This is real stay away from the company its fraud

Lying, thieving company.
Owe me over £4000 and not responding to any emails or calling me back when asked. They are full of lies and would not recommend them to anyone!!

DO NOT USE THIS COMPANY. I have given one star because I had to select something. We wanted to sell our property quickly although we knew we were selling at a loss. They did not listen to us re minimum amount we needed for porting mortgage. They did not provide investors and property developers as advised. One buyer was brought onboard and due to their reassurances that all was secure re sale we paid deposit and solicitors fees for our ongoing purchase. Buyer disappeared after we said no to further £25000 reduction on property and we had nothing to show for it. They then put our property back on the market without our consent with a further £10000 reduction which meant we couldn't have afforded to move and left us homeless. Tried to lodge formal complaint to Property Redress Scheme today, this company has been 'booted' out due to serious misconduct. Our only redress is legal route which will cost us more money. They have devalued our house publicly so difficult to try and sell now, we are thousands down and nothing to show for it but they did offer us a £200 reduction on our early withdrawal from their agreement to sell lol RUN RUN RUN!!!!

One of the worst mistakes of life was to call WEBUYANYHOUSE / HOUSE SALES DIRECT after seeing an ad on national tv back in Oct 2024 . It was all great to start with promising to sell my flat quickly and at a good price. The initial salesman does the first job of enticing you to sign the basic agreement but nowhere is mentioned the length of the agreement etc. The photographer was sent around who didnt even take photographs in our case but just took photos of another agent of which I have proof.
Then before going live there was an online form much detailed to read and sign ….this was in sections ,1st section being straightforward and I signed until I started reading the second section to sign and then I found that the agreement was for 12 months and that the flat had to be vacated whereas the salesman told me that the flat would be sold with tenants remaining.
So I didn’t complete the form and called the office and a manager came back on the phone and e-mails with lot of spin on the details , that it was really a 6 month contract and that tenants could remain .
I did not proceed and they demanded a withdrawal fee of £999 or a late of £1500
as they said I had signed a 12 month agreement.
Disgusted with this I asked them to send me everything I had signed and never heard from them again.
Recently now having found a buyer, I was informed by my solicitor that they managed to place some sort of restriction at the Land Registry so I am unable to sell the flat at the moment. Needless to say I have all the e-mails from the 2 companies and will be taking legal action.
AVOID THESE COMPANIES LIKE THE PLAGUE
Annoyingly had to pay the £1600 to remove the restriction at the land registry so I could continue with the sale.
After this review the company decided to refund £999 of the £1600 but they still refuse to do the right thing and pay it all back.
£600 charge was for the late payment of their alleged fee so if the fee is returned, because it wasn’t due in the first place then why withhold the ‘late payment charge’. Will be seeking redress somehow …So unfair!!!!
Replying to the Customer services Manager .
-You know full well that there is not one signature required but several signature to complete the agreement .
I only signed the 1st bit and stopped and queried the further conditions therein the agreement .At this point I did not go any further and did not sign any more signatures and complained to the senior Manager as I’ve explained above.
I asked at that stage to see what I had been alleged to have signed ….nothing further was ever heard from your company until I found out you had registered a debt.
Also as you very well know there many other similar complaints which have been filed on Trustpilot.
I am looking at my options and will make plan to see my MP too to discuss this grossly unfair means your company resorts to extort cash from clients .
£600 remains unpaid !!!!

Avoid unless you like being repeatedly lied to and misled

I posted this review and have since been contacted to remove names. I have done so, however it is worth noting that this 'company' are happy for names to be left in reviews which are positive - I would say it is customer beware when dealing with this 'company'.

We contacted webuyanyhouse in December of 2024 to sell our property, we were instantly misled. This, unfortunately, set the tone for the whole transaction!

B* assured us that we hadn’t signed a contract, only to have another member of staff (I*) later send the contract out to us with a signature on it. We were not shown this contract, and this led to webuyanyhouse putting a hold on our property with the Land Registry, until after the cooling off period. We were however sent someone else’s contract which is a huge breach of GDPR - I was told not to worry about it when I questioned if our details would be handled more securely.

We were passed from B* at Webuyanyhouse to I* at House Sales Direct. This is the company you deal with mostly, and they are absolutely dreadful. All of the staff members are liars, they promise things and underdeliver. It is almost impossible to get hold of any employees to answer phone calls or emails, and only when you threaten legal action and to speak with a manager do things progress. I* told us that the people buying our house were pre-approved investors, another lie, as they then advertised the house for sale below market value on rightmove. Something else we didn’t agree to! Their claim that the house will be sold in 6 weeks is another lie, they mean 6 weeks to offer - not that they explain this when you agree to use their services.

H* was our next contact at House Sales Direct, and I felt sorry for her. When we did manage to speak to her on the phone it was difficult to hear as behind her the men shouting sounded like a trip to the football! We could hear swearing, laughing, and general shouting - presumably about other clients they were misleading. H* then proceeded to act like a middleman to liaise between ourselves, our buyers, their solicitors, and our solicitors. You do not get to choose your solicitor and we had a solicitor assigned to us - he was absolutely useless! My husband eventually spoke to his boss, after our onward solicitor, H*, and ourselves had spent three weeks chasing a response to an email, and it was only then did we actually hear from him and the work was completed.

Overall this company were awful to work with, it has been four months of chasing, arguing, reporting, and stressing, to get to completion. Thankfully we have sold and no longer have to speak with them. If I was H* I would change role as she was the only competent member of the team, and I would advise anyone against using their services.

They have since asked me to remove the names on the review - but are happy for the ones which are positive to have names in. Beware of this company!

Having dealt with this company recently, I found the service to be first class.
I was impressed by how quickly they dealt with any issues that cropped up, and I wouldn’t hesitate to recommend them.

There is nothing positive i can say about this company. If I could give less than 1 star I would.

Every member of staff at this company is useless. The levels of incompetency at this company are unrivalled.

We tried to buy a house threw these. Was advised that a survey had been done and there were not issues at all with the house. When I had my own survey done it was 88 pages long with problem ranging from damp to a garage that was close to collapsing. The images they used to advertise were not representative of what the house was actually like.

We had to pay a deposit to secure the house which was a nightmare to get back once all the problems were identified. I had to threaten with court proceeding to actually get my money and even then it took over 6 weeks for them to give me it back.

This is the second review ive posted as they had my previous review removed because the truth hurts that much.

I can’t give 0’stars here unfortunately. They even deserve less than zero. Very unprofessional. I accepted offer for one of the house listed by them. They asked me for 4000 refundable deposit and 450 registration non refundable fees which I transferred. When I got all the paperwork, me and my solicitor was very shocked to see that the acceptance offer paper signed by the seller had 35000 pounds less mentioned on that. They were actually selling that house 35000 less than the offer accepted by us. I don’t know what was wrong. They were speechless when I spoke to them. I withdrew the offer as suggested by my solicitor which everyone will do. I requested my 4000 pounds deposit refund as that was fully refundable according to the contract. They were replying me everytime that your refund will be processed soon. These people are big liars and very unprofessional. Everytime I rang them for deposit. They use to say same thing everytime that they will get back to me but never got a call back from them. After that they gave me a date after about one month that I will get my refund on that date. I reminded Hasan and he replied me back that he has already processed the refund and I will get in few hours. He was definitely lying to me as I never got any money back. I know how I got my deposit back by calling and emailing that about 1000 times and they hold my funds for anout 2 months for no reason. Please avoid these unprofessional people. Never ever give them deposit. You won’t get it back.

I am selling my property in Livingston, Scotland and also looking forward to buying another property.
I noticed a suitable property that would fit my needs at No 2.Ramsey Crescent, Dalkeith, Edinburgh.
Since I was anxious to view this property to see if it was as advertised I called House Sales Direct and spoke to Ms. Sandy Kowalsk.
She was very polite and professional.
She explicitly explained to me that I would not be permitted to view the said property until I had an offer on my property.
I had no choice but to accept what she said and I informed her that I would contact her after I had an offer on my house.
The main point here is that although she had to say NO she said it in the most polite way. She even offered to forward me the 'home report' of the said property so that I could study the home report in advance of my future viewing after I received an offer on my present property.
She promptly forwarded me the home report.
I was highly impressed with her kindness and professionalism, despite having to say no.
I am very sure that House Sales Direct is fortunate to have an employee like Sandy. She is certainly an asset to their company.

I am pleased with how things went while buying our house through house sales direct. Communication could have been a little better as we wasn't updated very often with what was happening but as we were coming to the end of completion Simon boden was helpful.

So far so good! Spoke to sandy on the phone who was extremely helpful with setting up a viewing for me (which I am viewing today). She was very polite and helpful and arranged the viewing with no issues and told us that it would be a self viewing and we'd let ourselves in.
Have seen some dodgy reviews on here but I certainly can't fault at this early stage

If I could give 0 stars I absolutely would.
We approached we buy any house after looking for a quick and fuss free sale to purchase a property we’ve wanted for years. We were given an estimate of £180k, and told sadly they couldn’t buy that off us for that amount but their sales team could help.
Their sales team was in fact House Sales Direct.
I spoke to the sales team, where I spoke to a salesman;who I am not allowed name, tried to lower the estimate and haggle a price. We refused to haggle as we had already agreed with We Buy Any House that we needed a walk away of £170k after fees etc. We signed a contract agreeing to this. This sales team did everything they could to undermine their colleagues at we buy any house and lower the quote.
After several days of this haggling attempt and a series of calls from ‘interested property developers’ (who we did not knowingly agree to share any details with, we decided to cancel our agreement with both we buy any house and house sales direct within the 14 day cancellation period. This cancellation period is clearly mentioned on the contract, no ifs, no buts.

We spoke to we buy any house who claimed to understand our reasons for cancelling and were appalled by our treatment by house sales direct, we were passed to the same salesmen; who we can’t name, to cancel who said that it was ok to cancel but we’d need to speak to his manager to authorise the cancellation. We were passed to a manager; who funnily enough we’re also not allowed to name, who as charming as she seemed, after listening to our reasons tried to end the conversation with “you can cancel with no fees but we’ll put a 6 month hold on your home so you can’t sell it”. I was shocked and asked her what on earth she meant. She said because we were exempt from fees because we were cancelling within 14 days but not exempt from a previously unmentioned hold on our home. This company knew we were desperate for a quick sale and then put a hold on our house!
We tried to fight her on this and stated the contract doesn’t mention this at all and we didn’t sign to agree with that. She was resolute and refused to budge. We were then forced to stay with them, knowing we’d lose our onward property if we didn’t sell within a few months.
The same salesman, was in charge of our sale, getting buyers etc. Although pleasant to speak to and always polite he was useless. Buyers didn’t show up at their allotted time and some buyers turned up without us being made aware. One buyer in particular demanded he have our appliances and furniture, as he was told we were desperate to sell by the salesman and he could try to haggle with us. He then later turned up late at night to show his wife the house who also made demands for our personal property! We reported this and shock horror nothing was done or addressed.
I raised complaint after complaint.
We were passed to completions twice after our buyer’s buyer fell through- no one told us, and then house sales direct deliberately withheld the fact our buyers second buyer dropped out too! No one told us. We found out via our solicitors! We were initially told we’d complete in November. We completed days ago – March!
This whole process that was meant to be quick and fuss free took nearly 8 months. 8 months of us chasing everyone.
A completion staff member talked a good game but clearly in the end we weren’t a priority to him, after he continuously left us out of the loop, failed to return phone calls, or emails and just seemed unbothered by our situation. A better completion colleague- female, who we can’t name, jumped in last minute but all too late to be effective. She would have really helped us had she been our agent.

January 2025- a manager who we aren’t allowed to name, contacted me via email addressing my complaints, apologised and removed the hold on our house and said if we wanted to cancel our contract with them we’d just pay the £750 agency fee. Clearly she knew her team had behaved illegally and unethically! However, we were told by completions that we were “days away from completion” so it made no sense to cancel the contract and delay the process further- even though we were beyond done with this company.
We managed to persuade the owner of our onward property to wait for us- which they kindly did. 8 months of waiting.

It still didn’t complete until March, so we could have cancelled the contract, paid the £750 and sold our house privately to our buyer and pocketed the £8k extra.

That’s right, house sales direct sold our house for £178k, giving us £170k. They made £8k profit from us after doing the absolute bare minimum for 8 months. It is abhorrent that this company are able to secure this profit through no work or effort of their own.
Avoid this company like the plague. They are not fast. They are not fuss free. They are awful.
HSD- asked us to remove all names of staff involved

I have literally never dealt with such an awful company. The response to calls is appalling. I handed over 6k deposit and a non refundable fee. I called daily and left messages for people to get back to me. The frustration is unbearable. Incompetent is an understatement. They want you to complete within 8 weeks. 3 weeks in and promises to get back to me to let me know what’s going on, it took Connie 24 hours to discover the vendor had pulled out. Simon is useless and Jane the manager, you should be ashamed of yourself . She gave me her word she would get back to me and never did . She would never returned my calls and did nothing to help. Then said I couldn’t have my fee back ? After checking my contract I discovered I can and I am hoping that after waiting a further 2 weeks it will be returned along with my deposit.
I’d say unless Connie is your contact steer clear she’s holding that company together
