Paid for full management, ended up doing their job while being hit with hidden fees!

• Deteriorating Service: They put on a great front initially to win my business, but over the years, the level of service has completely fallen off a cliff.
• Persistent Ghosting: Emails go unanswered and phone calls are ignored, making it incredibly frustrating to get a simple status update.
• Paying for Nothing: Under a full management contract, they are supposed to take the stress away, but instead, I have to constantly chase them to get things moving.
• No Accountability: The staff never own up to mistakes or poor handling, choosing to deflect blame rather than fix the operational issues.
• Ridiculous Fee Escalation: They continually introduce unjustifiable new charges while the actual quality of care and response time remains abysmal.

Stay away from Haart Estate Agents!!!

Ellie-Marie made the whole process of letting out our flat and onboarding our new tenant a seamless and easy matter. She addressed all our queries and concerns in a timely and professional manner, and always had the answers. I wouldn't hesitate in recommending her, and Haart, to others looking to rent out their properties.

Really helpful friendly , strait forward polite , excellent service if you want the best ask for Adian by name , all the staff at this branch are friendly and helpful they look after you from day one allways available to help answer any questions you have and have really good advice too 😀 they really are very good can't fault them

I wish I had read the reviews before letting my Property with Haart. Miss sold Insurance , Did not follow up with Flatfair on repayment for Damage to Property by Tennants so we Lost £1500. very under supportive. For you own piece of mind Don't use Them

After my experience, several people told me it sounded like a scam. I’m sharing the details so others can make an informed decision.
1. Unexpected deductions. In the first two months, the amount deducted from my rent was £1,750 against a monthly rent of £1,400. The deductions were made up of around ten separate charges, which were not clearly explained to me beforehand.
2. Misleading sales information and unprofessional conduct. The sales team assured me there would only be a monthly management fee. Property management then applied additional charges. When I raised concerns, the communication I received was impatient and confrontational rather than professional.
3. Tenant management failures. The agency allowed the tenant to sublet a room, which was a breach of the tenancy. Also the tenant caused around £2,000 of damage to the property, and the tenant then moved out without giving notice.
4. Maintenance and contractor charging. I found their approach to tradesmen’s charges neither transparent nor fair. In my case, they also failed to resolve a boiler problem within a reasonable time.
5. Complaints process. The website describes a three-stage complaints procedure, but that was not my experience. Two members of staff altered wording and rearranged items in poorly laid-out statements in order to support their own position.
I would urge anyone considering this agency to ask for a full written breakdown of all fees and charges before signing.

I am leaving a review herewith to commend the service we received from Clair Pollard & Tanya Appleyard. They were extremely friendly and helpful and made our interaction with the company enjoyable. This highlights the excellent customer service we have always received from Haart - Estate and Lettings Agent in Guildford.

Really dissapointing, requested a viewing twice and no one got back to me, called and booked in. Stood outside the property 20 minutes and no one showed, when I called the office they couldn’t direct me to anyone, they just apologised. If you are eagerly looking to buy use alternative service.

Positive experience with the team when organising a viewing. Vanessa was really helpful and professional. She communicated well which made the whole process a lot easier.

If you're a landlord, please avoid. I've been with Haart as a LL for a number of years. Haart constantly update their 'terms of business' which basically means they change the fees they charge you and add additional costs which they say are mandatory. I've never ever had a letting agent that basically rips you off. The original terms of business I signed 5 years ago has been varied 3 times and each time their fee has gone up and additional costs have been added which you cannot get of. Meaning if they decide to charge 50% in management fees, they can! This cannot be legal. It's simply disgusting. I have now raised a formal complaint and urge all you landlords to do the same, they just cannot get away this.
I am full management with them but my tenants come to me directly because no one ever answers the phone. How on earth can they call this management? Please avoid.
And if you're a tenant, please do not rent a property where Haart is the managing agent because they will not answer your call, and your landlord will keep putting your rent up just to stay afloat with Haarts unlawful costs.

Haart mis sold their marketing package to me. It took over 3 weeks to display a ‘for sale’ sign in window even though it had been sitting in their office for a week & only a 5 minute walk to property from the office. The open house/launch day & leaflets never happened. The details in the brochure needed amending as crucial selling points were missed. The sales rep was very convincing initially but once the agency was instructed & signed she got transferred to another office. No hand over was made for two weeks leaving me unaware as no communication from their side until I complained.

Very unprofessional, disorganised & disappointing agency (Sheerness Branch) Would not recommend to either buyer or seller. Two months of being on the market have been wasted & costly. Their sales pitch most certainly did not match their services.

Fortunately I was only locked in for 8 weeks and have since changed to a different estate agents.

They are terrible terrible. Worst experience with them. Avoid at any cost

Although this was only an appointment for a Probate Valuation, Lauren was very professional throughout the visit, including taking room measurements, asking about each room, wanting to look around the garden, general chat etc, which other agents were not quite so thorough. She was very confident, professional and made you feel relaxed from when I first met her at the door. Although my aim is to stay at my house and not want to move, if I did so, I would go to Lauren at Haart Bury St Edmunds, and also recommend Lauren and Haart to friends and family.

Customer service was excellent and will use Haart when going on market as very professional

Leeds York Road Branch: Absolutely shocking customer care from start to finish. No proper exchange of signed contracts or explaining if the terms. Incredibly unresponsive when things go wrong. I am currently in a nightmare where tenant is not properly paying rent. It's fully managed and zero communication. I've repeatedly called the office for updates, with no effort to get back to me despite being told the person managing my property would. It's gone to legal action now and I have no idea where we're at with it. It's made me feel like I'd be better off talking to and managing the tenant myself rather than paying them fees they don't deserve and paying for nonsense statements on the most expensive paper I've ever seen and charged for that on top! Unbelievable. Stay away.

Avoid!! Beyond disappointed with the service received from Nicola & Haart Monmouth. I decided to book Haart in to complete a probate valuation on my late father’s property. To start the agent was 15/20 mins late which I can get over but without a call ahead was disappointing. After the valuation meeting, I was told I would be given the written valuation the following day. It’s now been 2 weeks since the valuation without any communication. I’ve tried calling them twice with the promise of a call back but I’ve still heard nothing. How a business can operate like this is beyond me. A total waste of time.

Where do I start, First this is the Bow Branch, under the brand Felicity J lord.
Id used them for 5-6 years with good success renting, the last 2 years have been pretty bad . 1) never respond 2) Accepted and booked a tenant to move in without my authorisation 3) didnt do a check in, didnt do a check out (once thy realised they werent getting the gig again,
4) Told me that I was wrong on accepting the tenant (argued )
5) Held back tax (even though we had this sorted 4 years ago
6) No regular reports, Random money arriving (or not) from the tenants

Generally awful service, Almost like they just dont care once signed up

I highly recommend heart Clacton especially Charlotte, Madeleine and Chantel, from start to finish a fantastic service always keep up to date in my first purchase of a house.

We let out a property in west london and have had the worst experience in all my time as a landlord. I dont know if this is the company as a whole or just this branch, but I will never use them again and as soon as I can change them from this property I will. Definitely avoid, there are some excellent managers out there, sadly we didnt identify this soon enough.
