Instructed Talbots Law to act as conveyancers for our property purchase, having already had an offer accepted. 10 days later, still waiting to be assigned a conveyancer and any form of paperwork I can pass to Estate Agent.

The Kidderminster branch were good 20 years ago (*I think they have since merged with other offices across the region so unable to deal with office directly), this recent experience has been nothing short of shambolic.
If it takes this long to get things started, how long would the house purchase process take!?

This was a very difficult sale and Talbots were professional and pro active throughout. Jayne, who works alongside Terri went above and beyond to ensure the sale progressed and she communicated frequently to share information.

★☆☆☆☆ Extremely disappointing and stressful conveyancing experience

Unfortunately, my experience with Talbots Law has been extremely disappointing and stressful. Our first contact with Talbots regarding this property purchase was on 10 February, and our deadline is 11 September. After approximately seven months, we are still experiencing communication problems, last-minute requests and having to chase for progress.

I chose Talbots following a recommendation from our mortgage broker, but based on my experience, I would not use them again or recommend them for conveyancing.

The biggest issue throughout the process has been poor communication and the constant need to chase for updates. Emails have regularly gone unanswered, responses have been slow, and there have been occasions when the sellers' solicitors had already provided information but we were still waiting for matters to be dealt with on our side. At times, I have felt that I needed to monitor the transaction myself simply to keep things moving.

What I find particularly frustrating is the number of important matters that have been raised at the very last minute, despite Talbots having been dealing with our purchase since February.

I informed them in advance that I would not be available to respond on 4 September. Despite this, I received an email that day requesting further information and explanations regarding the source of our funds. These were important enquiries that, in my view, could and should have been dealt with much earlier in the process rather than days before our deadline.

Even more concerning to me was that on 7 September, only four days before the deadline, we were still being asked to provide documentation relating to money that had been lent to us. At virtually the same time, we were being asked to transfer the money required for the purchase.

This left me extremely uncomfortable. When a solicitor is asking a client to transfer a significant amount of money, I believe the client should feel completely confident that all necessary checks and documentation have already been dealt with properly and in good time. Being asked for important evidence about funds at such a late stage, while simultaneously being asked to transfer the purchase money, did not give me that confidence.

There were other delays as well, including issues surrounding an indemnity policy, despite my understanding that the sellers had already agreed to the policy and to cover the cost. There was also a period when our conveyancer went on annual leave while important matters remained outstanding. I completely understand that everyone is entitled to annual leave, but I would expect a firm of this size to have appropriate cover and handover arrangements so that a client's transaction continues to progress.

What makes the situation particularly disappointing is the length of time Talbots have had to deal with the transaction. From 10 February until the 11 September deadline is around seven months. In my experience, there has been ample opportunity for source-of-funds enquiries, supporting documentation and other important checks to be raised much earlier rather than leaving clients dealing with urgent requests during the final few days.

I appreciate that conveyancing can involve delays outside a solicitor's control, and I would not blame a firm for matters genuinely outside its responsibility. My criticism relates specifically to the communication, responsiveness, organisation and last-minute handling that I have personally experienced.

Buying a property is stressful enough without having to constantly chase your own solicitor or worry about whether important matters have been dealt with. After seven months, I expected the final stage to feel organised and reassuring. Instead, with only days remaining before our deadline, I still feel that matters are being dealt with reactively rather than proactively.

Unfortunately, this experience has seriously affected my confidence in the service I have received from Talbots. Based on my experience, I would not choose them again for a future property transaction.
