Stay away from these cowboys
Stay away from these cowboys. Bunch of liars and useless. Had so much trouble at leaving a property I was renting because their new tenant failed to move in to a moldy house. Even after I gave all keys and cleaned house still tried to make me liable for rent & bills. Now after 2.5years I get letters to pay bills that the property was empty. Do yourself a favour and stay away.
Awful experience as a buyer
We had an offer accepted on a property being sold through Acorn earlier this year and were genuinely looking forward to progressing with the purchase.
Unfortunately, during the sales process, our own buyer requested a reduction in the price that we were not prepared to agree to due to the financial implications for us. We were told by Acorn that our seller and the top of the chain were also unwilling to reduce their prices.
Based on this information, we made the extremely difficult decision to withdraw from the purchase, believing that there was no way for the chain to proceed financially.
We were then contacted directly by the seller, who told us that Acorn had never actually communicated our buyer's request for a reduction to them. The seller was, in fact, willing to reduce their asking price to help us keep the chain together.
This was incredibly frustrating and upsetting, as the situation could potentially have caused the entire chain to collapse much earlier than it ultimately did. Had the information been communicated properly in the first place, we may have been able to find a solution without having to withdraw.
Following this incident, our communication with Acorn effectively stopped. Despite having an accepted offer on the property, we received very little meaningful communication from them.
Unfortunately, just before exchange, our own buyers eventually pulled out of our sale. We still hoped that we would be able to keep our offer on the property and continue with the purchase once we resolved our own situation. However, we were never informed that the property had been put back on the market, nor were we advised that our offer was no longer being considered.
What is particularly disappointing is that we have now discovered that a new offer has been accepted on the property, yet there has been absolutely no communication from Acorn to us. We were left to find this out ourselves.
We completely understand that circumstances can change during a property transaction and that an estate agent has a responsibility to their seller. However, we believe that basic communication, honesty and professionalism should still be expected, particularly when dealing with a buyer who has already had an offer accepted and has invested significant time, money and emotion into the process.
Our experience with Acorn has been extremely disappointing. The lack of communication, particularly following the earlier issue regarding the price reduction, has left us feeling completely disregarded as a buyer.
Buying a home is one of the biggest and most life-changing decisions people make. We appreciate that transactions can fall apart, but that makes clear and honest communication even more important.
Unfortunately, based on our experience, this is not how we expected to be treated throughout such an important process.
Thank you Acorn
Thank you Acorn,
Finally got my apartment!
This wouldn’t have been possible without you. Thank you, thank you, thank you!
From Amy, Isabel, and Aiden, special thanks to James Hoadley!
Your customer service is truly impeccable, and we are so grateful for everything you did to help us secure a better deal. You went above and beyond throughout the entire process, and we genuinely appreciate all your effort, patience and persistence.
Thank you again for everything, James. We wish you all the very best! 🙏🏽
Impossible to buy a house through them!
Excellent example of how not to do Estate Agency!
They didn't want to submit my offer until I signed up to use their services (mortgage broker and surveyors). It is a form of conditional selling and it is an illegal practice as it leads to the bad outcome for the seller. Difficult to prove as it's done over the phone. They are very pushy and try to charge buyers £99+VAT for AML checks! In reality these checks cost £3 and most EA do them for free. When I asked why this wasn't disclosed before I made my offer they apologised and waived the fee. They also constantly threaten you that they will advise the sellers to start advertising the house again if something is not done immediately.
My advise: just put everything in writing and say 'no' to everything they force you to use/sign up to. Then file a complain internally before you go to the Property Ombudsman.
To the owners of 5 Braeside Crescent: happy to buy your house as long as I won't have to speak to Acorn!!!
Worst of the worst
Worst of the worst. Tried to sell me insurance and when I confronted them as this is not required by law , they tried to extort it by making me sign a waiver which creates a different legal basis , when I told that that this too isn't required by law and illegal to enforce, they made everything possible to make the rent hard. In each step I came back just by following the law so in the end they tried to erase my holding deposit and gain money out of a moving date that was days before I even moved in. This is a scam agency
Esther Kerenge has been excellent
I've been very impressed with Esther Kerenge, who took over as my property manager for my rental in London. Since she came on board, she's followed up directly with my tenants to manage the handover of the broadband contract, and she's been proactive about getting my appliance insurance paperwork properly logged with Acorn — including making sure she has direct access to the insurers should anything need handling. We're also working together to keep all the safety certificates up to date and my property folio in good order, especially with the Tenants' Rights legislation that came into force in May 2026.
It genuinely feels like I'm in good hands. Esther follows through, keeps me informed, and takes the initiative rather than waiting to be chased. Thank you, Esther.
Experience as a buyer
As a buyer, my experience with Acorn Sydenham was mixed at best.
First of all, a warning: They make you pay a mandatory £90 fee to complete identity checks - an amount which is way above most other estate agents (quite a few do this for free). Sellers, be aware that your buyer will have to pay this, with no advance warning.
The second thing was just the lack of communication between team members. I had 3 different people contacting me, all basically with the same information, clearly not talking to each other. Inevitably, as they're an estate agent, most of this was in the form of phone calls. The information they were conveying (the state of garden ornaments, or requests for information that should go through the conveyancers) could easily have been communicated via email.
At best I'd say they didn't get in the way too much, but it's telling that they were the one point of frustration in an otherwise very smooth sale.

Very disappointing experience with Acorn Estate Agents. As a landlord, I found their management service highly unprofessional, dodgy, manipulative and poorly handled. There were deductions made from my rental income that were not clearly authorised or properly communicated, which caused unnecessary frustration and a serious loss of trust.
Communication throughout was poor, responses were slow, and staff were often dismissive and rude when concerns were raised. Basic property management issues were not handled efficiently, and I frequently had to chase for updates and explanations.
They deduct money from landlords income at their own will without any explanations.
I expected transparency, professionalism, and respectful communication from a managing agent, but unfortunately this was not my experience. Landlords should be extremely cautious, carefully review all statements and charges, and ensure everything is properly documented before engaging this agency.
Based on my experience, I would strongly advise landlords to avoid this estate agent.
Avoid the scam!
Acorn Group
Chris Rolfe was extremely helpful in our time renting with Acorn Group. In the circumstances Chris was under he was supportive and responsive. Thanks for your help Chris.
Acorn Grove Park
Acorn Grove Park, Sadly the most ineptitude estate agent I have ever dealt with me in my over 30 years of being in property. We instructed them to sell property in August last years. 3 failed sales. Incredibly rude and arrogant. Most conversation with them is a shouting battle. Louise, Festina and Jake the Area Manager are painfully rude, never owning up to their numerous errors and mistake. Just a sad excuse for estate agent

Thank you Nikola and Sevya for your great help🌸🌸🌸 Amazing people. I bought a house and rented out another one, and they found wonderful tenants. It’s been a great pleasure working with them. 100% trustworthy.

I recently made a formal offer on the River House in Eynsford through Bromley branch with Daniel, the agent handling the property. Despite making five separate attempts to follow up—via email, voicemail, and messages left with his colleagues—I have received absolutely no response whatsoever.
This complete lack of communication is utterly unacceptable and highly unprofessional. It has left me with the strong impression that my offer was never even presented to the seller. The total radio silence raises serious concerns about the agent's competence and integrity, and the entire process has felt somewhat dodgy.
I would strongly caution any potential buyers against dealing with this agent. Basic courtesy and professionalism appear to be entirely absent
Property Manager Gisella Rappa is…
Property Manager Gisella Rappa is unprofessional and incompetent. She does not liaise properly and timely between landlord and tenants. She also provides misleading information. If you are a landlord or tenant, please beware with her.
I had a very disappointing experience…
I had a very disappointing experience dealing with the Senior Property Manager Gisella Rappa at Acorn.
From the outset, communication was poor. I formally notified them in January that I would be moving out, and this was neither acknowledged nor passed on to the landlord. I then confirmed my move-out again, and once again received no response. This lack of communication caused unnecessary stress and confusion throughout the process.
After I had already vacated the property, I was then contacted by decorators, which clearly shows that key information had not been handled or relayed properly. This felt completely unprofessional.
More concerning is the current situation regarding my rent. I paid rent upfront, and the property has now been re-let, yet they are attempting to retain £2,300 of my money. In addition, they are trying to charge for repainting and carpet replacement, despite these being pre-existing issues and clearly falling under wear and tear. I have evidence to support the condition of the property at the start of my tenancy.
The overall handling of my case has felt unfair and, at times, unethical. There has been a lack of transparency, poor communication, and an attempt to apply unreasonable charges.
I would strongly advise others to document everything carefully when dealing with this company.
Incompetence or willful obfuscation
For the last 2.5 months post our move-out, Acorn Property Management in Bromley has stalled, failed to respond to emails and provided disingenuous statements in respect of our rental deposit. The landlord they continue to serve (Jen Homes Ltd.) has willfully failed to honour the terms of the tenancy agreement or respond to our attempts to retrieve over £2,000 of deposit monies. Through their commercial relationship with Jem Homes, Acorn has proven complicit in negligence and obfuscation, in what can only be construed as an attempt to retain a commercial relationship at the expense of tenants. Consequently, we have had to file with TDS and the Property Ombudsman, whilst Acorn continues to achieve interest on our deposit money.
Avoid Acorn Bexleyheath
Avoid Acorn Bexleyheath – Unprofessional and unsafe.
We were promised by the agent (Alexandra) that this property was fully managed by Acorn and that maintenance issues would be fixed before we moved in. We even put this in our offer letter. They failed on every count.
On move-in day, the property was disgusting and contained drug paraphernalia left by previous tenants—a massive safety risk that clearly wasn't checked. To top it off, we were told the wrong office to pick up our keys, causing further chaos.
Communication has been non-existent; they have ignored every inventory update and shown zero empathy for the stress they've caused. We are now escalating this to The Property Ombudsman. Do not trust their verbal guarantees.
Acorn - terrible agent
Joy Davies, is one of the worst agent I have met. Very rude, aggressive and uses scare methods to getting her way. How is this person still employed here? The lies that she tells to try to get her way is shocking. Don't use her there are better people to speak with there.
Terrible management of our property
Terrible management of our property
