I was in contact from the start with Hashim Ali, who helped me perfectly throughout the application process and referencing for my new flat. I would recommend him and the agency for a smooth and helpful process, compared to previous experiences with London’s renting market.

It was johura and Jordan who helped us to go through the entire renting process. It was really quick and smooth. Both of them were extremely honest and transparent about the situation even though our move in was a bit delayed. However, both of them have made it super quick and highly appreciate their transparency.

I spoke to Trisha to enquire about potential finding a property, and I must say her customer service is impeccable, such a polite and professional woman that really understood what I was looking for.

The people I have interacted with at Victorstone, especially Jordan, have been great in providing useful information, answering questions and organising viewings for my group. I would like to see processes between landlords to speed up other crucial processes like deed signings, but overall I have had a positive experience with Victorstone.

I would like to give a special shout-out to Trisha Vadher for being an absolute pleasure to work with. From the start of sorting out a rental property for me and my friends, Trisha has been a star. She has acted with professionalism, going above and beyond to ensure that our property was sorted as soon as possible. What a lovely, kind-hearted, talented woman, I would recommend her to anyone. This agency was very proactive and helpful when finding my first london rental as a student. Anisul from victorstone was fast to reply to messages and happy to break down anything i didn’t understand at first

I really loved working with Victorstone, particularly with Anisul in securing a great flat for rent. The work is efficient - as soon as I was interested in said flat, I notified the agency and Anisul reached out to me almost immediately. In less than one day a viewing was arranged, and even though I was slightly late to the meeting, Anisul stayed the whole time waiting for me and happy to answer any questions and provide any help. Soon after, I realised the apartment was the perfect fit for me, and managed to pay the deposit ensuring my future rental of the flat. Everything went smoothly, the communication worked perfectly and it was overall a very nice and refreshing experience, especially in comparison to other renting agencies in London. Definitely recommend their services!

The worst company I've ever dealt with - avoid at all costs.

Throughout the tenancy they were terrible, refusing to help us swiftly deal with a serious water leak and their staff were completely clueless when we did manage to speak to them.

It took us over 4 months to get our deposit back from them. We called multiple times and were always told their their Operations Director was unavailable, but ironically the only person who could help us. We even message their CEO to raise a complaint but never heard anything back. It took threatening legal action to get our money back.

I was approached by a representative of Victorstone named Seun. I was on the market with a local agent who hadn’t managed to sell my home in months! I had a meeting with Seun and Muhib, who walked me through the sales process, and I decided to proceed. Brilliant decision…….. they sold my house quickly, within 3 weeks we had a very acceptable offer, and a month later we exchanged and completed. A round of applause for Muhib, Seun, Hashim, Jordan, and Anisul for getting this wrapped up quickly, they really went the extra mile in every aspect to get this sale done quickly. I have instructed Victorstone to sell my other property. Couldn’t recommend them enough!

Currently, signed a contract with Victorstone as a landlord. Referred by a family friend. Cannot be more disappointed. Terrible service. Extremely unprofessional. Decided to Google their reviews, to see if it’s just happening to us and seeing plenty of poor reviews. Totally regret not googling their ratings beforehand. Definitely will not renew our contract with them. Rent payments are always late after a lot of chasing. Totally unresponsive to our correspondence. Not worth the managing fee at all.

this is THE WORSE Estate Agent yet! one year ago an offer was put on my house. I accepted it, and upon their insistence, I instructed my conveyancing lawyers. Time passed, and I heard nothing from them. After trying to speak to the relevant sales people for updates on the sale, nothing, no return calls. Here we are one year later and not a single call not even to say that the buyers had pulled out or any given reason for the silence. I would call Victorstone's office on a regular basis and i would be momentarily reassured by whomever answered the phone that the sale was still happening!!! Cowboys

Avoid at all costs if you value your peace of mind.

The nightmare began when I approached this agency to rent a one-bedroom flat. Initially, things went smoothly. The agent handling the documentation was proactive, and since I was a student, I paid six months’ rent upfront—£1650 per month.

But the problems started the very day I moved in. As a young woman living alone in a new country and unfamiliar with how things work here, I was shocked and distressed.

The flat was filthy. Trash, laundry, and bed linens from the previous tenant were still inside. Cobwebs covered the rooms, and the bathroom was in a disgusting state. When I contacted the agency, they told me to dispose of the trash myself—despite the hefty rent I was paying.

Within the first week, the boiler broke down. The mechanic said it needed to be replaced, but the agency claimed the landlord wasn’t cooperating. They did a temporary fix, warning it wouldn’t last long. Meanwhile, the bathtub panel fell off—and it took eight long months to get it fixed.

Dealing with maintenance was a complete nightmare. Calls were answered by a woman named Saira, who constantly seemed clueless and unbothered by the tenants' issues. I had to live with mould in the bedroom for three months, despite repeatedly chasing them. I am severely allergic to mould and had to consult my GP, who prescribed continuous antihistamines. Yet, the agency showed no urgency or concern for my health or well-being.

Eventually, the boiler broke down again—and this time it was irreparable. I was forced to live for two weeks without hot water, struggling to even take a shower or use the bathroom comfortably. Saira, as usual, was unresponsive, offering only vague promises of “tomorrow.” The matter was then escalated to Anar, who repeatedly assured me that it would be fixed in two days—but nothing ever happened. When I pushed for real answers, he raised his voice at me and claimed he had no responsibility to act as a mediator between me and the landlord.

I finally obtained the landlord’s number myself—only to find that she had never even been informed about most of the issues. After countless follow-ups, the boiler was finally replaced.

When my one-year contract ended, I couldn’t wait to get out. I thoroughly cleaned the property—certainly in a much better condition than when I received it—and requested my deposit. They told me they would conduct an inventory check. Once again, I had to chase them multiple times just to get this done.

When the report finally arrived, it was full of false and baseless claims about damages I had allegedly caused. It took me four days to draft a detailed email, cross-referencing the opening and closing inventory reports with photo evidence to prove that the flat was left in the same—or better—condition. I even offered to return and clean any specific spots they thought were not up to standard. They never responded.

I called Anar several times, but he was always "in a meeting" and never returned my calls. I had to go directly to his office to find him. Thankfully, he was 'not in a meeting' at that time. I spoke to him and he casually told me I owed £200 for cleaning, which I strongly contested. I explained the lengths I had gone to clean the flat and even my earlier offer to correct anything they found unsatisfactory. He refused to discuss it further, saying I no longer had access to the property and that if I had an issue, I should take legal action.

He didn’t even mention the rest of the deposit until I pushed further. After filing a complaint with the deposit redressal scheme, and waiting two months, the ruling came in my favour. Only then did I receive the disputed amount.

If you want a clean, safe home, respectful communication, timely maintenance, and any hope of getting your deposit back without a fight—stay far, far away from this agency.
They are unprofessional, unresponsive, and completely indifferent to their tenants’ well-being.

We have been with Victorstone for quite a few years now. For more than a year now, Victorstone has been delaying all our rental payments. We only get payments once every 2-3 months, without any explanation from anybody. We are paying a large monthly fee for full property management, and not only do they ignore our calls and emails, they are also extremely rude over the phone when we manage to get to them. They are passing us on from one manager to another, hanging up the phone on us when in real frustration we are trying to explain the situation, and never get back to us with a formal written response as we have repeatedly requested. When calling their offices, you can never get to anybody from either property management or the accounts department, they only answer phone calls on letting or sales, and then they pass on the calls to somebody else who is equally unaware of the issue your are trying to discuss. AVOID AT ALL COSTS!

thieves. not only did they make us live in a moldy house for two years and just painting over it (which made the issue worse) instead of actually fixing it, they also refused to give our deposit back for made up reasons. we went do deposit protection scheme they concluded we were right based on evidence provided and they are still refusing to give us our money back. now we need to go to the notary for documentations and submit those. they are waiting to see it we will quit trying well we will not. if you are thinking about renting with them id say careful and avoid if possible.

From the outset I was very impressed with the team and their approach. I found them to be very professional and efficient.
The whole sale process was smooth and seamless and I would highly recommend.

I would like to share my experience with Victorstone, which was truly remarkable. Throughout the process, I encountered numerous deadlines, beginning with the approval in principle on exchange and culminating in the completion phase. I sincerely appreciated the unwavering support provided by the team, particularly Sen and Hashim, as well as the guidance from senior management.
Each step was clearly outlined, and I received timely advice on the necessary actions to facilitate progress.

Victorstone were our seller's agent when purchasing a property. Hira, Muhib & Hashim tried everything they could to push the sale along as quickly as possible, and were very communicative throughout the entire process. Big shout out to Hira who went out of her way to let us into around the property on a Friday afternoon before completion, so we could get all the last bits of admin sorted out.

Someone just turned up at my door on a Sunday unannounced, said they had seen my property on Rightmove and was in the area. I do not like the direct selling approach on a Sunday at my front door with someone I have never spoken to or reached out to. Unnerving.

Highly professional, supportive and friendly service received from the team especially Hira. She is efficient, helpful and worked tirelessly to provide the highest standard of customer service. Hira in particular is highly skilled and went beyond the call of duty to provide me with an outstanding service that I would struggle to find elsewhere.

Hira Nadeem was consistently amazing, always responsive and keeping me up to date. Buying a flat was a horrible process and Victorstone were the best part - thoughtful and kind and just there for me the whole time. I couldn't recommend them highly enough.
