From the get go Mandale Homes have been fantastic! Buying our first home was daunting but Diane at the site office quickly made this nothing but exciting for us. The level of support from the team from buying, completing and even now with their customer care is just 5 stars and beyond. The builders were prompt and responsive with any queries we had and still have related to our new home. We are thankful that they were part of our journey!

Diane was on hand for anything! She showed us round the house multiple times before & during the buying process. Was on hand to help out with paperwork and questions. She really went above & beyond to make the buying & selling of our home easy as possible. Doing all this with a 5month old was so relaxed by the support from Diane.
Mandale homes do part exchanges, which put us as ease, rather than us selling our house independently. Great company and we are in love with our new home.
Very little snags, but they were/are incredibly great with getting these rectified quickly. Couldn’t recommend them enough!

Just had 4 weeks of major remedial works at my home address after purchasing a Mandale Home 5 years ago.
This was to rectify the house sagging above the 4 metre span of bifold doors where Mandale had used a catnic lintel instead of a steel RSJ to hold the house up. Obviously the catnic lintels are much cheaper and aren’t seen by potential buyers.
No response from Mandale who were invited to every appointment with the NHBC who were rectifying both mine and a neighbours house.
If you own a Mandale property with bifold doors this may be worth getting checked out by a builder if you are still covered by NHBC.

From our first visit to site in February we we not only impressed with the style of home but the high standard of fittings within the home, the space the house offers and the stunning outlook. Diane was very friendly and her knowledge and how she came across was outstanding and still continues to be as we have now reserved our new house at Denholme. 😊

The first question what went wrong? I would say it would be more appropriate to ask what went right?

There was plans for a nature reserve instead there are 2 extra houses built where said nature reserve was planned, Mandale excuse was it wasn’t safe for children playing.

A piece of land in front of our house was sold back handed to a resident who has now put a 6 foot fence up blocking all of our view and I’ve been informed Mandale even paid for the fence 5 years down the line.

We are currently having the back of our house rebuilt due to incorrect materials being used in the first instance causing the structure to drop crushing our bi folds. Today as I write this I have no living room, no access to my garden with a 20 month old whilst also being 4 months pregnant. We asked to be moved out but was told it was habitable (not by Mandale) this is currently under the NHBC as Mandale had multiple opportunities to visit site with the NHBC but guess what no one came to visit… when I contacted Mandale I was told it was nothing to do with them as we were are out of our 2 year period with them.

And the icing on the cake as mentioned I am 4 months pregnant which means I require to use our bathrooms a lot more. 6 months ago around 7 properties had issues with toilets drainage etc, Mandale after arguing sent a company down to jet the drains who informed myself and multiple neighbours that there was gravel in the drains and this problem will continue if not investigated and fixed.

Around 5 weeks ago we are back to square one, with one property not using their downstair toilet at all, another having issues with the toilet draining and ours completely blocked to the point sewage is coming back up! Mandale’s response not our problem! We have paid a private company to come out investigate, unblock and survey the drains to be told the same thing there is pea gravel that surrounds the drains is in the drains!

I have contacted Mandale asking for firstly to be reimbursed for the cost which I’m sure I don’t need to write the answer that I got in response to that and secondly to be told someone had put that down the drains after they investigated in 2023. Mandale are denying all knowledge of any issues of pea gravel in the drains from 6 months ago and said that is was decorative gravel! The amount of gravel in the drains is really quite shocking, how any sewage has managed to get through! Again being pregnant why would I block my own drains when I need the convenience of using a downstairs toilet now more than ever!

And lastly we have had months of upheaval due to the road being ripped up in order for Bradford council to adopt it as yet again Mandale didn’t do the original road to standard!

All I can say is our experience in buying our first family home with Mandale has been a disaster, we already have one ongoing claim with the NHBC and it’s looking like we will have to have the drains ripped up to amend the ongoing gravel in the drains which no doubt NHBC will have to deal with as Mandale excuse yet another major issue they are willing to fix!

Please do your research before buying from this developer they will take your hard earned money and quite literally leave you in the crap!

My family and I have visited Mandale Homes site in Bradford a numerous times to view the site and properties that are due to be built. From the first time we met Diane she made us feel welcome. Informed us on how the process will be from straight to finish. Feel that we are on the journey to the start of our new chapter in lovely surroundings. Thank you

Diane was extremely helpful and passionate about her role. She tried everything to help us secure a property, but prices were just out of our price range unfortunately. The homes are beautiful and built to a high standard we fell in love with them on first sight.

We have just purchased a house through Mandale homes at Thornton Hills development. Diane the sales advisor has been brilliant from day one, nothing has been too much trouble, any questions we asked which she couldn’t answer straight away went above and beyond to find answers and got in touch either by phone/text or email. Diane has made us feel most welcome with tea and biscuits on all of our visits to the development, she really is a star and an absolute credit to Mandale Homes.

I visited Mandale homes at Denholme and Diane was very accommodating and helpful. They gave me a tour of the Pecan home and made sure l understood the layout of the building.

I must say their service is really excellent! Thank you for that great customer experience.

Would have been 5 stars if I we were just rating various members of staff especially Diane the sales person,nothing was too much trouble for her and was contactable easily with all issues resolved that we enquired about. We have not moved in yet but hopefully all will be fine with no major issues.

Diane was super helpful from the first day we visited the showroom, right the way through to where we are now, reserving a plot! Diane is an asset to Mandale. She knows her stuff! She answered any question we had and was extremely on the ball. So far, we are so pleased we chose to buy a new build with Mandale.

Excellent effort all round by the whole team,from putting our house on the market to moving in in 9 weeks.
Special mention to the two Diane's keeping us up to date with developments and putting us at ease when the pressure was on!

Diane at the Hebblebrook site has been the ultimate professional, yet at the same time, friendly, caring and incredibly helpful. She is always available to answer your questions or concerns, even when she is supposed to be taking time off! Diane has helped our purchased go smoothly, reassuring us when we were worried with the surveyor who looked at our old home who was incredibly unprofessional. She has kept us up to date at every stage, and speaks to all parties involved and relays information as soon as it becomes available. There needs to be more Diane's in this world.
