We had horrible brown marks from a leak on our ceiling ,walls and peeling paint.
We reported the issue and it was booking in promptly.
Mac or Mat who came round to fix it managed to make it look like nothing had happened and now we dont have to excuse the mess when we have friends over.

I would like to leave a review specifically for Darrel at Victoria Residence. I am an Estate Agent in Manchester and have met many building managers in this job role but have never come across one as kind and helpful as Darrel. From the first interaction he was nothing but friendly and went above and beyond by giving me a tour of the building so I was aware of where all the amenities were before my viewings which he didn't have to do. He introduced me to other members of the team too and gave me what felt like a real VIP experience!! A fantastic guy who is an absolute credit to your business! 5 stars all round!!

Dreadful company. They don't get issues properly sorted. I would never rely my property to them.
Ineffectual and unresponsive
Ineffectual and unresponsive. I have had a leak in my flat for 2.2 years coming through external cladding with black mold growing on my ceiling. Damage to ceiling, floor and adjacent walls. Had little to no movement from Zenith with zero communication. Appalling service.

There was a leak coming from my flat which i didn't know about.
The Plumber that attended to look for it was polite and found the leak i no time at all and advised how to let my land lord know what needed to be done.
Can’t fault them
The concierge team at Novella are top notch! They are so helpful with any issue/query and always such a happy welcome when you come home. I’ve lived in my fair share of buildings in Manchester and experienced awful management but I am so impressed with these so far.
(Also big shout out to Zoe for being so amazing and friendly, I look forward to her being on shift!)

I'm genuinely surprised by the low rating reviews as I've had the opposite experience in my new building (Novella).
From the day we first looked at the showroom to the day we moved in. The front desk staff have been nothing but polite, helpful and welcoming (Zoe and Bryan - apologies, can't recall the other team member's names).
When we checked in, there was a slight problem with one of the kitchen cupboards, and after speaking to the team, the issue was fixed that same day.
Cannot fault.
Honestly, RUN from this nightmare.
Worst management I've ever seen! Building walls are leaking, elevators are constantly broken, homeless people live inside the building, and packages are stolen. Not to mention that the inside of your home can literally fall apart, and you will have to wait an entire year to get something fixed if you do!
Today they did the most, when the building's corridors were leaking almost inside our apartments and all they could say was "find the causing neighbour and tell him to turn off his water, because if we send an engineer, you're the one paying." Jokers on a whole new level.
Don't deserve one star.
Is it the worse management company ever?
Is it the worst management company ever seen? If not, is not far from there.
I've been living in Lamba Court for years (4, to be precise), and they were awful even before the cladding crisis. They don't invest in what matters on the property. And the fees are not small.
When something is broken or stops working, they always take their fair time to fix it, no matter how disturbing it can be for the people here. They ignore your emails and petitions due to some kind of agenda that is about making money no matter what.
And please, the guy who blows the leaves doesn't need to be here that often; that's some money you can have there.

Joshua Ramsden is an asset to this company he has gone out of his way to sort out the parcel locker system at Atelier before christmas!

6 days, 3 emails and 4 phone calls
6 days, 3 emails and 4 phone calls to get a meter reading!!!!!!! This company is a joke do not engage with them, they are clueless. Phoned to speak to a manager about the length of time it took to get the meter reading "none are available". Wrong readings sent to me. No apologies, nothing. they don't care. Awful.
I could write a book here but to sum up
I could write a book here, but they mange our blocks of flats, to sum up the complaints a lot of our residents have:
- difficult to get hold of
- Staff are rude
- expensive - £260pcm service charge for a 700sqft flat
- not interested in resolving issues
- still not seen a set of accounts for 2020
- poor communication with residents
- slow to carry out repairs
- when repairs are carried out they are not to standard and have to be carried out again.
If your considering appointing a property management company, please look elsewhere.
However the staff at our concierge generally try to be as helpful as possible (although they are not employed by Zenith).
TERRIBLE COMPANY - Poor property management
Has such a terrible time, they've recently taken over my building and they;ve been nothing but rude, unhelpful and disrespectful. Things take ages to be fixed and they always pass the buck!
