I am writing this review to warn others about the severe negligence and shocking lack of customer care I experienced with the Mortgage Advice Bureau.
Because of their internal mistakes and failure to act, I have been left significantly out of pocket and subjected to a massive amount of unnecessary stress.
I contacted them well in advance in August 2026 to secure a 2-year tracker rate of 4.12% before my current deal expired in December. My original advisor, Sarah Longe, assured me the rate was locked and instructed me to upload my documents, which I did promptly. However, when she left the company at the end of September, my case was handed over to Sarah Button.
It was only on 8th October that I was informed my application had never actually been submitted by the original advisor. By this time, the rate had jumped to 4.50%.
The subsequent handling of this crisis by Sarah Button was completely unacceptable:
• Avoided phone calls: After dropping this bombshell, she refused to take my calls and would only communicate via email.
• No urgency: Despite making a critical mistake that was entirely the company's fault, there was zero effort to fit me in for an emergency appointment to secure the new rate.
• Complete stonewalling: I was left pleading for an appointment to at least lock in the 4.50% rate, but my requests were ignored.
Ultimately, I had to abandon the Mortgage Advice Bureau entirely and go directly to my current lender to secure a deal. Because of this company's sheer incompetence, I am now forced to pay a much higher interest rate than the one I proactively secured back in August.
They have wasted my time, caused immense stress, and cost me a significant amount of money. Avoid this firm if you want your mortgage handled reliably.

We've had a really positive experience with Mortgage Advice Bureau throughout the process of buying our first home.

A massive thank you to Susan Nesbit, who has been brilliant from the very beginning. She's always been quick to reply to our emails, kept us updated throughout the application and been there to answer any questions we've had, no matter how small.

Buying your first home can be quite stressful, especially when you're waiting for updates on your mortgage, but Susan has made the whole process so much easier. We've never felt like we've had to chase for answers, and she's always been friendly, helpful and reassuring.

I applied for two mortgages (a buy‑to‑let and a residential mortgage) through Mortgage Advice Bureau. Both applications were handled by adviser Karen Shuttleworth. In April 2026, I was told both applications had been rejected, but no explanation was provided. I was told the reasons would be investigated, but after that point my emails were no longer answered.

As a result, I was unable to proceed with my planned property purchase, and two hard credit searches were left on my credit file without any explanation. These searches have made it more difficult for me to apply for a mortgage since.

I raised a formal complaint with MAB, but after more than eight weeks I still have not received any meaningful response or explanation. Despite repeated requests, I have not been told why the applications were rejected, who initiated the hard searches, or what went wrong. My final escalation email was not responded to at all.

This experience has caused significant inconvenience and disruption to my moving plans, and I have been left without answers or support.

I’m extremely happy with my decision to choose Mortgage Advice Bureau for my mortgage. The entire process was smooth and hassle-free, with all options clearly explained at every stage.

I couldn’t be happier with the service from Emma Hunter and the team. As soon as I reserved my new home, Emma contacted me and quickly arranged my Decision in Principle. She took the time to understand my circumstances, advised me on the right deposit amount to help secure a better interest rate, and explained the whole process clearly.

I've used MAB three times now, and they've always assigned me with someone who is knowledgeable, and helpful. My most recent advisor was Laura Baker, who was just superb throughout, even after several problems. No hesitation in recommending MAB or Laura.

​We were referred to David at Mortgage Advice Bureau (MAB) via MoneySuperMarket, and he has been nothing short of exceptional.
​David secured our Decision in Principle within 10 minutes and our full mortgage offer in literally 48 hours. He clearly explained every single step of the process and guided us to the best possible product for our needs. On top of that, his service was completely free to us, as MAB is remunerated by the lender.

Currently working through a home remortgage and have been appointed George Vizor as our Mortgage Advisor - over the last few months George has been very active with keeping me updated on how the remortgage's been going via email & phone,he's a very down-to-Earth person and a pleasure to speak to. He's been helpful with getting us the best deal for our remortgage which I can image has been dificult for him as we're also in the process of moving homes at around the same time as the remortgage, therefore moving from fixed deals to tracker deals, etc. going above and beyond. Really a credit to MAB.

Brilliant brokers. I can't rate them highly enough. I was dealing with 4 other brokers who were either flakey, promised too much and couldn't follow through or were arrogant and then tried to make you feel bad for not going with them (John Charcol).
MAB didn't make big promises, they were realistic and ultimately my re-mortgage completed today. Jack Drinkwater was really great, I can't rate him enough. Thanks Jack and the follow up with Andrew who was a case manager and dealt with the nuts and bolts, he did a superb job.
And I have to even say, I have really bad experiences with conveyancing companies in the past but Optima Legal were brilliant, smooth sailing. No having to chase. Good job all round.

Although I ultimately ended up going with another provider due to specific circumstances, I cannot speak highly enough of Courteney’s professionalism, expertise, and genuine dedication to helping clients. If you’re looking for a mortgage advisor who truly advocates for you, I highly recommend reaching out to Courteney!

These will lie straight to your face by telling you there is no such thing as a fee-free mortgage broker - please note: there definitely IS. Also, their name implies they are like the CAB or something... another red flag.
UPDATE: I now see that this organisation stopped bothering to respond to negative reviews around July 2024, obviously they decided to divert their resources from Customer Services into clickfarms and/or bots instead.
ALSO: it appears after a little bit of research that their name at one point was mab.org.uk, which makes them sound even more like a charity along the lines of CAB. Clearly at some point they were told, um you can't do that - it's misleading, like everything else that you do.

Jordan and his team Erin and Joshua, were responsive and attentive throughout the process. I appreciated this efficiency following the frustrating bureaucracy of another provider. As a neurodivergent client this was greatly valued.

James was outstanding throughout the entire process and went above and beyond to secure the most suitable mortgage deal for our circumstances. At a time when financial pressures are affecting many households, his expertise and dedication helped us achieve significant savings, making it possible for us to purchase our forever home.

In addition to arranging our mortgage, James also took the time to ensure we had the appropriate life insurance and protection policies in place, providing us with complete peace of mind. His professionalism, knowledge, and commitment to delivering excellent customer service were evident from start to finish.

I would not hesitate to recommend James and the Mortgage Advice Bureau team to anyone seeking expert mortgage and financial protection advice. Their support throughout the process was invaluable, and we are extremely grateful for everything they did for us.
