Lynne Alison has been outstanding and very efficient as our Factor Agent. Lynne has been very professional and gets things done. With reference to our experience, we cannot understand why Factors get such a bad reputation. We have had Lynne representing Spiers & Gumley for 9 1/2 years. We have loved having a great factor, where all outside maintenance, repairs and building insurance is covered. Having by a Factor is far cheaper than being responsible for all those bills. Only regret, is we wish Lynne was our factor where we are moving to at Towans Court!

Thank you for taking the time to leave us a review. Your property manager Lynne was advised by the grounds contractor in September that they had cut back the bush and she contacted you to ensure you were happy with the work done.
When you came back to Lynne and explained you felt the bush was still too high, she asked the contractor to reattend. Lynne has since visited the property to inspect the work and feels there is further levelling required. She has instructed the contractor to reattend.
We apologise for the delay in this work being completed to your satisfaction.

I have used this factor for 20 years and I find the last 12 months reviews laughable.
I don’t ever remember having any of my issues dealt with quickly or professionally.

Awful
Terrible company to try and deal with.
I cannot comprehend how they are now showing such a high score but an invited review about how much help was given to set up a direct debit seems a bit suspicious.
Having dealt with them for 20 years I can say I find them incompetent, untrustworthy and very expensive and slow to respond if at all, Allan Lavery is the one person stands out as being the best of a terrible bunch.

So Many Bogus Reviews In 2025
I've been a client for over thirty years and until early 2025, the vast majority of Speirs Gumley reviews were negative or indeed, very negative. Strangely, more recently, most have been positive! Their service levels and the uncooperative attitude of some staff members haven't improved of late - so the obvious conclusion has to be that many of the recent reviews are bogus. Therefore one star is appropriate. It's very sad, as there are people in this company who are pleasant and work efficiently for their clients. Those bogus reviews - such an insult to them!

Since I have owned this property
Since I have owned this property, I have watched it go down hill. The steps with broken tiles, where myself, a family member and other residents have tripped. There is no paint on the window sills, they’re relight down to bare wood. I have complained about all of the above.

In relation to the steps at the front of your property, as soon as you alerted your property manager of the safety concern, a contractor was deployed to make them safe. We wrote to owners last year regarding the condition of the front steps and provided details of quotes received to repair them. Unfortunately, we did not receive funding or agreement from the owners to instruct the full repair. Due to the time of the year, external tiling work can't be done in wet weather or low temperatures so we will obtain quotes again for a full repair in Spring and provide these to owners.
We also obtained quotes for the repainting of the window sills and eternal areas of the property and provided these to all owners last year, unfortunately we received agreement from only 1 of the 8 owners, therefore we were unable to instruct this work. Your property manager is currently obtaining revised quotes for an internal and external redecoration scheme which will be sent to owners for their consideration. Again, any external painting work will not be possible until the Spring now.

People make the difference.
I have had Speirs Gumley as the factors at my flat for 17 years now, during this time I have had numerous dealing with them, some good, some bad and some average. What I can say is since the he new property inspector (Allan Lavery) at the block took over, every dealing and experience has been excellent 5/5. Allan is very knowledgeable, hard working and has great customer service. I can’t thank Allan enough for all the great work he has implemented at the Block of flats at Dorset Street.
