Great from the start and all run smoothly

Had to put in a substantial correction to the EPC because it was based on averages rather than the near passiv haus (Swedish factory build) standard we had used in the 2012 build. Major part of the heating system (air to air ASHP) was entirely missed off as the central heating (seemed no understanding that a heat pump is reversible as either heating or cooling).

On the credit side the surveyor did eventually work with me to get EPC right but I had to put in a huge amount of work.

Also the valuation was bonkers - literally across the tiny road houses with far worse: energy efficiency, light, multi-aspect glazing, ceiling heights, room sizes, not triple glazing, built before the energy efficient 2010 new build regulations (ie much worse energy wise), which sell at c4000 per sqm (many transactions in the same terrace demonstrate this), each unit without ASHP or wood stoves and back boilers, with less solar and smaller less insulated thermal stores. Yet mine was priced at 20-25 % less per sqm - materially affecting my resale value.

Obviously mine (also with larger garden and storage) should have been greater to or at the very least equivalent psm.

I sent comparables from the terrace across the road, their firm probably did some of the home reports on those comparables, and yet the low valuation (based on one anomalous sale for a person with dementia who had no need to make the value) was what I was left with.

Very unsatisfied with the response on the valuation. It was flat out wrong.

Happier with the EPC in so far as action was taken to get it more accurate in the end.

D M Hall were very effective and courteous during the survey.
However, your disregard of highly efficient insulation in the roof rafter under calculated the heat loss in my estimation. We installed space age material that is 13 layers of material equivalent to 13” of rock wool insulation. If we are looking at heat loss through the roof, you can’t improve on the installation that we have, maybe we should have installed it on the ceiling joists, however, the method of installation that we did provided an attic space with a heated volume, which ultimately improved the total insulation of the house. I feel you need to update your EPC methodology to incorporate this method of installing insulation. Attic conversion adopt this method of insulation.
