I have just completed on a Transfer of Equity. Maham was extremely helpful and efficient. Made the whole process very easy. Fees were well below the other quotes but still got excellent service. Would definitely recommend them to anyone and will use their services in the future.

My experience with Ackroyd Legal was extremely disappointing and, unfortunately, became a real nightmare.

I could mention 20 or more issues, but I’ll highlight some of the main ones:

1. Very poor communication: It was extremely difficult to get a response to calls or messages. I was repeatedly given excuses such as, “She’s in a meeting,” “She’s off today,” or “She’s speaking to someone else but will call you back.” Very rarely did anyone actually call back when promised.
2. Extremely slow progress: After around five months, they had only just started raising enquiries. After approximately eight months, the process had deteriorated to the point where I had no choice but to withdraw from the purchase.
3. Poor customer service: I found some of the communication unnecessarily rude and difficult to deal with. Communication was often unclear, which made an already stressful process even more frustrating.
4. Poor management and lack of accountability: Despite sending numerous emails, I received no response from the person managing my case. When I tried to contact her directly, my calls were not accepted.
5. An extremely stressful experience: After paying the initial £400 deposit, I often felt completely left in the dark. It felt as though I was expected to chase constantly just to find out what was happening with my own purchase.
6. Refund dispute: Even after the purchase fell through, my money was not refunded. I was told that the seller’s solicitor had been too slow and that this was the reason for the delays. However, I was in direct contact with the seller throughout the process and had a very different understanding of the situation.

The whole experience was incredibly stressful and disappointing. Buying a property is already a major financial and emotional commitment, and you expect your solicitor to make the process easier, not add to the stress.

Based on my experience, I would strongly recommend doing thorough research before instructing Ackroyd Legal, particularly if you expect regular communication, effective case management and a reasonable level of customer service.

I sincerely hope that other clients have a better experience than I did.

I am extremely disappointed with the service I have received from Ackroyd Legal.

My property registration has still not been completed, despite numerous follow-ups over an extended period. The delays have had serious financial consequences for me, including preventing me from completing a remortgage and leaving me exposed to ongoing bridge finance costs.

Throughout this process, I have repeatedly had to chase for updates and clear answers. Communication has been slow, and I have often been left uncertain about the status of my case or what was being done to resolve it.

Purchasing a property is stressful enough without having to worry about whether essential post-completion work has been carried out promptly. I expected a much higher standard of service and a greater sense of urgency given the financial impact these delays have had.

Based on my experience, I cannot recommend Ackroyd Legal. I hope they review their post-completion processes and communication with clients so that others do not experience similar difficulties.

Utter unless company, basically the same as all the other 1 star reviews. Be warned!!!, avoid at all costs, resulted in our mortgage offer timing out after 8 months of going backwards and forwards, now we have to start all over again.

Terrible service from start to finish. I have never experienced so much stress during a property transaction. Over five months I sent hundreds of emails and made numerous calls that went unanswered, and I repeatedly had to resend documents I had already provided.

When I raised the lack of response and other concerns with a senior member of the team, Aisha Ahmed, I was told she was managing 70 clients and didn’t have time to respond to me the day after my email. There was no acknowledgement of the stress this caused, and no attempt to offer reassurance or support, just a flat explanation of workload and very defensive tone. There was a complete lack of seniority on the account at all.

We used a different solicitor for our purchase, and the contrast in communication, responsiveness and overall service was stark. I would not recommend this firm based on our experience in fact I would say avoid at all costs.

Awful company. Amaan Ahmed does not progress things and does not reply to emails or telephone calls. If you raise it with the head of conveyancing, Aisha Ahmed. She is equally ineffectual at actually getting the work done. I will avoid them like the plague and be sure to look at all the one star reviews in future, I not that some fake 5 star reviews have been removed, I imagine most of the remaining 5 star reviews are fake or prompted.

We used Ackroyd legal for a property purchased at auction.
We had 28 days to complete the transaction and Sunny and his team of paralegals were fantastic.
Sunny worked miracles to get the sale completed in that time.
A genuinely nice person to deal with and very, very good at what he does.

I am a first time buyer and had a really good experience with Zidane at the quote stage and decided to go with them.

Price was very reasonable.

Onboarding was straightforward.

My solicitor was very polite.

But…..
As a first time buyer I had no prior knowledge of the process of buying a house and I feel like it could have been made more clear to me.
I called a lot because I was unsure what was happening.
I never got a call from my solicitor any new information I got came from me calling them.
At time I felt like a nuisance because I’d call and be told my solicitor was too busy to speak with me and send an email, which quiet often I got no reply on.

I had to chase a lot for the report on title and I got it the day before we exchanged and completed.

The most stressful time was when we got the final invoice which included other charges from the seller side , again as a first time buyer I had no idea what these charges were and panicked it was extra charges on top of the agreed price. when I called I was somewhat panicked and was really upset to be be told I was acting rudely ( I really didn’t think I’m was)
I understand to a a seasoned solicitor I may have been a tad annoying in asking for updates but as a first time buyer it’s been such an unknown experience I feel like more communication from them would have calmed my concerns down.

Overall it all went ahead as planned and that’s good, my solicitor was polite and got the job done.

Maryam Khan herself gets a full five stars from us, the service we received before she took over our flat purchase however was very slow and poor. From the time she took over our case her responsiveness, diligence and clear communication restored our confidence in Ackroyds and that our transaction would reach a successful conclusion. Top notch service! Our transaction has been with another solicitor for 9 months and we were getting impatient so we changed solicitor. In a month, the sale was completed. We will definitely be using Ackroyd legal again. Nicholas Martinez did a very good job and we couldn't be happier.

We had a very frustrating experience with Ackroyd and specifically Alima Kamara.
Very difficult to get hold of and in the 56 days we dealt with them she was on holiday for 3 weeks! Emails bounced back from her quite often as her inbox was full, that should tell you all you need to know.
Very poor communication throughout the whole process and, as it was an auction purchase we had time constraints to deal with.
On the day before completion, she decided to ask us for proof of funds which should have been done weeks prior.
We were lucky that the completion specialist at the auction company we bought through was absolutely spectacular and she kept the whole process moving when it seemed it was doomed to fail.
We got there in the end but it really wasn't down to Ackroyd.

Maryam Khan was helpful all the way through our transfer of deeds process. Easy to get hold of, or to leave a message for and friendly and professional when I spoke to her. Process was fairly quick and fairly straightforward. I would recommend.

A straightforward property sale , no purchase involved however Fatima Jabbie dealt with everything in a clear , concise and , timely manner . She always responded without being chased . Even after her part of the process had been completed she went above and beyond to help with documentation that the buyers legal team had failed to complete.

Nicholas was excellent during the entire process. He was always diligent in his execution. His proactivity was greatly appreciated as he would ensure all sides of the transaction were moving along at the right pace. I felt very comfortable during this as could always rely on Nicholas to address any queries / issues.
