I’ve been renting through CPS for nearly two years now and have been extremely pleased. The system is quite geared towards students overall but as a young professional I have found all the staff - particularly Rhys who has listened to my needs as a tenant and spoken to the landlord quickly on my behalf - to be very helpful.

This is not the first time dealing with CPS, all I can say great service and they are very helpful, thank you guys for all hard work.

Recently moved into a property managed by CPS homes and noticed a few issues that needed to be resolved. After contacting CPS I received a quick response from Amber who dealt with my queries extremely efficiently and arranged for contractors to arrive on site as soon as the next day. Very pleased with the excellent service provided. Thank you

In search for a property to rent i came across the property which is managed by the CPS homes. Even if it doesn't meet my requirements I have been to viewing because a suggestion from the staff . After the viewing I liked the property and I would like to rent it. As it is a student property they asked me for a UK home guarantor, I couldn't able to provide one as i am a overseas student. Meanwhile the rent has gone down from £750 to £700 and I requested the CPS homes that... I'm willing to pay £750 As I couldn't able to get a guarantor, I would like to pay my rent quarterly with 2 months of holding deposit where they said no. And again I requested them I would like to pay 6 months of rent upfront and 2 months of holding deposit and still the answer is a no. And i finally dared myself and pitched them a perfect deal of paying all 12 months of contract rent of £750pcm Before moving in with the 2 months of holding deposit guess what it's still a no. All through this process only thing they say is.. we will discuss with the landlord and get back to you. And even the answer is going to be a no i then thought of renting a guarantor from online company. All my doors were closed I ran out of options. And finally I got a cousin I don't even know 😂 as per my parents request he became my guarantor for the property. Writing this whole thing is for making you know that, you should indicate it the details as such this property needs a guarantor, or only for UK students where it would be easy for them to get a guarantor. I only knew about the guarantor thing when I tried to pay for the holding deposit. In circumstances like these you should understand that it will be very difficult for a overseas student to get a guarantor. I know it only depends up on the landlord. You failed to cut the deal somehow without a guarantor.
And finally I got the guarantor done with the paperwork and holding deposit and everything. And by all this i would have known that only the answer they could say is a NO. But, i requested them very generously to collect the property keys 2 days before my move in date which will be on Monday where I will be busy with my part-time and studies. I could request them a day before but they will be closed on Sunday. The answer i got is if you're interested to collect the keys on Saturday you should be paying those 2 months of rent as well. Through out all this process i have got a bad impression on CPS HOMES and I'm taking this platform to express my situation and feelings. But the staff has been very helpful by the quick responses and I can understand it's not in their hands to make any decisions. Editing this mail to let you know I haven't mentioned in any mail that I have a UK guarantor in any mail before knowing it from you.

The staff at CPS are always helpful and more recently I have had a tenancy come to an end and they have already found new tenants for the property. They seem to be very proactive and I have always had rent transferred on time with clear statements explaining any deductions. I find them very professional in my dealings with them. Highly recommend them.
