No Letting Go West Berkshire conducted a move-out inspection in the last 30 days on a property I rented. The inspector showed up with the incorrect inventory report and took 2+ hours to complete the inspection.

I was physically present at the home towards the end of the inspection, and the inspector told me there likely wouldn’t be any charges because the house was extremely clean, wear and tear excepted.

The inspector proceeded to submit a report listing cleanliness issues that I could have resolved during the inspection. I paid a professional cleaning service to clean the home prior to the inspection, and they gave me a 7-day warranty that I could have used to fix the deficiencies, or I could have fixed myself due to their simplistic nature.

Do not trust this company.

The report was very thorough - with better Photos than our estate agent! Identified a few issues we were unaware of. We Live in Spain so it is good that we now have complete peace of mind that we will receive good timely information going forward.

I had a very disappointing experience with the checkout service carried out by Lloyd Price at No Letting Go.
The checkout report prepared by Lloyd led to my landlord initially proposing a £680 deduction from my deposit, including carpet replacement, wall repairs, cleaning and other items. However, after I carefully reviewed the signed check-in inventory, I discovered that the bedroom carpet already had an “iron burn near the window” recorded at the start of my tenancy. This key piece of information was not taken into account during the checkout assessment, and the landlord later acknowledged this was a mistake and removed the carpet replacement claim.
The check-in report also recorded pre-existing wall marks and confirmed that the property was handed over in a “good domestic standard” rather than a professional cleaning standard. I had to spend a significant amount of time reviewing both reports, gathering my own move-in photographs, and challenging the conclusions to prevent deductions that were not supported by the check-in evidence.
A checkout assessment should be a careful comparison between the condition at check-in and check-out. In my experience, this comparison was not carried out with the level of accuracy I expected, particularly considering that the pre-existing carpet damage was clearly documented in the signed inventory.
To be fair, the original check-in report itself was detailed and ultimately helped me challenge several points. However, my experience with the checkout assessment carried out by Lloyd Price has left me concerned about the attention to detail and accuracy of the process.
I would strongly advise tenants to review their check-in and checkout reports carefully and not rely solely on the conclusions stated in the checkout report.

I use Ghias from the Wembley office for inventory reports for my flats, and he has been a big help to me. He's a great guy, is very thorough with his reports, and always helpful with any questions I have. I wouldn't hesitate to recommend him to anyone looking for such a service in the London area!

Items that were damaged have been missed - too late to pursue with the outgoing tenant and I have an issue with the phrase 'average domestic clean' (in my experience this means requiring extensive deep cleaning at the landlord's expense). Properties left in a dirty state and vacation reports worded very much in favour of the tenants.

We really have a great experience working with Mark, our inventory clerk from Ealing No Letting Go. he does amazing turn around inventories for us at Rehearsal Rooms. He is always professional, polite, and incredibly accommodating. Mark consistently goes above and beyond to make the process smooth and stress-free, and his friendly approach is always appreciated. Reliable, efficient, and a pleasure to deal with — highly recommended!
