We applied for a mortgage via Montague Financial Brokers with PRECISE. We have a GRADE II listed thatched cottage and during the long application process it was clear that the property was of COBB construction ,Thatched and built in the 1600s.
We were asked to pay the £595 valuation fee and did so.
The valuer eventually turned up and to our amazement had to ask us if the property was COBB construction.

We heard nothing direct from PRECISE and to our disbelief (and that of Monatgue Financial Broker) PRECISE gave a zero valuation as they don't Lend on COBB buildings.

Neither on their website, both on our research and that of the Broker, was there any mention they do not lend on COBB.
We are now in the process or raising this with the Financial Ombudsman as we are still out of pocket as the Broker was so appalled at our treatment that he reimbursed £295 as a good will gesture.

We've made numerous complaints and phone calls and they have refused to deal with the matter and neither refunded us our money.
They also then attempted to change their criteria and said they might re consider if we got a Cobb Survey done at a cost of well over a £1000 in addition to the £595 we had already paid out.

They are an appalling company to deal with and their customer service isn't helpful either as they refuse to pass you onto the person who was dealing with. the complaint, neither send e mails but postal letters to further hinder the process.
WE didn't even get any correspondence re the valuation and had to ask for the report.

We would strongly advise any prospective Mortgage applicant to avoid this company.

I was treated badly, never consulted on costs and everyone expected me to know allabout the processes and how a Bridging loan worked.
Consequently, figures I were given at the start over doubled during the process, also a requested 120K but only got 118K without warning, the whole job was a shambles

Great to use and made the whole process seamless. A bit slow on hand over day but I imagine this was a lot to do with the solicitor.
