Very disappointed with my experience.

I paid approximately £7,000 in total, including sourcing fees for two properties and the cost of two home reports. Unfortunately, when the properties were properly inspected, their condition was nowhere near what I felt had been suggested in the original investment packs.

I raised my concerns several times and emailed on 26 August asking whether they would at least meet me halfway on the costs I had incurred.

I am still waiting for a proper response.

What I find particularly frustrating is that, while I was looking to invest, I was receiving calls two or three times a day from Cameron. Since asking for a partial refund, I have heard virtually nothing for around six weeks.

At this stage, I am simply asking for a fair resolution and a refund of at least half of what I have spent.

The lack of communication and aftercare has been extremely disappointing.

Spoke to Anthony Callan and he was very professional,polite and extremely informative regarding my enquiry. I would recommend Let Property to anyone who would want to invest in the property market.

Communication has been good, everyone seems to be doing their job and they have kept me informed when there has been interest in the property. We are hoping to get a realistic offer and are happy to wait as it is relatively early days.

Still going threw the process of selling my property. So cant give full stars untill sold property. But things going ok.

Dear Gary,

I am writing to outline my experience of advertising a property with Let Property, which has fallen significantly short of the expectations set at the outset.

In November last year, I contacted Let Property after seeing an advert on Instagram. I was attracted by the proposition of access to a large pool of investors and the opportunity to achieve a quick sale without compromising on value.

During my initial discussions, Jade was polite and helpful. She carried out checks on yield and comparable properties within the same block and advised that the property would be marketed at £140,000, which is what I paid for it three years ago. Based on yield, I was told it would likely achieve between £140,000 and £150,000. This gave me confidence to proceed.

Due to work commitments, I progressed matters in early February. During this time, I received frequent follow-up calls encouraging me to move forward, which I largely ignored until I was ready.

Only after signing the paperwork was I informed of a £600 survey fee. I was told this was a recent policy change and that the survey would make the property more attractive to investors and support achieving a higher price. Based on the assurances previously given, I agreed to proceed.

The process that followed was disappointing. The survey took approximately six weeks to complete, including cancellations and delays involving my tenant and the surveyor. Once the property was listed, it was marketed at £135,000 — a figure I found surprising and inconsistent with both earlier guidance and comparable sales in the block. Properties there typically achieve around £140,000 unless there are notable issues, which is not the case with mine.

Within just three days of listing, I was contacted and advised to consider an offer of £132,000 as your salesman said had just spoken to the CEO (I assume you) and this was the right thing to do now. The tone of this discussion was markedly different from earlier conversations. I was told that this reflected market reality, which I strongly dispute given my direct knowledge of multiple properties in the same block. I declined the offer, yet the listing price was subsequently reduced to £132,000 without my agreement. I did clearly state in the conversations that had I known the property would be priced below what I had paid it would not make financial sense for me to sell the property on investment grounds.

Following this, I requested to withdraw the property within the initially stated 8-week period. I was then informed that while notice can be given after 8 weeks, the property would remain listed for a further 4 weeks — effectively extending the commitment to 12 weeks. This was not clearly communicated upfront and is, in my view, misleading.

While I understand these points may be covered in the terms and conditions, they were not presented in a clear, transparent, or upfront manner. The key factors that matter most to a seller — pricing expectations, fees, and exit terms — were not communicated with sufficient clarity. As a result, the overall experience has felt unprofessional and, at this stage, has caused me serious concern.

I am therefore formally providing notice that I wish to remove my property from the market with Let Property with immediate effect. I would also like you to confirm what level of compensation you are prepared to offer in respect of the £600 survey fee, which I believe was agreed under misleading assumptions.

I had a very good experience with Samantha. She provided very detailed information regarding a buy to let property and as I was new to this , she remained very patient and detailed and did not seem to be in hurry. She checked again with me next day. She was very professional.
