Loanguys were able to get the DSCR cash out on my log cabin rental. Because it was a log cabin, I was told by at least 40 different lenders, they could not do it. Adriana with Loanguys was great and got it done. She was a pleasure to work with and is currently working on my next deal. 5 stars for her and Kelsey

I had a great experience working with Shervin Modir. He helped me and my mom secure a DSCR loan for her investment property in Georgia, and I can’t recommend him enough.
One of the things I really appreciated when working with him was that he was very easy to get a hold of, whether it was by email, text, or phone call even sometimes after hours,’he was willing to help. Another thing that stood out about him was his ability to think quickly and find creative solutions whenever a challenge came up during the loan process. Instead of just giving the standard responses,( like a robot like most reps do he was the total opposite ) he really worked with us to find the best solution given my mom's situation.

Shervin was communicative and supportive through the process, very professional. Overall smooth on their end. I recommend using their in house team for everything, I made the mistake of using a local title company and they delayed the process significantly. It has nothing to do with Loanguys.com or Shervin, they were a supportive team to get us over the finish line. Highly recommend.

Went through the process, we were to close on 12/20/2024. They were late to closing for someone going on vacation, then the holidays and then changed the terms of the approval after it was already approved. They have also attached themselves to my insurance as an also insured without issuing the loan. Please PM and I can provide the email chains.

Unbelievable service!!!! by Shervin Modir who works with the Loanguys.com First of all, I want to thank him for getting me an impossible to obtain by anybody else loan. I wanted to buy a nine-unit multifamily apartment complex in a rural area. (Nine-units are harder to obtain loans for than eight, for some reason.) Before I could make an offer, I had to be prequalified with a loan offer. This was very difficult for me because my credit score was so low. I am very deep in dept on paper, but able to make my monthly payments. I called five different loan officers, and they all said they could not help me. An advertisement popped up on my phone, and thankfully Shervin answered the phone. He kindly said he would look at my loan situation. I was then able to make an offer, and it was accepted. To fix my credit score I had to pay off some credit cards. Still, it takes thirty days to make any real improvements in my credit score. My first quote from Shervin was at the rate around 12 percent APR, with my poor to fair credit rating. After my credit improved, he was able to offer me better rate at 9.2 percent APR, over the next thirty years. I ended up getting a positive cash flow over of 2000.00 a month, with another 1000.00 that can be made rather quickly. Prior to my offer, the property fell out of escrow, because they could not get an appraisal. On my first attempt to get a loan, there were no comparable properties available for me to be able to get an appraisal also. After calling several companies said they also said they were unable to do an appraisal, for the same reason. Shervin never gave up and found me a loan using a different appraisal company! Another great quality Shervin has is that he almost always answers his phone right away. He quickly calls back if he doesn’t answer. He also worked after hours. His loan closer Caroline Liu was great also. She worked hard for me to get my loan, while under the weather to make sure my loan was done on time. Go Shervin! Hire Shervin, the five star loan officer.

Shervin Modir our account manager made the process so very easy. He was a pleasure to work with and he went above and beyond in every aspect of the process. Things we did not understand he researched and presented them clearly to us. Awesome experience.

My experience with this lender was downright infuriating and unprofessional. Their ‘14-day close’ promise is a blatant lie. It took a staggering 28 days, during which I had to chase them relentlessly, even involving my realtor to request a closing extension. This company’s incompetence nearly cost me the entire deal, despite submitting all required documents upfront.

Once they get your application, they go silent. Two weeks passed without a single response, and when I finally reached them, they casually claimed they were ‘waiting on the appraisal,’ then disappeared again. I had to request the appraisal results repeatedly, a clear sign of their utter disregard for clients.

Their strategy is to drag you dangerously close to the closing date so backing out becomes impossible. On top of that, they hit you with high origination fees, conveniently mentioned only after you’re deep in the process. Their customer service is nonexistent, their timelines are a sham, and they lack any shred of credibility. The loan team are nothing more than slick-talking, snake-oil salesmen. Do yourself a favor and stay far away from this company if you want even a semblance of professionalism or reliability.

The experience I had with Abby was nothing less than excellent. Her patience and professionalism as she guided me through the process of obtaining a loan against my rental income demonstrates her willingness to help. Highly recommend this company.

I could not of asked for a better experience with Loan Guys! Shervin was ABSOLUTELY amazing!!!! I give him a 10 out of 10!! When he says “I got you”, trust him. He keeps his word and walks along side you every step of the loan process!!! I will do this again with Shervin!!!

Everything was great Until IT WASN’T
They say they can get you a loan in 14 days. I started this process at the beginning of May. Gave them the paperwork and was approved for more than I asked. End of the month I’m calling no response the loan officer I was dealing with couldn’t get any info. 2 weeks later calls and tells me I need to send in additional paperwork and pay another $535 for another appraisal. I send the paperwork in and now several in returned phone calls and still nothing communication has been horrible. This after I told Vaughn several times that I had my contractors lined up to start work and that every day is costing me money and delaying my project.I'm sitting here now writing this after I was told several times Vaughn was on the phone and would call me back it’s been 2 weeks.

This was my second time working with my loan officer Shervin Modir. He was always responsive to my questions and concerns. I look forward to working with him again as I grow my portfolio.
