I have had three surveys done with Viking Surveyors and each time they were provided on time and the contents were explained clearly. The reports highlighted issues that I would never have thought to check and, as a result, saved me from making a poor investment. The reports are good value for money and easy to read. We booked Viking Surveyors to do a survey on a house we wanted to purchase. First impression was very good, they replied quickly and organised the survey pretty quickly too together with the report, but we are disappointed about the fact that we asked some questions after we received the report and never received an answer. We find in unprofessional, uncaring and rude.

I have used this company twice now as unfortunately my first sale fell through. The ladies were very helpful in the office and offered me a discount as a returning customer. The team delt with liaising with the estate agent direct and the survey was booked for the following week.

I was able to discuss my concerns with the surveyor once I had received the report which was really helpful.

I very recently posted a negative review of Viking Surveyors and the company in its swift response was at pains to point out that: “ the individual who has posted this review was not our client and was not a party to the survey contract. Our professional duties were owed solely to the person who instructed us under our agreed Terms of Engagement. “

Indeed I freely admit I had mistakenly posted my review on my wife’s account although it is notable that she suffered the same anxiety, distress and financial losses as myself however this was not deemed as relevant to Viking.

Hence in the interests of accuracy and to address this very important issue highlighted by Viking I am now resubmitting my review in my own account.

Very disappointed with this company. Survey completed on my new house purchase April 2025. After moving in we discovered a multitude of minor and major faults not picked up by the surveyor. The following is non exhaustive sample of faults. Roof leaking in 2 separate places. Roof clearly in a poor state of repair. Significant rising damp not detected by surveyor. Leak from bathroom not picked up, faulty sanitaryware, large gap under full length of bifold doors. Large gap in other patio doors. Other faults are continuing to be discovered on an almost weekly basis.

I did complain to Viking for some of these faults, mainly the rising damp which I have now paid over £4000 to remedy. Many more were discovered (and continue to be discovered) after I had submitted my report and I was thus unable to include them in my initial complaint.)

I was visited by a representative from Viking who after a cursory investigation quickly dismissed my concerns and I referred to CEDR, however my concerns were again quickly dismissed. This does not however detract from the issues I continue to have with my home nor the “quality” of the report prepared by Viking Surveyors. Readers may wish to decide for themselves whether they wish to use this company for such a crucial part of the home buying process.

I have used Trust Pilot many times and always give credit where it is due and if my previous submissions are perused you will not find any negative reviews however this company is the exception and I submit this review to provide what I hope is useful information for others looking to have a home survey.

I instructed Viking Surveyors for a RICS Level 3 Building Survey in Birmingham. The surveyor identified 'torn underfelt' —a clear precursor to moisture ingress—yet explicitly stated there were 'no signs of timber decay' and assigned a Condition Rating 2 (not serious or urgent). Relying on this expert assurance of structural soundness, I proceeded with the purchase.

Immediately after moving in, severe leaks revealed advanced structural rot. This negligence has caused a direct financial loss of £2,850, alongside a significant diminution in the property’s value. Most frustratingly, when I complained, the company blamed me for not booking additional tests, despite their own report classifying the issue as 'non-urgent'. If you expect an 'expert' service to connect obvious risk indicators to structural consequences, avoid Viking Surveyors. They provide visual checklists, not professional service.

--- UPDATE: Response to the company’s comments ---

The company’s response is a textbook example of avoiding professional accountability.

Condition Rating Contradiction: You claim your advice was 'ignored.' However, you assigned a Condition Rating 2 (Non-urgent) to the roof issues. In RICS standards, if an issue requires urgent investigation to identify structural risks before purchase, it MUST be a Condition Rating 3. By giving it a Rating 2, you explicitly told me it was not an emergency. You cannot blame a customer for trusting your own expert classification.

The "No Decay" Assurance: Your report stated: "No signs of timber decay were seen." Providing this positive assurance alongside a non-urgent rating created a false sense of security. A Level 3 expert is paid to infer risks from precursors (like torn felt); simply saying "I didn't see it" is a visual checklist, not a professional risk analysis.

The Timeline: Structural timber rot does not progress to failure in 6 months. This is a multi-year biological process. The decay was either present and missed, or the moisture ingress was so severe it should have been flagged as a critical risk (Rating 3).

The CEDR Decision: While CEDR chose to apply an 'average person' standard to an expert service, it does not change the fact that your report provided a misleading diagnostic of the property’s health.

Ironically, I paid for your 'Expert' Level 3 service specifically because I am not a surveyor. It is absurd that I have had to research RICS professional guidelines myself to explain to you how Condition Ratings and risk inferences should be applied. I shouldn't have to teach an 'expert' their own job after suffering a loss due to their diagnostic failure.

The experience I had with these guys was great from start to finish. Easy online account to use, ladies in the office were very helpful providing advice on what level of survey we actually required.

Once I made payment they delt with the rest. Super quick with booking the survey for the following week!

After care was great, I had some questions about areas of the report I didn’t understand and I found it very helpful being able to speak to the surveyor afterwards.

I had never heard of Viking Surveyors but I am so glad I got in touch. They were very helpful and nothing was too much trouble. I had two properties surveyed by them and each one was done superbly, and one was not that straightforward. I would highly recommend them to anyone as you can be sure you will get excellent service.

Jack performed a level 2 RICS survey on the home we are buying, everything about Viking was professional date was arranged quickly, Surveyor(Jack) was prompt and polite and returned the report to us quicker than we expected. when we had a couple of questions Jack gave us a call back on the same day.

Viking Surveyors carried out a Level 2 survey on a property we were purchasing. From the start the whole process was easy to follow and arrange. The surveyor, Ollie, was extremely helpful during the conveyancing as various points were raised that he was able to answer pragmatically and professionally. Post sale, Alex has been invaluable in his time and advice when I was dealing with local roofing companies who have suggested expensive remedial work that frankly does not need to be undertaken. Very happy with Viking Surveyors for the full structural Level 3 RICS survey carried out by Jack who did a great job. Good communication, clear thorough report. I'm very impressed with Vikings Surveyors. Contacted Viking to do a house survey and valuation. The communication was great. Not only the quotes was reasonable, they were very quick to book a slot for us. Once the survey was done, we received our report within a couple of days. The report was very detailed, highlighting clearly the issues and recommended steps to remediate. Our surveyor was Ollie.
