Hayley the building manager at Victoria Point is beyond amazing. She is always so quick to let you know when you have a parcel available. She’s always keeping the residents up to date with information and also assisting the residents when needed, even if it’s out of her work hours. She is polite and so kind.

Absolutely shocking experience.
The lack of transparency is honestly unbelievable. We’ve been asked to pay service charges that clearly don’t match the actual services provided - including charges for things that quite literally don’t exist. Trying to get clarification or a proper breakdown has been a complete nightmare.
Communication is either ignored or painfully slow, and when responses do come through, they’re vague and unhelpful. Requests for basic documentation like up to date audited accounts have gone unanswered for months, which is completely unacceptable when you’re dealing with residents’ money.
It feels like there is zero accountability. You’re expected to just pay whatever is demanded without question, even when there are obvious discrepancies.
Would not recommend at all - extremely frustrating, stressful, and unprofessional to deal with.

Centrick is an insincere company. They present a facade of bonhomie & caring 4 customers, but this is a false face, that increasingly reveals Centrick uses a one-size-fits-all approach that reflects indifference 2 individuals, & frankly, their loyalty is 2 the directors of whoever hires them as a property manager. This means they have no empathy or consideration for individual leaseholders & they R quite prepared 2 ride roughshod over any leaseholder & ruin their life through economic victimisation, bailiff & court-initiated action. They R essentially not so far removed from the reality of predators on the African plains & their predation victims, except in the humans world, where inter species predation or in our case, cannibalism is frowned upon, so we R obviously speaking of economic predators (Centrick) & their victimisation of economic prey (leaseholders), & this can be especially severe when a RMC has both freeholders & leaseholders as shareholders & the freeholders, whose service charge R misicule* by comparison, exceed the number of leaseholders, so freeholders R able 2 control & dominate leaseholders.
* Obviously, freeholders have their own costs associated with running a home, but they have freedom 2 choose what services they choose 2 pay 4, what they do themselves, & who they use 2 provide those services they cannot or prefer not 2 perform 4 themselves. Leaseholders do not generally have any or many of these options, and R easily exploited financially, & must take their complaints 2 Centrick, in our case, but Centrick simply does not care, as leaseholder money is not their money, & they do not have 2 live with poor standards of services. In addition, leaseholders have 2 pay 4 services a freeholder does not, such as inspections, increased routine maintenance, & the existence of regulations that apply to blocks of apartments that do not apply to freehold homes, such as roof inspections, gas heat system inspections, maintenance testing & inspections of smoke & fire systems, lift inspections, regular external & internal cleaning of common areas & external window cleaning & the list goes on, so leaseholders R subject to additional costs, as well as being controlled & managed by an often indifferent property management company. We R under the third property management company in nine months, & each blames the last for things they do not want 2 fix or correct, or cannot B bothered 2 address. I freely admit a lot of the national disgrace of the failed system of leasehold is due 2 the connivance & incompetence of successive national governments, usually Conservative or Labour, but once recently due to the sell-out Liberals, & the apparent indifference of Parliament & the many hundreds of MPs & Lords we support, but sadly & appallingly we R confronted by a nationwide crime spree in which property managers flout the law, knowing there is a near zero likelihood they will be held 2 account, & the indifference & collusion of regulators, like RICS & others, the UK Court system & many others who benefit from an under regulated system that fails 2 impose sanctions on those who flout the law, as if our laws exist only 2 look good 2 those looking in from the outside @ our claims of being a democracy & having rule-of-law that is mainly used 2 keep our prisons filled, often with offenders of trivial matters who could easily & should B required 2 do community service, but that is yet another of the scandals of our UK civilisation that is essentially rotten 2 its core, but we do not see this as we grew up with it.
We suffered under Warwick Estates for 10 years, we were hardly able 2 give a full scorecrad in connection with WPP (Western Permanent Property) a small local company that was driven away by our directors domineering attitudes after just over 6 months after our RMC was finally relinquished and placed under our own management after more than 10 years, & now we seem 2 B afflicted by having Centrick on the property who R demanding leaseholders pay what Warwick was charging, but R not providing many of the services, so far, that our leases require them 2, but they seem not 2 care that we R not receiving what they demand we pay 4, while our directors of CPMC say we may not receive credits that will instead B added to our Reserve Fund. All this makes Cardiff Pointe quite a dysfunctional development with freeholders here controlling & dominating the leasehold contingency & creates a toxic & adversarial relationship that recently turned violent. We have had 2 suffer Centrick 4 only 2 months, but Centrick's attitude compels me already to say this is being experienced as a toxic and unhappy relationship.

I would rate zero if I could.
Seriously incompetent property ‘management’ company which me and the other apartment owners have had the misfortune of dealing with. I say dealing with, they actually don’t respond at all to any queries unless you write a negative trust pilot review… funny that.
Zero transparency when it comes to costs, no communication or accountability. If you have a choice, do not choose Centrick.

Extremely poor service from Centrick, which includes but is not limited to the following:
- Underspending by £18,000 in the service charge year ending in March 2025 and still (over a year on) not providing the surplus back to the residents despite constant chasing.
- Extremely slow e-mail response times and often providing inadequate and rude responses to e-mail queries.
- Shocking increases in anticipated costs in the most recent service charge bills e.g. 120% increase in cleaning costs and 35% increase in management fees, with no explanation or evidence.
- Budgeting for items which no money is spent on. Most recent service charge bills including 14 items in respect of which NO money was spent in the previous service charge year.
- Random items budgeted which are demonstrably not provided to the residents and which Centrick are unable to justify.
The residents in my building are sick and tired of Centrick and are considering our options to protect our interests.

I am extremely disappointed with the service provided. Communication has been consistently poor — it is nearly impossible to get hold of anyone when you actually need assistance. Queries go unanswered for long periods, if they are addressed at all, and there is a clear lack of responsiveness throughout.
On top of that, there is no proper transparency when it comes to service charges. Despite repeated requests, a detailed audit or breakdown has not been provided, which is both frustrating and unacceptable.
Overall, the experience has been very negative due to the lack of communication, accountability, and basic customer support standards. I would not recommend this service.

I am sorry to say but my experience of CENTRICK is very poor.
My flat was in Hampshire.
The rise in fees seemed alarming.
They tried to introduce a car parking system which was so badly done that it was cancelled ! I find the idea that they do not know the terms of the leases offered by their client freeholder to be, again, alarming.
I sold my flat in October 2025. I have complained many times about still getting service charge bill notifications by email, and other notifications etc.
I finally obtained details of what was needed to stop these messages. My solicitors, or my buyer's solicitors should have supplied the information but I did.
On 6th March I received confirmation that I had done my solicitor's job and the matter would be processed.
1 week later nothing has changed.
I can only therefore believe that CENTRICK is run by and for people who cannot do their job properly.
Huge fees required but to what positive effect ?
I suggest that anyone looking at buying a property managed by CENTRICK thinks very hard because my experience is one of being on the receiving end of consistent incompetence, inefficiency and a high turnover of staff !
