I would strongly advise anyone thinking of purchasing or selling a property through Let Property to reconsider.

I was interested in a property they were marketing at offers over £56,000. After some negotiation, I was offered the property for £59,000, but I was then hastily asked to pay a £3,000 upfront “reservation fee” to secure it. This £3,000 reservation fee, immediately seemed suspicious, as I had not even viewed the property in person or I had the opportunity to properly review the documentation with my solicitor.

I was told that I could not view the property because there was a very high demand and that the virtual tour was sufficient. The exact words of the so-called "broker", who was dealing with this property were; "This property is so in demand, if we were to allow people to view in-person there would be a queue out the door." This was an almost comical excuse and only deepened my concerns with the situation.

After telling the broker, I need to take some time to look over everything, I was completely bombarded by him and his other colleagues for the next 3 hours and the again the following days. There was phone call after phone call urging me to pay the reservation fee immediately as the had buyers waiting in the wings to swoop in at any moment. I was even called by the apparent manager of the Glasgow branch to inform me that I had "10 minutes to pay the reservation fee, or his other buyer will pay it." Which of course never came into fruition.

The conduct of the "brokers" from Let Property is nothing short of embarrassing overall. The attitudes of the staff are that of an infantile salesman. I have been pressed and pressed to proceed with the property with the staff using all the classic sales tricks e.g. "this is a once in blue moon investment opportunity". I was even told by one broker that "my mindset is completely wrong and that I need to change" all because I told him that I won't be hurried into buying anything.

After telling Let Property I had no interest in the property anymore, I decided to find out what the £3,000 reservation fee truly entailed. After researching the company extensively, my understanding is that this reservation fee effectively operates as a broker fee, but is presented to the buyer as part of the property purchase price.

For example, if a seller is willing to sell a property for £100,000, the property may be marketed at £103,000, with the additional £3,000 described to the buyer as a reservation fee. The buyer is therefore led to believe they are simply paying £3,000 towards the purchase price to secure the property, whereas the fee in reality is non-refundable and non-contractual.

In my view, I believe prospective buyers should establish exactly where the reservation fee goes, whether it forms part of the seller's agreed price, whether it is refundable, and what contractual protection the buyer receives in return before paying anything.

A month later, despite being told that the property was too much in demand for me to view it, the property has remained on the market and has now been reduced to £50,000. This is particularly telling of the kind of operation Let Property are running. The urgency and level of pressure they put me under for the property to be in very low demand, speaks volumes.

Absolute shambo. They are only after your buyers premium and do not keep their side of the conditions, which is doing the due diligence for you. They do nothing in the way of dilligence, they don't know what they are selling. This was the case for all 3 properties we got through them, 4th fell through because false reporting on it. They will sell you junkies or non paying for a year for tenants but will not disclose it. They will sell you HMO that doesnt have a license. Shocking how those scammers have been getting away with the fraud, which the company is. Do not do business with them.

I am a landlord looking to sell 1 or more of my portfolio - in theory its a good business model as you keep your tenant in situ (and happy) and "get full market value". The sales staff will say anything to get you to list your property with them. After a few days talking to salesman first Sebastian Wieczorek then Anthony McCorkell they suggested I list 2 of my properties as a package together as "we have 15000 high net worth individuals" many based abroad that would want them - i was assured the rightmove etc would not even be needed. I specifically asked about the ROI expected as the figures produced by Anthony resulted in a 5% ROI for any buyer - i had previously contacted an auction house (8-10% Minimum) and then a local agent (7-8%min) but was assured by Anthony 5% would be ok subject to the survey that I was to pay for (£1150 for 2 surveys) After payment this survey process dragged on for around 6 weeks - the member of staff assigned John Galila was terrible expecting me to do his job setting up appointments for him - once the surveys were done I received copies and was told someone else would be in touch on Friday 4 Sept to discuss the next step, nothing ? Eventually I got a call from Alex on Thursday 10 Sept the first guy to be honest with me - the 2 properties are worth £ 390k together but the first thing he suggested is that "they were marketed seperately as thats a more reasonable entry level" (so much for those high wealth individuals), also straight onto right move etc (again no sign of these 15000 individuals), and the lowest ROI he had on his books that day were 8% - therefore suggested I would have to reduce from 390k to around £260k !!! Wouldnt even cover the outstanding mortgages why would I do that ?! Alex pushed me said that was a regular occurence and he was putting properties through at between 33 & 50% reduction of their value, and said "I might as well let him do it" now we were at that point - I was absolutely furious (not with him) and told him that his company had wasted 8 weeks of my time as well as £ 1150 - furthermore I would just be wasting my time as well as his and any prospective buyer if I let him put them on the internet. He understood my position and said his boss Cameron would contact that day to speak further. Cameron eventually called almost a week later on Weds 16 Sep and I was just walking out the door to a funeral so we chatted and agreed he would call me back Friday morning - he did not. I then missed several calls from him Monday 21 Sep as I was in meetings, and I called him back twice Tuesday morning but no answer - i received a text and we agreed he would call me today Tues 22 Sept at 3pm. he did not so I called him and also sent a text - as of 345pm still nothing. This company is a disgrace, the employees either want retraining or be given lessons in telling the truth ! If you are looking to sell a property for a reasonable price stay away from this lot, they should be reported to trading standards !

Edited - Let Property have contacted Trustpilot "asking for more details to better understand my experience" ? It completely baffles me what more details they would need ? My name is at the top of the review and I have detailed a number of their staff by name and also dates of contact, so you would imagine they would have all the info they need ? - Has it not occured to them to contact this disgruntled ex customer directly ? because despite us arranging for them to call me at 3pm Tuesday its now Thursday and I still havent heard back from "Cameron the manager" - and if i hadnt added this TP informed me that they would have to take down the review, "because of lack of information", so this now seems to me a deliberate tactic by property let to get my experience and review taken down and ignored ?

Edit 2: Looking this morning at their "properties for sale" website there is very little in the price range of my properties at £390k apart from a few HMOs, the vast majority of stuff on there is £100k or less with higher yields- "entry level stuff", and they date back months to the start of the year, still unsold even at those prices ! I have been seriously missold to.
