Very disappointing experience
Very disappointing experience. We made an offer on a property and proceeded in good faith, only to discover a significant issue and unable to proceed. I felt it was quite a big issue not to have clarified with the seller. That that knew or didn’t care to know.
Come across as professional but don’t do there research and pressure buyers into hurrying.
Unfortunately, based on our experience, I would not recommend this estate agent. I’m sure they will have some well thought out reply but it whatever they say, they made a mistake and failed to apologise for it and made me unhappy with their service.

Having read the contents of your recent review Aidan, it is disappointing to note the comments made within.
I have carried out a detailed appraisal of your file as to how events transpired with the property you intended to purchase and spoken with individuals involved. Please note our internal file notes are recorded in real time as matters progress, outlining conversations by phone and email, and cannot be amended thereafter.
When we secured instructions to sell the property you were purchasing, we acted in good faith, obtaining the relevant information from the seller. We had no reason to believe the detail was anything other than accurate and therefore proceeded to market the property.
Whilst I can appreciate how frustrated you must have felt upon learning that you were not able to proceed with your intended purchase, this was beyond our control due to circumstances highlighted. We could not have predicted the findings of an independent property survey undertaken by a chartered surveyor.
All our buyers are encouraged to gain independent surveys, and this was highlighted to you when our Director of Office addressed your complaint directly. The associated cost forms part of the risk when purchasing a property and when issues are identified, it can affect a buyer’s decision to proceed.
I am sorry you could not achieve the outcome you desired but I am confident the office has acted in your best interests. Our sales team work hard to ensure they provide the best possible customer care, and they will be equally disappointed you were unable to progress with your purchase.

Beresford”s in Braintree, what can I say they have been absolutely outstanding in helping my 89 year old father find his dream flat. The staff there bend over backwards to help you, I am so thankful and grateful to them for all their help. I want to give a special thank you to both Archie, Christine and a lovely lady I spoke to today (21/07/2026). I would highly recommend using this company if you are looking to rent or buy, you would not regret it as they take all the hard work out of it.

Absolutely rude.
Paid over £700 for a holding deposit, get told in an email we are not getting it back due to alleged misleading information about a CCJ my partner knew nothing about. Both manager and assistant manager very rude, no empathy, no apology. Why would anybody in their right mind send that kind of money to risk losing all of that if they knew they were lying?!

I am sorry that you felt our staff were rude to you during your tenancy negotiations and that we would not refund your initial holding deposit. Prior to entering into any tenancy application we provide all tenants with a copy of our Terms of Business and encourage them to read thoroughly. As a business, our staff undertake considerable time in processing a tenancy application and will always explain to tenants that they must be fully transparent when completing their initial application forms, especially in terms of any credit issues. In this particular case I note that you were both unaware of existing CCJs. However, as a business we have very clear guidelines in place at the outset of any tenancy application, especially linked to our standard Terms and Conditions. As I am sure you will appreciate, it would be very easy for every tenant to state that they were not aware that there were existing CCJs in place if this meant the return of their initial deposit. I am very surprised that you found the approach of our staff inappropriate, as the large majority of reviews that we receive from customers make specific reference to the positive attitude and approach of our personnel. Nonetheless, I appreciate you sharing your thoughts and will be discussing your feedback further with those members of staff concerned.

I would give minus if I could, the listing they did was awful you couldn't tell from the main picture which house was for sale, they in 6 months had maybe 1 viewing they didn't even tell us about, and then when we wanted to leave them in the months notice we had to give they suddenly got 3 more viewings - they was only telling 1 executor when there was viewings until we complained, then they blocked my child from helping me as in elderly because they decided to take orders from a non executor terrible terrible company very unhelpful , don't listen to what you ask, don't hardly even get back to you if they even do, if your house is worth over 500k 100% avoid and go with James &co or anyone else especially if it's the ingatestone branch I won't name the lady who was hard work there

I have read the contents of your recent review Sarah and wanted to reply to you personally. I am naturally concerned and disappointed with the comments made within, but am unsure if we have dealt with you directly during this transaction?
Having carried out a detailed appraisal of the file and spoken with individuals who dealt with the property, your name is not one we have noted on file. I would point out however, we do have a log of all file notes, outlining conversations by phone and email, which have been recorded in real time as matters progressed and therefore cannot be amended thereafter.
When we obtained instructions to sell the property, we acted in good faith and were not informed that any other parties were to be kept updated. This we established when carrying out our due diligence, and as a result, contacted the other parties in question and kept them updated throughout this transaction.
To suggest instruction was taken from a third party is unjustified. File notes indicate updates were provided to both executors throughout the marketing of this property and responses have been copied to file.
Interest in a particular property will always be determined by the selling price, and a lack of viewings will usually indicate the property is priced above market value. Whilst we will do all possible to generate maximum interest and price, a review of the selling price may sometimes be necessary to generate activity. This decision will be based on comparable evidence, and it is the seller’s choice as to whether they go ahead.
I am sorry we could not find you a suitable buyer, despite tailoring a marketing strategy dependent upon your individual circumstances and wish you every success with your future endeavors.
