowed short term and holiday stays despite their promises that the property will be used for corporate lets only, even after the issue was raised to them and being formally told not to do so. They failed to vet who was put into my property, and exposed me to serious safety, security and compliance risks no responsible landlord should ever face.

What I was promised and what I lived through were completely different. When tried to fix things amicably, I faced hostility, intimidation, evasiveness and legal threats instead of accountability. They refused to pay rent and used pressure tactics and legal threats to justify non compliance, while requesting large payments of 30k as an exit fee. Based on everything I’ve seen, I don’t believe this is an isolated case.

Landlords:
Be prepared to lose control, spend money fighting to protect your own property, and face situations that feel unsafe and completely unacceptable.
Occupants: understand you may face instability or disruption through no fault of your own.

Anyone running this company should seriously reflect on the danger they are creating. In my view, what they are doing is reckless, irresponsible and puts people at risk, not to mention the impact on landlords who have to keep up with mortgage payments.

This has been one of the worst experiences of my life. I would never trust them and I strongly warn others to stay away or find a good lawyer before you find yourself in the same nightmare.

What started off as a great business idea and marketed at landlords for corporate lets turned into a nightmare.

Withholding rent, issuing demands for large sums of money or 12 months rent free period and mentioning criminal action in hostile letters.

Then seeking to mediate with half hearted apologies and no resolution to the issues.
They continue to be in breach of contract and refuse to engage in meaningful resolution
