Great work by Winkworth Greenwich
We cannot recommend Winkworth Greenwich highly enough! If you’re looking for an estate agent to sell your property, look no further.
After years of trying to sell with other estate agents, Guy, John and the team finally got us over the line.
From start to finish, they were absolutely fantastic. They never dropped the ball, arranged plenty of viewings, kept us informed at every stage and went above and beyond to make what can be a very stressful process run as smoothly as possible.
Guy and John deserve a special mention for their outstanding support, professionalism and commitment throughout. We always felt that our sale was in safe hands and their communication was excellent throughout.
We are absolutely delighted to have finally completed, and we genuinely couldn’t have done it without them. If you’re considering selling your property, we would wholeheartedly recommend choosing Winkworth Greenwich. You won’t regret it!
Thank you, Guy, John, Charlie and the whole team. You really were amazing! 😍
John and Guy are class!
John and Guy were amazing. Very down to Earth. Honest. Thoughtful. Highly recommend.
A professional and friendly estate agency
A professional and friendly estate agency in Kensal Rise. I’ve used Winkworth’s services for many years, and they are my go-to agency in the area for letting my property. Their team is excellent and efficient, and I highly recommend them!
Extremely Disappointing Experience. Poor Communication and Customer Service
Our experience with Winkworth has been incredibly disappointing.
Firstly, our property was advertised at the wrong sale price, with a £75,000 discrepancy both online and in the agency window. The property listing was also incorrect on two separate occasions, with rooms missing from the description. Both times, we had to point out these errors ourselves and ask for them to be corrected.
Communication has been consistently poor. Emails regularly go unanswered, phone calls aren't returned, and we are constantly having to chase for even the most basic updates. At times, we've waited weeks for a response, which is simply unacceptable when you're trusting an estate agent to manage the sale of your home.
What's been particularly frustrating is the complete lack of proactive advice or guidance. When we've asked for suggestions on how to improve interest or move the sale forward, we've received very little help. Surely this is exactly what you're paying an estate agent for? They are supposed to be the experts, not the clients.
Our property has now been on the market for over five months, with barely a handful of viewings. Throughout this time, we've felt that we've had to manage and chase almost everything ourselves.
Selling a property is stressful enough without having to constantly follow up with the people you've appointed to handle it.
Overall, a thoroughly disappointing experience, with poor communication, a lack of attention to detail and very little customer service. Based on our experience, I would strongly advise others to think twice before choosing Winkworth.
Questionable service
Rented via Winkworth for 2 years from their Fulham branch. Overall I’d recommend to avoid that particular branch (if you have any choice of course). I found their service to be poor,
rude and whenever a fix was needed, it was usually ‘questionable’ labour doing it as cheaply as possible (often resulting in the issue needing to be fixed multiple times). I would say said service was fairly prompt and timely even though they refused to have any phone calls. Lastly, which came as no surprise, they tried to add a whole load of nonsense charges onto the deposit. Luckily for me I kept every receipt and what started off at a ca. £500 charge resulted in £3 being awarded to them via TDS adjudication. Don’t spend it all at once!
These guys know their market and get it done!
I would thoroughly recommend the team at Winkworth Blackheath. Their pricing and marketing of our sale were spot on, they were responsive (and patient...) throughout the process and, quite frankly, we may well have lost our sale had it not been for their input. Becca, Alex, Nicola & Steve were well informed and effective, as well as being a pleasure to deal with. I would use them again without hesitation
If only we could give a 0 score.
If only we could give a 0 score.
Worst letting agent we have ever had the misfortune of coming across.
No communication, no call backs, no explanations and no assistance.

A masterclass in poor comms
If you enjoy chasing your management team, repeating yourself, and talking to an AI in the guise of a team member- you're in luck- Winkworth is the estate agent for you!
What should have been a straightforward bog-standard rental turned into an ongoing saga of piss poor communication, missed details and an impressive ability to make every issue somehow become my problem to chase up on for updates. Which begs the question, is their inbox a black hole or they just don't care?
I’ve dealt with estate agents before. I'd say I'm pretty familiar with the usual level of nonsense. But I must congratulate Winkworth who have managed to take it to another level.
Would I use them again? Absolutely not.
Would I recommend them? Also absolutely not.
I used one in Chiswick
I used one in Chiswick. Rubbish. Prices unrealistic and slow service
Excellent service
Aaron was extremely accommodating, responsive and helpful in assisting me to prepare for my upcoming move to London. I would highly recommend working with him.
Highly recommend Aaron and the Winkworth team
I'm so glad I trusted Aaron and the Winkworth team to find a tenant for my home. Aaron knows the Queen's Park and Kensal Rise area inside out, and is extremely knowledgeable about tenancy regulations and contracts. He was responsive and proactive throughout, and often picked up the phone rather than relying on text, which made a stressful process feel calm and manageable.
The wider team, Michael, Stanislava, Ayallah and Fabian, have been equally professional and quick to respond. A breath of fresh air compared with other estate agencies I've used. Highly recommended!
Greenwich Winkworth highly recommended
In the current difficult sellers market, I would commend the team at the Greenwich branch of Winkworth to sell a property. Though it took a while to achieve a sale, Guy Epps, the team leader was always ready to offer advice. I never felt pressured to agree to certain suggestions, more like guided. In fact after briefly trying another Estate Agent, I returned to Guy because I had more confidence in his guidance. Communications was always good, and my questions regularly answered by Guy's team, John and Charlie, (and previously Gillian). Feedback was provided after each viewing. Right up to the final week of completion, they were extremely helpful. I would like to add that I was also very pleased with their photographer, Deborah's photographs. She was very efficient and accommodating. All in all, I would highly recommend this Estate Agents for selling a property.
We had a wonderful experience with…
We had a wonderful experience with Winkworth Greenwich as Guy and John went above and beyond for us.
Having had our property on the market for 10 months, with two other agents, Winkworth generated substantially more interest and got us a good offer in a really challenging market.
The whole team kept us in the loop and provided updates every week.
Conveyancing is always stressful but Guy and John stepped up and we sold a leasehold property in a little over 9 weeks: an incredible result that was only possible with the team’s effort.
Would definitely recommend Winkworth Greenwich to anyone looking for an estate agent !
Honestly, a great Blackheath estate agent for selling your property. I recommend!
Winkworth Blackheath - Patrick, Alex, Becca, Tom, Lucy, Carly, all worked so well as a team and I don't say this lightly. We chose them as sole agent because they listened and followed up on what we said better than other agents we talked with, i.e there were less misunderstandings from the start; because their phone system was more personable (i.e. real people pick up the phone, and you often get the same person, or if not then, another person who knows who you are).
Getting the sale across the finish line was not easy but Patrick really is like a (very polite) dog with a bone.
We are grateful for their hard work and recommend the whole team!
Reece and Tim of Winkworths Woking have…
Reece and Tim of Winkworths Woking have been amazing, I have been having problems with my solicitors on a property purchased through them. They have gone above and beyond for me and after 7 long months they have helped the situation along tremendously.
I cannot recommend them highly enough, professional, friendly and above all proactive. Thank you so much
Steer clear of these corrupt people
I gave these cowboys the job of finding tenants for a flat that I have in Islington.
Prior to the begining of this tenancy they should have sent me the first months rent and the deposit this amounts to nearly £8k
Rather than doing the right thing. They gave the keys to the tenants and won't give me the £8k the tenants gave them.
Steer clear of this corrupt people
Instead of doing this you gave the keys to the tenants and have kept the money that I should have been given before the tenancy began
I require all of this money by return today.

Didn't respond to an enquiry.
Prompted, then lied about property status/availability.
Shut down responses when questioned about it.
The standard of English estate agents is abysmal compared to those abroad, yet people accept this low level, amateurish behaviour...so they get it!
A great team to deal with
Guy, Charlie and the team were excellent throughout the whole process. Quick to respond, helpful with questions, and a pleasure to deal with.
Great staff at Greenwich office!
John & Guy were immensely helpful with my flat purchase. They maintained regular contact throughout the entire process and ensured that everything went as quickly & smoothly as possible.
Not great at check out
Crap for some tenants. We’ve had nothing but drama after attempting to break the lease.
First problem was a round and round conversation to explain we were all leaving. They accepted with two months, which is the new standard, fine! Everyone was happy. Sort of..
We were told by the caller: ‘well you can’t apply/offer on new houses, you’ll get rejected, ’ - our response was okay, we won’t do that, we’ll remove our offer on another rental we viewed with them. Theirs? ‘You’ll get rejected if you apply… and so on and so forth.
We withdrew the offer… the first time. However round and round and round we went. Yes we will remove the offer. But you can’t make more you’ll get rejected. Okay we will remove the offer yadda yadda. We did put in an offer, with a different agency, and we did indeed pass, with a 2 month overlap.
Then it was the prechecks! Easy, you’d think! Straightforward enough, but had one director guy come, with a little lady? I have no idea who she was, she just shouted there was a cat… and he complained about how we needed to clean the oven hood. We cleaned the unit, and replaced the filter. They ordered an entire new unit. Landlords beware - that fee wasn’t necessary! New one didn’t pass the tissue test, either.
Then they tried to attend on my (one of 4 tenants’) moving day. They didn’t know, they had ‘thought we had all moved out’. Pretty sure they still need permission to enter? They had ‘tried to call all of us so many times and sent multiple emails.’ To be fair, they did send one email, the day before, which no one responded to/gave permission to. And no one had missed calls.
So the sales guy had a great idea! Show the house - with a mattress blocking the living room all the way to the garden. Clothes, black sacks, bits of dismantled furniture everywhere! While someone else was in the shower. We had the offered they wait 30 mins, but that was declined. Interesting way to sell/let a house
After that, wasn’t really involved. They fixed some things, replaced some bits. Their installers for the dishwasher and hood left a state, again. We’d all moved out within a month, about 1 month before the official handover day.
Then came the complaint we’d ordered a cleaner a couple days before the official handover keys day. No one lived there, we chose that day just in case the cleaner had to come back, and we wanted to check and take videos..
Then, about 4 days after returning keys, they lost the keys! Big A4 grey envelope, with front back and misc keys in their own pouches. Called us. No idea how we were supposed to help? How can we help?? Called back not long after - turns out someone had been in the property, after checkout, but before the check out report was done. That’s where the keys were!
They maybe let people view the property after the check out, but before checkout report was completed - hard to tell because that’s what we were told on the phone… however they won’t confirm that over email. But that’s where their ‘lost keys’ were - any tenant, with any sort of history, remember to record the calls if you’re unsure.
They called us, 2 weeks after leaving - this time about the cleaner. They recommended us a cleaner. We know we don’t have to pay, but we did to make sure they wouldn’t be upset with the standard, we went direct to avoid extra fees. They have now complained about the cobwebs? Would assume less the cleaners fault, more the agency for not booking the check out report til a week later.
This was of course until we mentioned it was one of theirs, and then the attitude became very snarky as we didn’t know which cleaning company the guy who gave us a quote worked for. I’m sorry, I guess..? We sent the invoice. Very much got the impression he thought I was lying.
You deal with about 8 different people so never really know who does what, they don’t really talk to each other either.
Been waiting almost a week for the checkout report and are now getting deductions because of.
They gave us a two hour window to pick up stuff we assumed was okay to leave. Is it trespass if we had attended the property anyways, we didn’t have direct permission from the landlord? Not 100% sure but sounds off and not something I’d like to find out. They said the tenant was moving in tomorrow. That’s cool, not my problem.
We told them to just stick it on the tenancy deposit thing, any deductions, and we could dispute if necessary. They told us we couldn’t dispute. I said I’d rather do it through that. They didn’t want us to do that. I have no idea what to do. It got aggro, I’m just tired of receiving calls about things like this that I don’t have to deal with, I’m not your tenant, raise it with the scheme.
To streamline the process, and avoid these guys, we’ve now had to claim directly from the deposit scheme. This way, we THINK, will keep it professional and above board. No more calls, no more shouting matches, no more drama
