Jasmin at Bernard’s Portsmouth was great! I have been supported through my first house purchase by Nicola Johnson (Drayton Office). Nicola has gone above and beyond, regular updates, sage advice and guidance and total professionalism. Jasmine has been very efficient and kept me udated with all information regarding the property.She has shown great understanding of my finacial difficuties and been liaising with landord to secure the room for an extended period until finalising the tenancy agreement.Looking forward to settle in and to get to know my house mates.

Bernards, Waterlooville. Started off ok and was promising at the beginning. Seem to understand our needs but that soon changed once we gave in our notice period. I was told, that the only way our property would get sold is through court and that it had been a waste of their time! I find that not only unprofessional but highly insensitive. Im extremely disappointed in your service, when I trusted you to help me.
I would not recommend this agent to sell your property.

Do not use Bernard’s Southsea

My experience with Bernard’s started in 2023 when Lucky Fenton came to value one of my rental properties. The valuation was fair, and as I didn’t want the hassle of rent collection or day-to-day management, we agreed a guaranteed rent arrangement. Bernard’s charged me a £300 monthly management fee, which I thought was expensive, but the numbers still worked for me, so I signed the contract.

Year 1: No issues at all. The tenants were excellent, everything ran smoothly, and I was happy with the service.

Year 2: New tenants moved in and initially raised several maintenance concerns. I explained that I was happy to send a plumber, but if no fault was found they would need to cover the call-out charge. They declined, and after that I didn’t hear anything further. They turned out to be good tenants overall.

Year 3: This is where my experience went downhill.

The tenants gave notice after finding another property. As I also own the flat above, I asked Bernard’s to find tenants for both properties. We agreed verbally that there would be no set-up fee because of our existing relationship.

Before new tenants were found, I decided to withdraw. With the new landlord regulations, I no longer felt the guaranteed rent model was the right fit, and instead signed with an Airbnb management company that offered a more comprehensive service, better returns and a five-year agreement.

Bernard’s then sent me a bill for around £500 for advertising and associated costs, despite there being no new signed contract. The only contract I had ever signed with them was back in 2023. When I questioned this, I was told, “We wouldn’t send you a new contract for every tenant.” Personally, I found that difficult to understand, as each tenancy is a separate agreement.

I also asked about the legal basis for the charges and was told Bernard’s doesn’t have in-house legal counsel and that my only option was to make a complaint.

To make matters worse, the tenants left the property in a poor condition, and I paid £600 for a professional clean. The tenants had agreed to reimburse me £300 towards that cost, but Bernard’s retained that money and informed me I still owed them a further £200. I strongly disagree with how this was handled and don’t believe it was fair.

Based on my experience, I cannot recommend Bernard’s Southsea. I’ve already advised a friend against using them, and he has also chosen to use an Airbnb management company instead.

For balance, I should say that my experience with the Fareham branch has been completely different—they’ve been excellent. Unfortunately, I can’t say the same about the Southsea office.

We let a property in Cosham with the help of Jasmine Warwick. The viewing process was very easy, Jas was very professional and got back in touch quickly after we had expressed interest. The move in process was straightforward, they use Oh Goodlord to help with the transition. Property itself is great, much nicer than others on offer in our price range and in good condition. Our landlord so far is receptive to repair requests and easy to get in touch with. No faults.

Josh and the folks at Bernards were very helpful and communicative as I bought my first home. Always on the trigger with pertinent updates.

After several months looking for a suitable flat, and having had to deal with some very questionable estate agents that I won't name here, I managed to rent a wonderful flat in Southsea thanks to Bernards.
I was followed by Jasmin of the North End office and I couldn't be happier, she has been really helpful, insightful, very responsive and professional. Nothing was too much for them.
I couldn't be happier, expecially after so many months of dissapointments with other agents, it was such a relief to find someone that really cared. The flat is lovely, newly refurbished to a high standard, in a very good neighbourhood and close to the sea front.
I would highly recommend Bernards to anyone looking to rent, they didn't dissapoint.

The overall service from Jasmin was brilliant. Answered all of our queries and even went above and beyond to ensure the whole move process was smooth. Highly recommend Bernards to anyone wanting to purchase or let a property.

Amy’s been nothing but helpful throughout the entire time I can’t thank her enough; and any one else I’ve had to speak to have always been really helpful.

Today was an extremely stressful day for me after I was locked out of my flat. Throughout the letting process, I found the team at Barnard's to be helpful and responsive. However, since moving in, my experience has been very different.

The response to almost every query has simply been, “Contact the landlord.” This raises the question of what value the letting agency provides if tenants are left to deal with issues themselves. The landlord is not on-site, often takes time to respond, and in today's situation was abroad, making it even more difficult to resolve an urgent issue.

Perhaps Barnard's should review the standards of service it provides and the level of support offered to tenants. My household has completed all required paperwork and payments promptly, yet we have repeatedly experienced difficulties, from receiving incorrect keys and resolving parking permit issues to dealing with more serious and urgent matters.

Unfortunately, the staff at Barnard's have shown little willingness to assist or even act as mediators between tenants and landlords. As a result, there often seems to be no practical support available when problems arise.
