We were tenants with this company for several years. To be fair, they found replacement tenants quickly. However, I believe this was mainly thanks to the flat itself: it was clean, well-maintained, in an excellent location and offered at a very good rent.

The director's response gave me the impression that he thought they had done us a huge favour by finding tenants quickly. In reality, this was beneficial for everyone involved, not just us.

Unfortunately, the communication during the final weeks of our tenancy was very disappointing. We received conflicting information about our move-out date and rent liability, and despite repeated calls and requests, struggled to get clear written answers. The director's response addressed only some of the points I raised in my complaint.

I will also be posting the same review for Marsh & Parsons, as I received emails from the same person using email addresses belonging to both agencies' domains. I'm not sure why this was the case, but I believe it's relevant to mention.

Overall, a disappointing end.

I've had a great experience with this agency. Madeleine, my property manager, responds quickly and has solved every problem I've brought to her.

They were dilligent in sorting out the paperwork in short notice, and our tenancy manager Rai Gega kept an eye on things to keep them moving.

Would not recommend based on our ~12-month tenancy managed by Frank Harris & Co. In the first weeks we had a toilet leak and a ceiling electrical fault that took roughly a month to resolve. This was followed by a mouse infestation (we later found a pre-existing trap hidden under the kitchen units) and, in November, an overheating/burnt fuse on the boiler that posed a fire risk. Mould reported in February was still unresolved when we moved out in July, almost 5 months later. Contractors missed appointments, and updates only came after persistent chasing on our part. We have had multiple property managers with no visible hand offs taking place when people overseeing our case were on annual leave - leading to further delays in resolving issues.
Since vacating, we've also faced ongoing delays getting our deposit released - over 5 weeks with no resolution, which has led us to raise formal complaints with both The Property Ombudsman and the TDS.

I've been a tenant at a Frank Harris property for over a decade(!), so I've certainly had my fair share of experience and it must be said that not all property managers are created equal! I've recently been fortunate to be in touch with Madeleine Ashby who has been fantastic - she has been easily contactable, incredibly friendly and understanding and sorted and actioned issues within a matter of hours! She is an excellent property manager who is a credit to Frank Harris and I feel very reassured that she is my point of contact. A special mention as well to Renesa Zeka who always is a very bright light when she visits us for our property inspections.

They asked u to pay “ holding deposit “ first to hold flat . They have been showing flat to other clients with ur offer as plan b for several weeks hostage ur payment ghosting me, other agents , once “ holding deposit “ paid . They stop viewing . Do not ever pay or give ur card info to this agent never ever first . Ur payment will be hostage and they will keep accepting viewing to check is there better offer . Scammer

I dealt with Lana Brown to obtain monthly rental statements. I always get response quickly and really happy with her service. Nice to do business with her.

Adam was excellent—he guided me through my first flat purchase and went above and beyond as an intermediary, particularly when dealing with difficult solicitors. I found Frank Harris to be highly professional and transparent throughout the process. Although the sale took longer than expected, Adam remained extremely responsive and kept me well informed at every stage. Thanks again for all of your efforts!!

I would not recommend this letting agency based on my experience as a tenant.

Throughout my tenancy, I found communication to be slow and, at times, obstructive. Maintenance issues were not addressed within a reasonable timeframe, with some taking several months to resolve. On multiple occasions during the winter period, I was left without heating or hot water, which caused significant inconvenience.

As I am now leaving the property, I have also experienced attempts to apply charges that I believe are not in line with current regulations.

Overall, I found the service to fall below expected professional standards, particularly in relation to responsiveness, maintenance, and tenant support

Salvator was extremely patient with my questions and worries, and helped us negotiate with the landlord and kept us updated all throughout. Overall his service and attention to detail was impeccable, especially when it comes to the viewings and updates. Would definitely recommend him!

We have been renting our flat in central London for years -- with different companies. But Frank Harris has been the best by a long way. They found someone to rent it very quickly but, most important for us, they manage the rental (collecting rent; certificates; repairs; any minor and major problems) with efficiency and care, meaning the whole process is stress-free for us and the tenant. Highly recommended.
