Don't expect them to 'Do the Right Thing' by you
Selling was mediocre; however, I ended up selling the house myself by doing the viewings as the agents where not really trying (had similar conversations with other sellers who started the viewings themselves), so I'm not actually sure what we paid for in the end other than the internet advert.
However, buying via them was horrendous!!.
They lost 1 an entire $410k sale as from what I see online. the sellers have no longer moved as the house they wanted on the new build estate sold before they could go. Hannells also lost another seller 15k additional from us after we put in very high offer to see if we could secure the property pending our house sale which came through approx. 3 weeks later, though through their greed for quick turnovers Hannells lost 2 of their clients thousands, as the blank 'no' we got each time we offered to buy meant we inevitably continued searching for other properties and did not set on the purchase decision by starting searches etc. done, tying us emotionally and financially in to the purchase (So beware of that if selling)
Long story short on the final purchase. The house we did settle on the moment our sale went live, we made an increase offer price based on a deal for the sellers to move out when solicitors are ready. That day came sooner than anyone anticipated and on request for an exchange date we were told "actually no, you're in a chain now and suck it up or you'll lose your buyer as well" by a Hannells teenager (I assume). Found out during this discussion that decision was made by the seller/hannells and their solicitors to all disregarded the first deal and make a chain a couple of weeks after without informing us, they then hid that information for the next 2 months. From what I understand, they had all planned to get it to D-Day before telling us the deal change and as we had invested in searches etc. already, then hopefully we would just fold and accept the new deal terms. Sadly for them, we work on principle and trying to scaremonger us in to changing deal terms certainly meant I would happily throw away £2k+ on searches/solicitor fees and not really worry about it, in addition, still move out my house to rental accommodation so not to lose my sale. Although, in contrast, their sellers could not lose a penny without collapsing (they were buying beyond their means basically). Really silly move on the sales team part, they should have advised against it or done the right thing informed us of changes the moment the seller changed tactic.
I was actually told all sorts of sob stories by Hannells about how the sellers are having to spend a few extra £ to move out early etc. and to be honest, I really couldn't care less as the extra thousands I was paying was for exactly that situation..... They all wanted their cake and to eat it.
As we had the strongest position we rolled them all over in the end and back to original terms; however, just knowing how sly the tactics had been, both selling and buying really disappoints me in Hannells morals and principles to try and act appropriately. Instead, it would appear they chased the cash... lost thousands for a client, lost an entire family move for another and nearly lost hundreds of thousands to another. I don't aim to move again but I wouldn't be using this place if I did.
Update, interesting and political response. Forgetting we sold and bought with the company, so, we know exactly what info gets communicated between buyer and sellers..... Lived and breathed that terrible process. God forbid the government creates a regulating body, they'd all be in trouble.

However, we do not recognise the version of events presented in this review. Sellers, not estate agents, decide which offers to accept, and the claims that Hannells caused clients to lose thousands of pounds or prevented another family from moving are entirely unsubstantiated.
We can only act upon the information provided to us. If a seller’s circumstances change during a transaction, including their onward-chain position, we communicate and manage those changes based on the information available. This does not mean that information was deliberately concealed.
We would also be extremely surprised if any colleague used the language attributed to them, while the assumption made about their age is incorrect.
Ultimately, we are disappointed that you were unhappy with the service provided, as this is certainly not reflective of the experience for which our Chaddesden team is known. Nevertheless, we wish you all the very best in your new home and hope that any future dealings with us provide you with a much more positive experience.

The listing of our house was excellent…
The listing of our house was excellent but a few of the viewings were questionable due to the position they were in with their property. What is the point of showing people around the house who haven’t even put theirs on the market or even got their mortgage in place. Also if it hadn’t of been for ourselves and our buyers constantly on the phone asking questions and chasing solicitors etc I don’t think we would of been in the property by Christmas.

We completely understand your comments regarding some of the viewings. While it is always ultimately our seller's decision, we would not necessarily discourage a viewing simply because a potential buyer has not yet placed their own property on the market. We do find that some buyers prefer to find the right property before committing to a sale themselves and, once they do, can sometimes become proceedable within a matter of days. Similarly, most buyers will not have a mortgage formally in place at the viewing stage, although we do of course establish their position and circumstances wherever possible.
We also appreciate that the period between agreeing a sale and completion can be frustrating, particularly when there are delays elsewhere in the chain, and we're sorry that you felt you needed to do more chasing than you would have liked.

My requested for an appraisal of my was acted upon very quickly.
My requested for an appraisal of my property resulted in an appointment made quickly. Sam from Hannells arrived on time and carried out a thorough assessment of the property. We then sat down to discuss the options available to me without any hard sales pressure. A full detailed report was sent to me later that day. Sam had good knowledge of the housing market both local and national. Highly recommended.
