Beckley Point
For my first 2 years at University, I stayed at Beckley Point in Plymouth and I couldn’t recommend living there enough. The staff are so supportive and I met so many friends there that I’m still close with now. I don’t think my experience at university would have been as great if I had stayed elsewhere, plus the sky lounge and cinema room were amazing to use!
Would definitely recommend to anyone looking to study in Plymouth.

No use of common rooms, rude staff, unsafe, dirty and non covid-19 complainant. Nearly £150 a week for a dirty, unsafe place to live.

Sexually assaulted by staff
I have lived in Austen House, Southampton I've had numerous issues with the place but my main Issue was a sexual assault that occurred. I was sexually assaulted by a member of staff in my own room. I contacted the police and the manager of the accommodation and she told me that I sounded alright to her because I wasn't 'balling out my eyes' for over 6 months after the incident he still worked in the accommodation and even had the master key to all room (including mine) and was still allowed to perform maintenence on his own in tenants rooms, finally when he was moved (due to it going to court and it being illegal for him to stay there) they simply moved him to another accommodation. The company still arnt taking it seriously and when I bought it up they 'put a complaint box' in reception..... Its a utter ridiculous, heartbreaking and simply unsafe. Please be wary
Screw this scumbag company
Screw this scumbag company. I understand we may get reduced service during covid, but they left a FIRE DOOR broken in my flat for several months after I told them which is a fire hazard and illegal. They do not care in the slightest about students and will take money from them whenever they can.
Choose different accommodation.
Awful company. I am a student in Bournemouth and would say if you can go for a different accommodation, definitely do. The flats may look lovely from the outside but so many things fall apart constantly and when you ask for these things to be fixed they do not get around to it but are still happy to charge over £600 a month. The doors are rarely manned which means anyone can walk in off the street, which is of course particularly bad this year as it has helped the spread of COVID-19. Because of the virus this year certain parts of the building have been shut off (understandably) but we were never at any point offered a refund when losing out on access to these facilities. The company as a whole (not just Bournemouth) have ignored government guidelines for students to stay at home and are welcoming us back so that they do not have to give us a refund. If you think this company care about their staff or their tenants then you can think again. What a joke.
Universities and Students Beware of Rogue Student Housing Company
Complete failures of the company to address complaints and shortfalls for over a year, coupled with neither fairness nor reason, and followed by straightforward harassment of students - don’t deal with the Student Housing Company under any circumstances whatsoever.
Haven't even moved in, already having issues
Due to move in within a matter of weeks and still unable to book a move in slot, due to Covid-19. Staff seem extremely unorganised and don't know what they are doing. Tried to explain to the staff that I need to move in on a certain day but they don't seem to understand. Do not book with this company! I am already regretting my choice!

Catherine House Portsmouth. My son stayed there in his first year in a shared flat ( it was a brand new building) and then again for his 3rd year in a studio flat. We found the staff helpful when we had the need to deal with them going above and beyond. Any issues the managers dealt with when either myself or my son contacted them. Very secure and close to uni. Just before lock down I went to collect my son, again they were very helpful sorting out parking to assist with emptying his room. We left it empty clean and tidy, they offered a release from contract due to Covid which we accepted and it was all very straight forward. No need to chase and deposit received in full.

Absolute joke of a building. Day staff are rude and never lift a finger to do any work they mess around like children all day. Some nice night staff but they are usually replaced. One night staff member was taking photos and videos of girls boobs on cameras and was covered up. Building itself is a shambles has had two major leaks because the systems are pathetic. They told us 2 months before the end of our tenancy that the microwave shelf wasnt regulation and could have caused an explosion at any point. Awesome. Managers are dismissive and rude - clear favouritism with a group of students who all then got given jobs even though they are a nasty bunch of bullies who mock confidential issues other students bring up.

Poor service, safety, and hygiene
Despite being unable to live at Print Hall (Bristol) because of lockdown I was told I have to pay £3664. Initially they offered me the chance to win a holiday or tickets to the Olympics. This wasn't guaranteed. It was a chance. They effectively were asking me to gamble with my rent which is disgusting. After weeks of being ignored I was offered 50% off but I feel this is still unacceptable. They've threatened students with legal action trying to scare us into paying money they quite frankly don't deserve.
When we moved in my room was a mess. The toilet hadn't even been flushed since the last person moved out and everything was filthy. I even found splatters of blood throughout the room. Under the desk there was an exposed electrical cable and this wasn't the only potentially lethal electrical fault as my toaster set fire when my girlfriend turned it on. Security took the toaster away immediately so I'd say it clearly hadn't been PAT tested so was illegal. The building also seemed to have problems with its pipes as after about 30 seconds bubbles came up through the drain in the shower and grey water would start to come out of the drain. We also never had a towel rack. It had been pulled off the wall by the previous person. When I went to the reception and asked for a replacement toaster and towel rack they claimed that the form I'd filled out had been lost. This happened three or four times before we gave up asking. Nothing seemed to get done. I never used to common room because a group of guys went in there daily and basically vandalised it. The pool table had been slashed up and this wasn't ever repaired. I was also mis-sold my studio as my inventory stated that I would have additional furnishings and appliances to what was actually provided. I should have had an ironing board, iron, television, and vacuum, all of which were not provided and when I asked about was told I couldn't have.
In conclusion avoid this company at all costs. They lie and abuse their customers to extract every penny out of you that they can for minimal expensive of their own.

No duty of care, had a centipede infestation in the kitchen which was initially adhered to. They came back and still haven’t been responded to via email. False advertising in terms of what the rooms look like. Not been touched up for years. Leaking showers, mouldy walls and stinky carpets. Also had to pay to replace a table that I admittedly broke however was previously superglued from the previous person who broke it. The charge was £120 for a table you can’t sit around as it’s so flimsy but I was advised it fits the theme of the flat. It definitely didn’t as the flats have no style or theme throughout. Sofas aren’t wide enough to sit comfortably. Spent the last 12 months sat in my room as the living room couldn’t even pass as one. The kitchen is also enclosed in a tiny room within the flat with no windows and a air vent that doesn’t work. It’s what I would imagine Auschwitz to have been. Strongly suggest people don’t even consider the place unless you enjoy being confined to one room and buying meal deals every day to avoid the kitchen.
As a resident at Belaton House
As a resident at Belaton House - Bournemouth, I can say that this accommodation is terrible. They failed to keep to their promise on the facilities that they would provide once they opened like the cinema room and gym, yet they hadn’t finished making them up until 3 months into my tenancy. So I was paying for a gym and cinema room for 3 months and I was still not able to use them! The staff here are horrible and never greet you. I have had parcels gone missing and all they can say is “Write your query on a piece of card and we will forward it” whilst I’m speaking to them at the front desk.

In my second year (2019-2020) they announced very suddenly that any students who do not attend UOB must find new accomodations for next year since they have signed an contract exclusive to UOB students.
This was over the last week in december, CHRISTMAS. This is extremely late to tell someone to find new accomdodation as the christmas break is when students start to look for new places to live in the following year. By the end of January, ALL accomodations were sold out in Bristol City Center leaving only the expensive options, which is a big struggle for those who cannot afford or work to live and study. Print hall was a mid-premium budget and we were bascially kicked out..
I chose to live in halls because I don't have any friends who could live with me, they either have graduated or live in their family home in Bristol. I ended up having to work 2 jobs to save up for a studio next year after my uni would not help me (uwe).
Now, corona has haltered this. I had to rush home as lock down was announced 20th March due to my mum being high-risk. My brother died so it is only my mum and dad I wanted to support. I left immediately. I have not stayed in my accomodation since 20th March.
I have emailed several times regarding this situation to request cancelling contract due to the fact I am literally unable to live there due to government restrictions and guidelines. I was unable to collect my belongings due to travel, police cars line the roads to check we aren't essential workers travelling. As soon as the ban was lifted I notified the team at Print hall that i will collect my belongings. I have done this now and the flat is completely emptied.
After several emails, MANY emails from all students, some have been offered 50% off payment, some nothing. Its been 4 weeks now of 'we are talking to investors but cannot get back to you until next week'. No response as of yet. Everyone is confused and being ignored.
I would like to also state that they changed companies (or hands) into this second year. There has been a DRAMATIC decrease in the overall condition of Print hall. Lifts do not get fixed immediately as they did the year before, the bins are absolutely disgusting, it seems they never get taken out, yet they send emails to us saying they will fine us for leaving bags by the bins. They are slow to reply to fixing issues and our kitchen problems have never been fixed. The website is awful, they never use it to message. Your best bet is to go speak in person to them.
Overall, the reception team are good people, but the company to me has gone down hill. They publish 'mental health' guidelines but wont respond to actual issues such as loss of income, jobs, unable to live there and attend uni whilst studying, having loved ones die, or be an essential worker in conditions where people are not nice.
I also want to address on mental health that I emailed, several times, regarding the state of my kitchen. My flatmates were pigs and we had flies and mould a lot which made me barely go in there. I struggled to eat and stated this but i NEVER recieved emails back. They are bad at emails, which shouldn't be the case as many youth struggle with axniety and depression during studying and big life style changes. I was never given help, i asked them to leave a note atleast in the kitchen regarding the state and to warn them but never happened.
I think they should introduce a scheme for this, it severely effected my mental health. They should do checks, im sure common sense people would keep it clean if threatened with fines. I can't imagine the state of some kitchens with even worse flies/mould issues.
Thats all i have, on whole, at the end of the day its just a room, but even then the company isnt the best. Can i lastly say the security guard RYAN was the best they ever had and they should off given him a pay rise for how great he was to keep him. everyone misses him now hes gone, made us feel safe.
AVOID- it’s just not worth the money
I stayed in beckley point Plymouth 2019-20. It’s very expensive for what you actually get compared to other accommodations such as the old dairy. The lifts are constantly broken and the way students were treated during the pandemic was absolutely disgusting, it’s very clear this company puts profits before students wellbeing. It’s such a shame because it’s in a good location and the staff are lovely, it’s just not worth the money. It’s not very social at all as a lot of the residents are international students which means there’s never much atmosphere. I would definitely not recommended booking to live at beckley.

STAY AWAY FROM THIS COMPANY AND ANY OF ITS ACCOMODATIONS
I stayed at Goldsmith Court between September 2019- July 2020. Our flat in which we paid £140+ per week for had the very minimal basics. For 6 months, a few of our bathroom lights didn’t work, the oven was broken, very limited hot water and heating which sometimes turned off for weeks. As well as this there was silverfish infestation, the sink leaked onto the kitchen floor for most of the year, and the staff were so unhelpful. One time our flat even got broken into at 5am and as an all girl flat we went down hours later petrified and they didn’t help us one bit, my boyfriend even came to screw the door back on it’s hinges with his drill. The staff were unhelpful throughout the year, and not to mention the unhelpful ness through the COVID-19 pandemic with little to no guidance from staff. STAY AWAY FROM THIS COMPANY AND ANY OF ITS ACCOMODATIONS.

Not a student accommodation company but the portfolio for a badly managed wealth fund.
Zero ability to communicate with staff in person let alone electronically.
Poor maintenance, zero security during covid.
Apalling accounts system with line items all over the place and no explanation.
Not pretty reading if you look at their entities on Companies House, many have been liquidated.
If they are restructuring their business then the administrators need to be fired.
Print Hall in Bristol is essentially being asset stripped and sold off to Bristol University.
Choose wisely, don't choose TSHC property for your children.
