I would recommend this company, especially Alfred to anyone in the future. Very quick to return calls to us. Hopefully the rest of the process will be as easy.

This company arranged to have 2 estate agent valuations done. 3 days later, their agent texted and said he had the valuations back, they were with the underwriters and he would be in touch later that day or the next day. I then heard nothing further. I emailed in reply to his initial email (so the address was right) and texted both numbers he had texted from. Later tried to call the mobile when I had heard nothing but a message said the number did not exist. Today I looked for a landline number for the company and called them. I was told the agent I had spoken to had been on holiday and was passed to someone else. This person told me he had called me and left a message previously - I had no missed calls or messages. He said the valuations had come back far lower than expected - this after the original agent had estimated a value that seemed inflated to me - no doubt to draw me in to take the next step. Then he said that, as one room of my house is grade 2 listed, they wouldn't make an offer anyway. If this had been made clear upfront it could have saved me a good deal of time and trouble. In summary of my experience - very dodgy time wasters and best to steer clear. I have decided against following this route to sell, but checked out quite a few other companies along the way - all of whom were more transparent and offered a better and more honest service - noticeably Better Move.

Had a very helpful and pleasant conversation with Chris this morning, he laid out the options available to me with no pressure for me to make any decisions there and then giving me time and space to digest everything that was discussed.

Asking other customers who have given positive reviews - only one or two have completed the sale with them from the reviews. Anyone can update us on whether your initial interactions and positive feedback ended up in actual sales for a good price? We are about to sign a contract with these guys but in a double mind after reading some useful reviews there.

I initially put my property on the market with an Estate Agent. Things happen in life, and suddenly I needed a Plan B. I did lots of research, and spoke to several companies who specialise in buying properties.
I settled on House Buy Fast after a few conversations with Duncan.
Having just successfully finalised the sale, I can tell you it was the best decision I could’ve made.
Duncan was patient, and reassured me throughout the process. Everyone I dealt with at HBF were extremely professional and helpful.
I cannot recommend HBF highly enough, and I’m extremely thankful that they are there if you ever need a Plan B.

I feel compelled to share my experience as a warning to others. I deeply regret choosing to work with this company. At first, they were incredibly friendly, said all the right things, and seemed genuinely helpful — which made us feel reassured and confident in signing with them.

However, the reality was quite different:

Very few viewings took place.

We were often not notified when viewings were cancelled.

On several occasions, agents didn’t show up or arrived late.

And most importantly: we were never informed — verbally or in writing (outside of the contract) — that if we walked away and later sold the property to someone they had previously introduced, they would charge a substantial fee and place a charge on the Land Registry.

Yes, this clause was in the contract — and I take responsibility for not reading it thoroughly. However, at no point in any conversation or email correspondence was this significant detail ever mentioned. That omission feels deliberately deceptive and unethical.

Eventually, we walked away and sold through a local estate agent who handled things professionally. But as it turned out, the buyer had previously viewed our property through House Buy Fast — and that triggered their clause, resulting in a large fee.

They initially demanded 2.5% of the sale price. After several discussions, they reduced it to 1.75% — still a considerable amount of money for a service that ultimately didn’t sell our home. This fee is tied to a “unilateral notice” they place on your property through the Land Registry, which is mentioned several times in their contract — but never once was it raised during our dealings with them.

I accept my share of responsibility for not reading the fine print. But I strongly believe this company was not transparent and acted in a way that was not ethical or fair.

Be cautious when dealing with company.
There contract states the MAY apply to land reg telling other people they are interested in your property.
I had no interest in mine, they did not want to buy it and didnt tell me they put notice on my property when you would hope some ethics code of practise of keeping the seller informed of everything ...but clearly not.
I was told I had to run the contract between myself and them to the end but this was in Jan but had to see it through to March no offers no interest or further viiewings . He said we had quite alot if interest .. really , no offers or further viewings ..all lies.
Now he refuses to take the off Land Reg until he knows how much its selling for? The people were nothing to do with his company and this is some 5 months later. So effectively 8 months
So when he tells you he will withdraw you from everything he lied.

Do not go with this company be very cautious. The tatics needs to be governed more to be honest .
