I was in the area for a house viewing and called House Sales Direct, I got through to Millie and honestly she was a diamond, so lovely and professional! She quickly sorted me out a viewing for a property I was interested in and texted me all the details within a minute of hanging up the phone. I was really pleased with how well she looked after me. Thank you Millie! :)

Filled out a form online to receive a quote then received a text message twice saying they will call me from an 0161 number. Every time they have called, I have answered and every time I answer, the phone is hung up. Blocked all numbers now as wasting my time. Would not bother with this company.

Extremely disappointing experience and now facing a disputed £1,800 demand
My experience with House Sales Direct has been extremely disappointing.
I initially engaged the company to assist with selling my flat. Unfortunately, due to problems with the tenant, I was unable to obtain access to the property, meaning the sale process could not progress to auction.
During this period, I made four attempts to contact the company by email on 27 February, 6 March, 16 March and 19 March. None of my emails received a response. With no communication or indication that they intended to continue assisting me, I reasonably assumed they were no longer interested in proceeding with the sale and decided to pursue alternative arrangements.
To my dismay, I have now received a debt collection demand for £1,800 on behalf of House Sales Direct, comprising an alleged £1,500 debt and a further £300 in collection costs. The property never reached auction, no buyer was secured and no offer was agreed.
I had received just one email about a month earlier, which I genuinely suspected was a hoax, and had received no clear written explanation of the alleged debt before the collection demand arrived.
I find it extremely frustrating that my attempts to communicate went unanswered, yet a substantial fee is now being pursued. I am formally disputing the claim and have requested evidence of the contractual basis for the charges, including an explanation of the additional £300.
I would strongly advise anyone considering using this company to read the contract carefully, pay particular attention to cancellation and withdrawal fees, and keep a written record of all communications.

Seller beware.
Too many red flags for us to progress.
They won’t offer you an actual sales price, just a valuation range, at well below market, despite a visit from the surveyor.
They then pressure you to sign a contract online with Housesales Direct (AXF holding Ltd) the marketing and broker division, with no mention of Webuyanyhouse.
Read the terms carefully as you may be agreeing to an option price and 3rd party sales. They may even place restrictions with Land registry on the title of your property.
We just wanted a direct offer to purchase the property at an agreed price, but this was the only contract they would enter into.
Many of the 5 star ratings are only referring to initial contact with this company. Did they actually result in the sale of your property?
My advise is don’t waste your time.

I am absolutely fed up with this company and its continued disregard for my repeated requests to stop contacting me.

Despite my original review and update on 7 October, I am STILL receiving automated calls from their AI assistant, “Claire”, every evening.

I have now spoken to several members of staff, both following these unwanted calls and during further telephone conversations in the daytime. Each time, I have explained the situation and been assured that my number would be removed from their system.

Most recently, I was specifically promised that the person responsible for their IT systems would be back on Monday and would personally ensure my number was removed.

Well, today is Tuesday, 13 October, and unbelievably, I am STILL receiving calls!

How difficult can it possibly be for a company to remove a telephone number from its calling system?

I have made it abundantly clear that I do not wish to receive these calls. I have repeatedly asked for them to stop, yet the calls continue and the promises made by staff appear to mean absolutely nothing.

This has now gone well beyond being a nuisance. It is intrusive, unacceptable and demonstrates a complete lack of respect for people's privacy and wishes.

I am formally withdrawing any consent to marketing calls and demanding that my number be removed from all automated calling and marketing lists immediately.

If I receive any further calls, I will be submitting formal complaints to the ICO and Ofcom, supported by my call history and details of my previous requests.

Enough is enough. Stop calling me!

UPDATE – 14 OCTOBER 2026

Unbelievably, I have received YET ANOTHER automated call from your AI assistant "Claire" this evening at precisely 8:18 pm!

I am also extremely confused by your contradictory responses. In your previous Trustpilot reply, you stated that my details had been removed from your system. Now you claim you cannot find any record of me whatsoever. How could you have confirmed my details were removed if you now claim no record exists?

You have also suggested I email enquiries, despite the fact I have already emailed this address TWICE without receiving a response. Both emails were included in my subsequent complaint addressed to your Managing Director, Allan Freeman.

I have also spoken directly to your staff, including Mason on Friday and Keelen on two separate occasions, most recently Tuesday evening. I was assured that your IT department would resolve this on Monday. Clearly, that has not happened.

I have already formally escalated this matter to the Information Commissioner's Office (ICO).

I find it extraordinary that despite repeated complaints, assurances and now regulatory escalation, your automated system continues calling me.

Please explain the contradictions in your responses and, more importantly, STOP CALLING ME!
