Totally unprofessional service.
My personal experience is not so great. I hired Holly to help with eviction process with my tenants. Initially Holly was doing what she was supposed to, sending letters etc. Case never went to court as tenants vacated the property themselves. Prior to that I paid money in time and amount as requested which included fast track filing to court and court fees. As this never happened I was promised that this money will be refunded to me.
Phone calls never answered, claiming that they are too busy. After numerous emails and promises that money will be refunded “by the end of the week” still waiting for it, fed up with Holly’s lies, waiting for refund since January.

Appalling service - i don't recommend them. I dealt with Holly, who was always responded quickly when it came to taking payment but was unavailable when it came to dealing with the eviction.
After submitting the Possession Order paperwork in June 2022 I was advised there was a 4-6 week delay in the courts. At weeks 6, 8, 10 and 12 I asked Holly to chase the courts as I had not heard anything and she said it was my job to chase the courts!!! I paid for a service but had to do her job! It took ages but I finally got through to the courts who said they had not received the paperwork or payment. When I told Holly about this she was very casual, said she was not in the office and would deal with it the following week despite there being a 12 week delay at this point! When this finally resolved, the tenant challenged the Possession Order. I called Holly to ask for some guidance, she said she was busy and would call back. That call never came and I ended up having only three days to prepare to court to a court hearing. It was too late to get a solicitor at this point and was extremely stressful no thanks to Holly, who incidentally is always out of the office on Fridays and very rarely responds to emails.
I made multiple formal complaints about the lack of service and her unprofessional manner. I received a response two months later from John who said I would be refunded. The refund never materialised and they have been ignoring my emails since.
Shockingly unprofessional. If I could zero rating I would.

I paid the higher price for the accelerated service. It took over two months for my tennant to get her paperwork even though it was an accelerated claim.

Complete waste of money! Did my paperwork incorrectly and it got thrown out. I had to restart the whole process again on my own.

This can be a difficult area, particularly for most Land Lords who let their properties out as a one off, and are not doing it as a business. A sudden unexpected development such as not being paid rent or not vacating at the end of the agreement, can leave one very insecure and worried. The support and guidance provided by this kind of a firm is very helpful. Negotiating forms is simple, if you know but if you are a novice it can be a nightmare, particularly as the courts may reject your submission due to a slight mistake. Tenantevictionspecialists came helpful, in guiding you through dealing with the internet based paperwork; that is not without its challenges! The government would do well to look at this issue that may be putting off some landlords renting out their properties and thus add to the housing crisis!

Fantastic outcome with the help of Holly we have recovered two properties after having tried ( and failed!) to evict tenants ourselves .

Dont be fooled by their sweet talks you will regret big times. This is not a legal company and neither they have any legal team. If you end up with court hearing you get no representation so you better off going through a proper solicitor if you cant do the paperwork yourself.

Their website says they are registered with NRLA which any landlord can join. I dont think they registered with solicitor Regulatory Authority either.

My case was simple Accelerared Posession Order which should've taken maximum 6 to 8 weeks as per initial advise from Holly. However, it took 4 months and a court hearing which I had to attend myself. Also I had to rectify the paperwork they messed up.

I initially used Expression Eviction to issue S21 to my tenants. They let me down with submitting my possession order claim so i contacted TES end of November 2022. Holly is such a sweet talker so you will be fooled by all the promises they make.

Cutting long story short, they charged me £648 for so called fast track claim submission with anytime email/telephone support. Its actually a miss-sell as she convinced me into paying higher fee by giving me impression i will get the possession order within 6 to 8 weeks. Its all a scam to get more money out of you.

They submitted the file to county court without Certificate of Service for S21 & Gas Safety Certs. I only found out about this when court sent me a letter with hearing date after 2 months.

When i contacted Holly, she was not getting back so i copied in their main office email. She then started to become defensive saying the Certificate of service had post code missing and that error was made by previous agent who sent S21. I questioned her why didnt her so called legal team check the doc before sumbitting and made sure fully completed service cert is submitted to court? I paid them to submit correct documents to court. She got offended and threatned me saying im not being patient and will only provide email support (questioning my patience level when she hardly gets back). She also told me that i will have to attend the court hearing myself or get solicitor. (NO EMAIL OR TELEPHONE SUPPORT ONCE YOU HAVE MADE PAYMENT TO THEM) You will not get through to her on phone or email. You will also not get through to their office number as existing client.

Their website doesnt have any complaint proceedure so im not sure how they taking peoples money without any audit.

They convince you that they have account with court to pay fee so its fast track service. Dont be fooled, if you go on govt website they give you all the instructions regarding possession orders. You can actually create an online account to pay the court and monitor your claim. You can enfact fill out the form yourself instead of wasting your time & money to these SCAM companies.

I have requested refund but there's no response which makes it obvious they don't want to refund. However, I have initiated the request for refund and looking into my option of taking this to a small claims court.

It's not acceptable to charge people fast track fee and then not provide them with service

This is a big con. I think they have paid people to get the 5 star reviews. Please stay safe with this fake company. They will entertain you until you pay them and after that you are lucky if they answer your call or reply to your emails.
I had a very terrible and a painful experience with these cons.
Stay safe and stay away from them.

Holly was very helpful and the eviction went smoothly. Would definately recommend this company to anyone with a tenant problem

The team were so helpful, particularly Holly who was always understanding, friendly and full of helpful advice. There were some times trouble in getting hold of someone, but this was only usually every now and then. The process of evicting a tenant is a stressful time, but I always felt like Holly took good care of me and was able to make the process as easy as possible.

Holly, from Tenant Eviction Specialists guided me throughout the process of successfully evicting a bad tenant. She made it clear at every stage the best course of action to take and allayed any issues l had. She's very experienced in this field. I would highly recommend this company for evictions!

Have been through another company previously who charged me for the beginning of the service, i went to TES and spoke with Holly who made the journey as easy as possible! - She was always there when needed to talk to her and very helpful, made it so that i didnt really have to do anything she just sorted everything from start to finish! Successfully got the property back too!

We chose to go with TES as when we first spoke to Holly, she told us she would handle it all and we also went with her recommendation of paying extra money for a fast track service.
She told us she would be in direct contact with us at all points but this was far from our experience.
Like others have said, nobody returns your calls, nobody replies to your emails and on the one occasion that we did manage to speak to her, she asked us for an update of what was happening!!!!! We thought that was what we had paid her to do for us!!!!
I would avoid this company at all costs. Complete waste of money and time and I agree with everything that the other one star reviews say!!!!

A brilliant firm of solicitors for dealing with my difficult tenant. Holly was professional, attentive and effective at keeping me informed and ultimately getting the job done.

I contacted Andrew Scott when tenants ignored a notice to quit and failed to pay rent , Andrew took all the info and prepared all the paperwork for me . While waiting for a possession order the tenants have finally moved out of the property . Owe thousands in rent and costs but the main thing is to ensure the section 21 is correctly served or failure will cause delay and probably not cost effective to try doing yourself . Let evict them ensure it’s right . My thanks again to Andrew for promptness , excellent coms with during the process & always able to answer my questions . 5 Stars to this company

I was recommended this company through a friend of mine and what can i say its 100% one of the most fastest and reliable service ever!! Holly was the one who dealt with my problem and within the time frame given on my s8 notice the tennant left 🙂🙂.. she has been an fantastic advisor and ever so helpful. You ever need help Holly at the tenant evictions specialist is deffo your woman!

Dangerously incompetent. My experience of TES is in stark contrast to many other reviews. I paid extra for their FastTrack service with one to one email & phone support. After I paid the £1003 total I found Holly was rarely returning my calls or emails. We had an on-line meeting scheduled, the time came and went and I tried for more than a week to make contact with her. She confirmed in writing that I would not have to attend court, despite telling her that it would be a difficult eviction. Any problem I raised she said it would be fine. She left me with no useful support and I had to fend for myself, very stressful. I was directed to attend court and had to travel from France where I live.The judge dismissed my application on a technicality that I had explained to Holly at the outset.
The impression given is of a large firm at a prestigious address but in reality I only ever spoke to Holly. She is fine at filling in forms but is she authorised to give any legal advice ? I have now passed it over to my local solicitor, and Holly will have cost me around £4000 and 5 months delay in getting possession.
I have subsequently obtained a County Court Judgement against T.E.S for the full amount but I have received no response from them and no payment.
