A fantastic letting agent. I have been with CPS for six years in Cardiff, they could meet my requirements always. Especially Rhys Owen his every professional advice always valuable, it helps to put my property into the best rental value. Maintenance team is also great, they have helped a lot of building maintenance issues over past years. Thanks a lot CPS.

Me and my friends had a great experience with CPS Homes and with Marta showing us around the homes it was a really pleasant experience, we were so greatful to have Marta helping us, she was amazing!!!

When CPS Homes marketed the property Jess contacted me four days later to say it was let! The student groups they have provided have thankfully been pleasant and polite tenants which is reassuring for a landlord. Rhys is conscientious and thorough as the lettings manager and send updates informing landlords of the latest changes in legislation and tips on keeping a property at its best. I would also like to mention Cameron who has been prompt and helpful in answering my queries despite being out of the office conducting viewings. I cannot recommend CPS Homes enough.

We went for a tour of some houses in cathays with Bethany from CPS Homes, and she was an absolute star. Not only was she the nicest person, she made us feel so welcome and comfortable to comment on the houses. So thankful for her as the first house we viewed was spot on what we were looking for. Went back and sorted everything out, and it was the easiest process this time around thanks to Beth!!

I went for a viewing with Marta on the 21 Of October and ended up placing an offer for the flat the very same day.

When I initially viewed a property to rent, Florence (Flo) showed me around. She was extremely friendly, helpful, and was able to answer all of my questions. Once I reserved a room, I was then kept up-to-date by Aman, who responded promptly and provided clarification for any queries I had.

We moved out in July 2023 but Trustpilot does not accept reviews from over a year. Please excuse the slight error in date. We have taken over a year to collect our thoughts about CPS, and now that we have experience with other Cardiff estate agents, we wanted to post our review. Our experience with CPS had many issues.
They did not tell us about the incredibly loud construction work next door that caused our wall to shake, and claimed to have never been notified. However, in discussions with the contractors and landlords next door, we discovered that all parties had in fact been notified and granted the proper permissions. Either the chain of information at CPS is that poor, or they’d simply lied to us about the matter.
Any minor damage was immediately assumed to be entirely our fault, and seized upon as an excuse to retain our deposit. They wanted to charge us to send a contractor to put a new mattress cover on the bed, even though we had discussed the matter beforehand and provided a brand new one when we moved out. When we questioned their logic, they immediately dropped the issue, which we think shows they knew it was nonsense to begin with. We only seemed to be notified about property viewings the legally minimum time beforehand.

CPS is a dominant agency for Cardiff students, but based on our experience we cannot recommend renting from them.

Following the reply from CPS I am adding an edit in:
There was a contractor drilling into our wall next door and causing picture frames to fall off. We know the landlord was aware of it and omitted this information, as the landlord was the one who recommended the building works. When we contacted CPS about the noise, they pretended they didn't know.
The landlord on our contract was also a member of staff at CPS, so they must have known about the building works. Although we have since learned that the landlord could potentially be the owner of CPS instead, as our tenancy agreement shows the landlord as a company, which when searched on gov.uk, shows the owner of CPS homes as the director. So every time CPS communicated to us with 'we are not your landlord, we are just an estate agent', they lied. As the director of CPS was also our landlord.
The funny thing about requesting some of our deposit, was that initially after we moved out, our inspection said everything was perfect and we would receive our deposit back. We emailed back many times to confirm this before signing the agreement, as we had heard that CPS tried to take deposits from other tenants and we wanted written confirmation before agreeing (watch 'Joe Lycett's Got Your Back'). 2 weeks after moving out and other tenants having lived there in that time, did we receive an email back saying 'we would have loved to give you your deposit back but unfortunately we can't', for 'stains on a mattress' that did not exist. They wanted £50 from our deposit to purchase a mattress protector for the stains, which also does not make any sense. When we challenged them on this, they decided that actually, they did not need the money anymore. It is clear they will try and take money from anyone's deposit if they can.
We also experienced at least one instance of not being given 24 hours notice of a viewing, and furthermore being told of a viewing and then not being notified when it was cancelled. Instead we heard nothing from CPS, and they just did not show up.
Finally, the flat we lived in was poorly refitted. Every time we used the washing machine, the entire flat shook. There was no window in the bathroom, nor was the ventilation strong enough, often resulting in mould, no matter how much drying or wiping we did in the bathroom.
I cannot in good faith recommend CPS to be anyone else's lettings agent.

Extremely poor company - they have been featured on a bbc documentary in the past!

Constant harassment from staff when told viewings are not suitable as a tenant. They also act as a middleman to inform landlords of tenants actions when they are only managing sales and not actually managing a property!

Derry paid a visit to the house for an inventory and seemed very nice. She also made sure to take photos of everything, ensuring the inventory is done well.
