Really like the forums and podcasts. Lots of great information and awesome to connect with other investors.

in nearly every article the authors confuse net income, net operating income with cash flow and use those terms interchangeably. they are not the same. they are reported on two completely different financial statements. Second, nearly every author erroneously refers to capitalization rate as a ROI calculation. it is not. it is an index that reports the properties ability to generate net operating income as a function of the price. the terms are rearrangeable to solve for the missing terms. all ROI calculations involve cash flows. a few authors claim it is a different way of looking at things. No, there is no different. Except for tax treatment for real property, real estate is just another asset class. same financial statements. same ROI calculations. authors went to clown school because they clearly didn't go to business school.

I didn’t give it a 5 star because of my peculiar problem of identity theft that has my ss#, bank account, phone tapping, etc.

We listen to The Rookie podcast and the Real Estate podcast daily. We love how Ashley and Tony break down concepts and jargon to make information easy to digest. David keeps it real and delivers it straight about current market conditions. We cannot recommend Bigger Pockets enough.

No other site is so rich in REI specific information of all types. Great place to find the best books for beginners and the forums provide a great place to get advice from more experienced folks.

Everyone on bigger pockets wants to teach other real estate investors the smart way to build wealth . But its not just about money. They teach about having good relationships with other people., which is a key to a healthy life and a healthy business.

I use the tools regularly when evaluating rental properties. I’ve attended a couple of the training sessions and like the content and knowledge.

It’s been a pleasure listening to BiggerPockets podcasts. We’ve been house hacking for the last three years and we just moved to Bixby Oklahoma from Colorado and we are going to repeat the process and purchase another in another 2 years. Thanks for all of the knowledge and advice. y
