Very disappointing experience with the return of my son’s tenancy deposit

I am writing about my experience helping my son deal with Victorstone following the end of his tenancy.

The landlord confirmed that the property had been left in satisfactory condition, that there was no dispute over the deposit, and that the deposit should be returned. Despite this, the return of the £2,394.23 deposit was not dealt with promptly.

We had to make repeated enquiries and persistently pursue the matter. Eventually, we had to use the Deposit Protection Service (DPS) process, through which the full deposit was ultimately returned.

I find it very disappointing that so much effort was necessary when the landlord had already confirmed that there was no dispute and had authorised the return of the deposit.

My concern is also for tenants who may not know how to use the deposit protection process or who may not have the time or confidence to pursue matters as persistently as we did.

To be fair, the full deposit has now been returned, but in my view the way the matter was handled fell well below the standard of service I would expect from a professional letting agent.

We have now raised a formal complaint with Victorstone and will consider the appropriate further complaint process depending on their response.

I hope Victorstone reviews its procedures so that future tenants do not have to go through a similar experience.

These guys at first seemed fine although one of the agents did push me into making an offer during the viewing telling me if I wait then the property would most likely be swooped up. As I am a student and this was my first time ever renting a property I took his word for it and made an offer there and then paying them for a holding deposit. I think because I was a student and they also knew my Dad’s salary who was acting as my ‘guarantor’ they knew they could squeeze lots of money out of me. During the tenancy was fine as our flat was managed by the Landlord who was very kind and proactive. Now leaving the property I’ve found that me and my flatmate got kinda ripped off. We’ve found a new flat in the same area which is far nicer and updated at the exact same price. Now that the tenancy has been done for 3 months we are still waiting on our deposit to be returned. When contacting Hashim he would tell us to email an account that never got responded too and now he is dodging me and my flatmates calls. Additionally one of the agents pushed me into writing a good review during the tenancy which I now no longer agree with. Seems that these greedy bastards just want to capitalise on inexperienced young renters.

Complete scam, when we were tenants the time to fix anything was months. Also they're now trying to scam us for our deposit, lying about items in the house. The flat came practically unfurnished, but now they're trying to charge us for missing items.

Three weeks on from my previous review, and my tenants have still not had their deposit back. They left the flat on April 12th. Victor Stone are not even answering emails, either from the tenants or from me. Please do not let your flat or rent one through VS: it could save you a lot of angst.

My property is being looked after by Victorstone, they have provided me with a great management package. If i have questions they are always at the end of the phone and quick to resolve issues in a professional manner. I am happy with the service provided and by the sounds of it my tenants are also very happy.

I had an excellent experience with Victorstone throughout the purchase of my apartment at Principal Tower. The entire process was seamless from start to finish. The team was highly professional, responsive, and very well connected, making sure I was linked with the right people at every stage.

If 0 stars was an option I'd rate it this way. I have waited 7 months for the deposit to be returned and still not received it.

Victorstone are uncontactable. Their phone line for their 'accounts' department doesn't work and the accounts@victorstone email address also does not seem to be managed.

We have been moved out of our property for 3 months, still waiting on the return of our deposit and no reply to calls or emails.

Had to start legal proceedings to hopefully get the money owed.

DO NOT USE Victorstone!

Do not rent from this estate agency. It has been 4 months without our deposit returned. No communication, no replies to emails or phone calls, and they are always out of office. We have reported our experience to the deposit protection scheme but there has still been no response from Victorstone. Do not trust this company.

Rude; they didn't update the asking price on the website and when we made an offer the agent Hashim got offended we wasted his time and told us he wouldn't have booked a viewing if he knew. When we pointed out the information on the website was wrong, he kept being rude. Just go with another agency.
