Kind, Generous Experts with Property Advice!!

Sixteen years ago I had to sell my parents house in London. I had no idea how to sell property or how to get the best deal with estate agents. I joined HOA and used the free advice service. Angela explained how to understand the options when selling and how to reach a selling deal to my advantage financially. How to be confidently informed and get the best selling service from agents, the best price for the property and the best fair price when paying commission. It was amazing to carry out the information I was given and win on every level. I understood all the ins and outs and got exactly what I wanted. The estate agents said “ We have a spare desk in our office if you’d like to join us” We laughed. That’s how good HOA are at informing the public about selling property. I was educated by kind experts.
HOA offer endless amounts of much needed information and support for home owners. They go the extra mile constantly.

Vendors beware of your agents advice

This research is outdated. My experience with the UK market especially in the midlands is that properties are not selling due to agents inability to read the market,
What is not mentioned is not all regions are the same. To suggest a 2-3 % reduction after a period of 30 days just is not the case. My experience with agents is they are dishonest with the client vendor and rely on false previous sales to lure a vendor into contract to manage the sale of the property.

Thank you for your comment. You’re absolutely right that the market varies significantly by region, and conditions in the Midlands may be very different from other parts of the UK. Local demand, property type, pricing, mortgage affordability and the quality of the agent all play a major role in whether a home sells.

To clarify, our research was carried out in 2026 and is based on analysis of homes sold. The point we are making is not that every seller should automatically reduce their price after 30 days, or that one rule applies in every region. It is about the importance of pricing realistically from the start — especially in the current buyers’ market, where purchasers have more choice and are less likely to overpay.

Our research found that homes sold in 10–11 days typically achieved the best price, at 100.4% of the asking price. By comparison, homes sold after one month achieved 98% of asking price, dropping to 95.5% at the two-to-three-month mark. So the speed of sale can make — or cost — sellers thousands of pounds.

We also agree with your point that some estate agents may overvalue properties in order to win the instruction. That is precisely why choosing the right agent matters so much. Sellers should get several valuations, ask each agent to justify their figure with recent comparable sales, check how similar homes are actually performing locally, and be cautious about long sole agency tie-ins. Brilliant website

Invaluable impartial advice

Invaluable impartial advice. Regular reading gives an accurate feel for what’s going on, and specific topics as they arise in the process are very useful. I recommend all buyers and sellers read it. We sold our house in 11 days for more than we expected and quickly bought our new home. I’m my view carefully reading and acting on advice and information largely enabled that. What amazed me was how many buyers and sellers did less homework than buying a second hand car, they often felt they knew better, and then blamed estate agents, buyers or sellers when things didn’t go as they felt they should.
