We were extremely disappointed with our experience at Mulberries in Upper Oddington due to several serious issues on arrival. The toilet was not working, there were exposed and potentially unsafe wires in the kitchen, and the garden was completely overgrown—even though the weather beforehand had been gorgeous, so there is no excuse for such poor maintenance. There was also an outside tap left running that couldn’t be turned off.
It was so bad that we felt we had no choice but to leave and not stay at the property at all. Despite paying almost £700, we were offered just £100 in compensation—frankly insulting given the circumstances. We declined this and are seeking a full refund.
We reported everything immediately over the bank holiday weekend, only to discover Stay Cotswolds were (bizarrely) fully closed until Tuesday, leaving us completely on our own. When we did make contact, we were passed between Stay Cotswolds, the property manager and the owner, none of whom showed any real interest in helping or resolving the situation.
To make matters worse, Stay Cotswolds inspected the property two weeks later and claimed a plumber had already attended before our stay. This raises serious concerns about why a property with known issues was deemed fit for guests. The delay also gave ample time for issues—such as the exposed wiring—to be addressed or concealed.
Despite the slick website, Stay Cotswolds appear to act purely as a booking agent and take little responsibility once payment is made. The lack of support, especially with clear safety concerns, is completely unacceptable.
We will not be using them again.

Decor to a poor standard everywhere needs a re-plaster. Heavy mould around upstairs windows. Grass hadn’t been cut in months. Staycotswolds were out of office for our entire stay. Check in at 5pm Friday and check out 10am Monday bank holiday. No physical welcome pack. Needed to scan qr code to find out wifi code. Not worth £252 a night. Needs fans as upstairs was so hot at night. Positives great location and size of property.

Awful experience with Stay Cotswolds. I stayed at Milton House in Bledington and unfortunately left with what appeared to be bed bug bites. I raised the issue with Stay Cotswolds and initially received a response stating that the matter would be investigated with the property owner.
Since then, I have received no update whatsoever. Multiple follow-up emails have been completely ignored, leaving me with no confidence that my concerns were taken seriously or properly addressed.
Customer service is extremely poor, and the lack of communication and accountability is unacceptable.
I would not recommend booking through Stay Cotswolds.

We booked a cottage through them in Stow-on-the-Wold, and we had a lovely stay at Devon House Cottage.
The Stay Cotswold team were very helpful with some queries we had prior to visiting, around the check-in times, and they have an office in the town centre so are very much local and know the area well. They even recommended a great pub for our Sunday roast!

Over the past 14 years, we have worked with several holiday letting management companies on a multi-agency basis, so we feel well placed to provide a considered and honest assessment of performance within the sector.
A few years ago, we made the decision to appoint StayCotswold as the sole representative for Pear Tree in Oddington, based on what we saw as their outstanding professionalism, integrity and performance in the holiday letting market. As owners, this was a significant decision and not without risk. However, StayCotswold has consistently justified that trust through excellent communication, professional conduct and a genuine commitment to both owners and guests.
Our experience has been that when issues do occasionally arise, they handle them thoughtfully and proactively, working hard to find fair solutions for everyone involved. Managing the balance between guest expectations and owner interests is never easy, yet they do so with care and professionalism.
We genuinely enjoy working with the team and feel that the relationship is a true partnership, focused on continually enhancing the experience for our guests.

Arrived at Wendle Cottage in Morton in the Marsh today 15 May 2026. First impressions were dirty windows, scruffy front door , unfortunately no better inside. Very grimy, in need of re paint as walls covered in scuffs, marks and dirt carpets replacing or cleaning, garden a complete tip, barbecue unfit for use, rusty and filthy. Cooker hood thick with grease, marks up the kitchen walls.
We wanted to go straight home which after a 2 hour drive and plans for a 3 day birthday weekend ruined we were incredibly disappointed. Stay Cotswolds were closed until Monday so no help what so ever . Cleaners told us to ring Air B and B . The manager from the cleaning company popped by but couldn’t help us in confirming a refund. Said the property gets a lot of use etc and that the gardener and window cleaner were coming in 2 weeks. That the owner knew about the ripped rug and carpets . Now looking back I can see in Sept 25 there were the same complaints, obviously they don’t care but just keep taking bookings and money . Photos and videos available.

Having worked in the leisure and hospitality industry for more than 45 years, I have seen a huge change in customer behaviour over time, and unfortunately some expectations placed on businesses today can be unrealistic.
Self catering accommodation is exactly that - self catering. It is not a full service hotel with staff on site 24 hours a day, and guests do have a responsibility to read the property details properly before booking. Pet charges, cancellation policies, parking arrangements and property limitations are usually clearly stated if people take the time to read them.
Likewise, travel insurance exists for a reason. Unexpected events such as illness, cancelled flights or changes in personal circumstances are not the responsibility of a holiday cottage agent or individual property owner. What some guests also fail to appreciate is that holiday cottages are often owned by small independent businesses or families, not large hotel chains. If a guest cancels at short notice, it can be extremely difficult to re-let those dates because most people plan holidays well in advance. In many cases, it is the owner who is left significantly out of pocket.
Unfortunately, when people are disappointed that they cannot receive the outcome they were hoping for, emotions can sometimes run high and this can be reflected in the tone of online reviews. Over the years, we have seen occasions within the industry where businesses are placed under pressure to offer refunds or compensation simply to avoid negative feedback online. In our experience, StayCotswold has remained professional, fair and consistent in the way they handle complaints and disputes, which is something we respect.
From our own experience as a owner, StayCotswold has always acted professionally, communicated well and taken guest concerns seriously. One thing that particularly stands out is that they appear to spend a considerable amount of time properly investigating complaints and responding to them meaningfully, rather than simply issuing generic copy-and-paste replies. In an industry where many companies avoid accountability or fail to engage properly, that is something I genuinely respect.
When genuine issues arise, they expect them to be dealt with properly and fairly. Managing hundreds of individually owned properties and balancing the expectations of both guests and owners is not easy, yet they continue to provide an excellent service.
I felt it was important to leave a positive review to provide some balance, because our experience with them has been consistently good.

We stayed at The Cotswold Guy Apartment on the 17th April for 2 nights, booked via Staycotswold (first time booking with them), we are away on a long weekends most months with our dog. The communication was great until we arrived, we received a message with contact details whilst we stayed and key code. Apartment was as described, however there was no Wi-Fi meaning no TV. I understand some people go away not wanting these features, we are not those people and would not book somewhere without them, I am business owner and need to be contactable -phone reception was not great, so we spend 2 nights with no internet or TV (which is also important to us). We called the contact number to be informed he was on holiday and could not help, but would get someone to contact me in the morning which did not happen. We contacted Staycotswold who were not interested at all. I did get a call once we were home from the owners who said they would come back to me, they never did, but did confirm no one told them about the issues when we were there, then I received a really unpleasant e-mail from Staycotswold advising Wi-Fi is provided as a complimentary service - so please don't go to one of their properties thinking you are going to get what you paid for, plus they advised the owners tried to contact us when we were there and we were unavailable - a complete lie. We were advised there was an issue with the Wi-Fi in the village, however we went to both pubs over the weekend and spoke to quite a few locals in there and in the village and no-one knew about this issue. All the wires behind the TV & Sky box were pulled out and left hanging down, I can only assume this has been an on going issue which previous occupants encountered - Bad company, Bad service - would never use again

Stay Cotswold are a local company with a High Street presence which gives them a face. In the three years I have worked with them I have found them to be successful, achieving high booking rates, efficient, making prompt payments, and informative, sharing all booking details.
They communicate well, both making and listening to suggestions of property owners; and though being protective of their brand name and customer base they do not forget the property owner in the event of disputes which may happen from time to time. They can call upon their experience to arbitrate impartially and reach a solution acceptable to both parties.
They are a caring company with a professional team who keep me informed, advised, supported and listened to. I have no regrets having chosen Stay Cotswold.

Great service, booking was easy, they followed up promptly on a couple of questions we had about pets and travel cots. Beautiful property that exceeded our expectations and was the perfect base for our stay in the Cotswolds. With kids and dogs to cater for we appreciate the choice available and the transparency over what we are booking.
