I have already encountered the following with WBAH

1.Over promise on their initial offer
2.Drop price at 11th hour
3.Use delay and stall tactics

They operate 2 options each with different conditions but both are confusingly in one contract.
One option is they buy your property for cash & the other is a marketing option. I am the Executor for the property I'm selling & in view of it being part of an estate I stressed cash only in my various telephone conversations.
However, verbal answers can be disputed later so I emailed DH - the salesman - with specific questions before signing anything to ensure I had their answers in writing - particularly the fact it was a cash purchase.

The property has a history which was fully declared during the first conversation & all questions asked since have been answered honestly & accurately as is legally required.

DH initially gave me an "option price" of £140k - £150k which I accepted. On 28.11.25 I received a number of phone calls from various people which included arranging for a surveyor to visit the property on 1.12.25 plus a photographer. On 28/11 I also received a call from the "boss" of DH wanting to clarify some details.
You will note their "Written by the Company" declaration on the front of this review page -quote - "No hidden costs, obligations or last-minute renegotiation's in prices" but after that call from his boss DH also rang on 28/11 - saying they had been "re-thinking" & would only offer £130k -£140k. Predictable "Gazundering".

As they were revising the figure below £140k I was free to walk away but I agreed the revised offer & the survey went ahead (or should I say the 10 minute walk round) followed by the photographer. I heard nothing for a week so emailed DH on 9/12. Got a phone call from him the same day and he said he would call me the next day (10th). I'm still waiting!!. Emailed him again on 12/12 & still no response.

If they offer less than £130k I can walk away but if they offer between £130k -£140k & I don't accept - I incur their "penalty charge" of almost £1k.

I sent a strongly worded email on 22.12.25 ( copied below - I have removed the address of the property for privacy reasons). I re-issued the same email as a reminder on 30/12. Still no reply & it is now 4 weeks of silence hence this review.

The initials WBAH below refer to the company trading or advertising as We Buy Any House.

You are already aware that the survey of the above property was carried out on 1/12. Nothing heard from you by 9/12 hence my email that day. You rang me on 9/12 and said you would ring me the next day. Not only did you not ring but you have failed to contact me at any time since which is both discourteous & totally unacceptable.

You have had 3 weeks to contact me & I have no intention of waiting indefinitely for a response from you. I have prepared a review of my dissatisfaction with WBAH which will be posted on TrustPilot on 31.12. 2025 unless I receive the following answers before that date. Answers in WRITING ONLY as I do not trust verbal "promises" from you.

1. You are aware I stipulated a cash only sale. Are WBAH prepared to buy the above property for a cash price within their revised option price of £130k - £140k offered & agreed on 28/11. You will recall your original option price was £140k - £150k which was suddenly "revised" 3 days before the survey. I believe this practice is commonly known as "Gazundering"

It is interesting to see the WBAH "Written by the Company" declaration on the front of the opening page of TrustPilot - quote - "No hidden costs, obligations or last-minute renegotiation's in prices".

2. If WBAH are not prepared to purchase the above property for a cash price within their revised option price of £130k - £140k please confirm that in writing. If WBAH are unable or unwilling to fulfil their side of the contract then I am under no financial obligation to WBAH & the contract is then null & void.

3. If WBAH are prepared to purchase the above property for a cash price within the revised option price of £130k - £140k then please confirm the actual amount in writing together with a date for completion & payment. In your earlier calls you said "after you agree - payment will be in your bank account within 3 days" so let's see if that is fact or fiction.

As stated - you have until 31.12 2025 to provide a written response to the above questions. If you fail to do so I will assume you are not interested in a cash purchase of the property & will consider myself free from any financial or legal obligation to you.

EDIT 5.1.26 - I have received a verbal apology from DH & a written apology from his boss B together with confirmation that WBAH are unable to proceed with a purchase so I am under no financial obligation to them.

Read the negative reviews 1st - they make up 10% of Webuyanyhouse.co.uk feedback and are a true reflection of how appalling this company really is. 
My experience began back in July when I contacted Webuyanyhouse.co.uk to sell my property. When I asked why I should choose them over a traditional estate agent or Auction route, I was given the reply 
'We can sell your house in as little 7 days, all costs included and without delays or complications. We offer a slightly lower price than market value, but that's how we can move quickly and efficiently - everything is managed internally'
I did not accept the cash offer but was told 'Our sister company House sales Direct can achieve a better price; they take slightly longer as they work more like an estate agent. Typically, a sale with them takes around 6 weeks to complete'.  Looking at the website promises and keen to sell quickly after being let down by a previous buyer, I accepted the HSD offer. 
Initially, they seem keen, the sales patter makes out that there's loads of interest. Once a price is agreed. This is where the whole process has turned sour for us - passed from sales rep to rep, all making empty promises, messing up even simple tasks like arranging a survey. Disappearing from contact for weeks. Delivering nothing than false completion dates and deceit by non-disclosure who your buyer actually is. 
The property we are selling is possibly one of the easiest transactions for a solicitor/conveyancer to deal with. It's a no chain, freehold, vacant possession. I'll use quotes from the House Sales Direct Website followed by what actually happened to us. 

'Our efficient, fully managed process allows us to sell your property in just 7 days with no delays or complications'

Absolute rubbish. After 17 weeks, the exchange of contracts fell through.  8 weeks for their buyer's solicitor to ask questions. Took so long that the valuation aspect of the survey expired and had to be started over again at week 15. It then came as no surprise that this 2nd Survey came back with Serious structural defects that meant they couldn't complete the sale.  Only one issue had been highlighted on the 1st Survey and HSD had deemed this sufficient enough to proceed with the sale originally.  An absolute waste of 17 weeks when we could have sold by traditional methods with less hassle. Continual excuses and empty promises throughout. 

'We work exclusively with vetted pre-approved cash and mortgage-backed buyers ensuring a faster and more secure sale'

Again, absolute nonsense. Your Cash buyer is the holding company for House Sales Direct (Check Companies House register). They are not just selling your house; they are also the buyer. Surely this would make the whole process smoother as it's an internal transaction? - No, it's a massive conflict of interest, all waiting for the Head Weasel's signature.

'At House Sales Direct we focus on speed, simplicity and reliability'

Really? 17 weeks to fail to complete what should be an internal transaction. The only focus I saw was pressure to leave a 5 star trust pilot review as it obviously affects the sales team individual bonus each month.

Ignore the website - a massive misdescription worthy of a Trading Standards investigation. Look at the negative reviews instead and you'll see a pattern emerging that you'll be dealing with Snakes and Weasels, complete incompetency, and you'll pay for the privilege too if you decide you want to pull out. 
The contract you sign is for 52 weeks too. You're completely tied in. 
Read the House Sales Direct and Ackroyd Legal trust pilot negative reviews too - truly awful. Anyone who takes the time to write a negative review is obviously as equally livid as me. Don't make the same mistake.

From a Google browse to signing contract - the sophistication and ease of the process is awe inspiring. Aaron was the text book professional when it came to informing and recommending and albeit I was seeking urgency I didn’t want this to be at the expense of a bad service. I was pleasantly impressed with the streamlined process and amount of hand held support that is offered. All the systems in place are elite and again I stress dealing with Aaron was a relief as he took the time to listen and not just hear my situation as well as comprehend the reasonings for the avenue of thinking about a quick sale. Management and admin soon step in to verify everything which makes for a reassured process every step of the way. Whilst this avenue of selling property may not be for everyone, when comparing the ease between high street agents I would take this route any day!

A very informative and transparent service. Aaron Doyle was consistently professional and courteous throughout. Although I didn’t end up proceeding with the sale, the overall experience was genuinely positive.

The person (Initials B.S) I spoke to was very helpful but after the first phone call ended, I had no communications from them despite them arranging a 2nd phone call. I called their office multiple times but no reply. I guess if it doesn't benefit them, they don't care. - they said they will schedule for follow up call but I didn’t receive it

They provided amazing advice and a fast quote, even though I didn’t proceed they were helpful to me and my situation.

I must say honestly that I was sceptical about selling my house through online especially not knowing and seeing who I am dealing with.
God bless me with Aaron Doyle who has been fantastic. Every question I put to him he answered and he took his time in explaining every detail on their side. He is very polite helpful to point. I am at ease now and I will not hesitate to recommend the company to friends who wants to sell their house.

I was not made fully aware of get out clauses. Thought I had 14days cooling off and not told any difference.
Please ensure you check your contract before signing. The contract is with 2 companies, We Buy any House and House Sales Direct. One has a 14day cooling off period and the other does not. This allows them to put a restriction on your property which means if you change your mind or find a buyer you can not sell without paying We Buy Any House. Always take legal advise before signing any contracts.

Spoke with Naveed Mohammed and he was very helpful. He provided me with options and explained the pros and cons of each option. This was helpful in our final decision.
